Having just gotten in touch with my new computer I found myself sorting through the photos I had taken recently and came across the following that I took one evening at Kingsland Point park in  Sleepy Hollow NY .  Jade and Tundra were doing their thing in the Dog Park – and just outside the fence the sun was doing its thing by setting with the most amazing color.  The presence of the Tappan Zee Bridge which is dominates the river views of  Sleepy Hollow, Tarrytown and Irvington add to the drama.   For those thinking of living in Westchester -  living near the Hudson River provides the added benefit of these spectacular sunsets. After all – the sun serves one of these up every evening..   © 2010 – Ruthmarie G. Hicks – http://thewestchesterview.com – All rights reserved. Fotos On the Fl...

From 1945 until 1984, 60 Main Street in Sleepy Hollow (then known as North Tarrytown) was a battery factory operated by Duracell. It was a Superfund site due to toxic contamination, but was then de-listed after a 1993 cleanup. The village bought it in the 1990's for $1 from Gillette, who had acquired Duracell in the interim, and the acquisition was not without controversy- the then mayor was opposed by the village legal team and the planning board, especially in light of the fact that there was not a thorough environmental vetting of the site, which is now a parking lot.  Fast forward to 2008, and the area's history is still not lost on area real estate buyers, one of whom had the soil tested on a home they were considering purchasing on the south side of the property. Mercury levels we...

Well, it's Halloween, so why not a report on Sleepy Hollow? Yes, there is a Sleepy Hollow, and yes, Washington Irving is buried here. There is an Old Dutch Church, a Sleepy Hollow Bridge, and the high school's mascot is the Headless Horsemen. Old Sleepy Hollow road is VERY spooky at night, winding along covered by trees which almost create a corridor as you drive down the road at night. A few times in high school we'd turn off the car headlights to magnify the effect.  But is Sleepy Hollow a haunted, scary place? Residents laugh at the notion. It is a charming river village on the banks of the Hudson, and thanks to the location of Phelps Hospital, it is also where I was born. Of course, back then it was known as the more benign North Tarrytown. The village changed its name to Sleepy Hol...

The Village of Sleepy Hollow NY 10591 has passed a code change requiring ALL owners/sellers of ALL types of properties, including coops and condos, being sold within the village boundaries to obtain a NEW C of O (Certificate of Occupancy) 60 days or earlier BEFORE the closing date. It seems that the owner/seller will have to pay $100 for an application, and of course will have to fix any violations noted by the inspector. The Village suggests that if we get or have a property listing to notify the owner/seller of the new requirement and have them apply right away so that this process will not hold up any potential future closing. However, since the new law says 60 DAYS OR SOONER, the owner/seller will have to have a TIMELY follow up visit from the building inspector ensuring there are n...

Autumn in lower Westchester NY is a very colorful event. There is something about the color of the leaves and how it lights up the sky that I find very compelling.  Forget leaf peeping in Vermont – our season peaks later, but the foliage is just as amazing.  At this time of year, people flock to parks in Westchester NY for the foliage and crisp weather. This week had been particularly stressful – so Friday afternoon I escaped to the Rockefeller Preserve in Sleepy Hollow to regenerate.  Among the many things to do in Westchester, this is among my favorite places to decompress and get back in touch with what it is all about.  Although the leaves were more than half gone, the color of the sky and the sunlight caused the remaining leaves light up the sky with a full fall fire.  Jade and Tu...

I still recall the instructor from my original 1996 license course admonishing our class that agents never give legal, accounting, or any other advice that is beyond the scope of our duty. We were even coached to repeat the phrase "I cannot give you legal advice." Wise words. In New York, the real estate transaction involves many professionals: agents, lawyers, title company, appraiser, home inspector, lender, loan officer, and so forth. While we do not operate in individual vacuums and there is some cross pollination of duties (I might provide an appraiser with comparable sale information, for example), by and large everyone plays their position. When one professional tries to wear that hat of another, it is an invitation for problems. On a recent home inspection, my agent reported to ...

