Will your real estate agent go out on a limb for you?   If you are a savvy seller, there is a good chance that you are interviewing more than one real estate agent. So, if this is the case, how are you going to choose one over the others? Certainly, all of them will let you know how they are going to market your house--through various real estate sites such as Zillow and Trulia, through their in-office network and perhaps by using social media like Twitter and Facebook. So how are you going to decide which one will do the best job? With over 95 % of home buyers first going to the internet, online presence is very important. So, if one of the agents is on more online real estate sites than the others with the ability to upload more photos, this would certainly be a strong point. However, ...

Living in