Popular Sleepy Hollow has a wide range of housing types ranging from the low 100's to well over a millon. As in all of the other Hudson River Villages prices have come down and sales numbers are lower. The number of homes for sale is adequate and it is a great time to buy, especially for first time home buyers. ZIP Code: 10591Location Characteristics: Sleepy Hollow is a small Hudson River village comprised of very diverse and lovely neighborhoods, such as Philipse Manor and Sleepy Hollow Manor for example. This year I spent the 4th in Sleepy Hollow near Ichabod’s Landing. I decided to go for the fireworks display after going for a hike with some friends earlier in the day. I found a vantage point and settled in – conversing with all the other “tourists” during the wait.. Since I hadn’t tried this before, I just blindly followed the crowd, trusting the wisdom of the mob! We all ended up planted just above the newly created portion of the Westchester River Walk at Ichabod's Landing. To get a good spot, you had to get there early. To a child, the wait must have been endless, but Jade and Tundra came to the rescue and provided kisses and entertainment for some of the kids who were waiting for the show to begin. And it was well worth the wait. It’s hard to get good shots at night with my small...

Ichabod’s Landing is name after Ichabod Crane, Washington Irving’s  famous character from the “Legend of Sleepy Hollow.”  This is relatively new construction that was only available for purchase in 2004. Most  notably the complex sits right on the  Hudson River, literally steps from a swath of the Hudson River Walk that is under construction and will eventually run from the tip of Westchester county (at the Putnam border) to the border of New York City in the South (from Peekskill to Yonkers.)  The views from the River Walk are spectacular and I have a few pictures of the area immediately surrounding Ichabod’s Landing. What a dramatic walk to have steps from your front door! The complex itself consists of town houses that are three stories high. Some boast of roof top decks and gardens a...

RiverWalk is an ambitious plan to create a continuous trailway along the Hudson River from the border of Putnam county in the north and the New York City border in the south. Part of that plan was fulfilled with the high-end townhouse devleopment (to be reviewed later) called Ichabod's Landing in Sleepy Hollow, NY.  The development was completed in 2004 and includes a portion of the River Walk for the general public in its plan. I wandered down to the River Walk at Ichabod's Landing today.  It was a blustery and cold spring day and the wind from the river whipped around.  But I got the following photos which include a couple of views of the Tappan Zee Bridge that connects Westchester to Rockland County and the Kingsland Point Lighthouse.  Development of the River  Walk is on going in Ta...

A couple of weeks ago I posted some photos of brand new baby goslings out with their "parents" for what appeared to be one of their first outings in Swan Lake.  They were so small that they appeared to be like tiny corks in the water, bobbing up and down -making photos a challenge to take. Well, the goslings have certainly GROWN.  Four are now two - unfortunately - but I am pleased to report that the two remaining are thriving in quiet beauty of the Rockefeller Preserve. They are looking more self assured, perhaps a bit too much so, but their parent's were keeping vigilent watch over their activities and my presence!  I'll admit that this is a bit of a tease. To see the new photos of the two gosling you will need to visit my outside blog that is just getting started. Please excuse the t...

Following the tragedy of September 11, 2001,  Yatsuka Cho, a town in Simane Prefecture, Japan offered a gift of over 500 peonies to the United States as a healing memorial.  It was also a gesture of solidarity and support from a former enemy of the United States who less than 60 years ago were locked in combat with us during World War II. The peony is considered to Japan’s most noble of flowers  and is the “signature flower” for the region. The Rockefeller Preserve accepted the gift and renovated the entrance to the Preserve in order to accommodate the peonies.  Planting the peonies was an undertaking that included a representative from Yatsuka Cho, four gardeners, a translator and an environmental scientist.*Initially, there was sadness as the first shipment arrived with all the flower...

I was able to escape to one of my favorite places for a nice walk: The Rockefeller Preserve in Sleepy Hollow. Much to my delight, the Geese had been done what geese do in the spring - produce goslings. I was able to spy a mated pair waddling out into Swan Lake with what I imagined was one of the their first times out with their "young family." Making sure all four were in tow they ventured out into the middle of the lake enjoying the late afternoon sunshine. I watched until they were in the middle of the lake. Taking pictures was difficult because the goslings were so small, they looked like tiny corks bobbing on the top of the water and my camera does not have that great a zoom lens..but this is what I was able to capture:   To Search for Homes and for further information go to my webs...

It was a beautiful sunny day on Wednesday, and I was able to get away early - so I decided to take Jade and Tundra to the Rockefeller Preserve in Sleepy Hollow, NY. The Preserve is well known as an "important bird area" and for its working farm. Tundra, being brought home towards the end of July last summer as a small pup - was only introduced to the preserve towards the end of December. So this was one of the first time she encountered a brand new animal called the COW! We were all walking along very happily when suddenly something caught Tundra's eye: a grazing herd of cattle.... You could literally see the little wheels turning in her head. She was stiff and alert and at full attention! "WOW! What's THAT?" You could see the look of both wonder and fear in her eyes. "These are either ...
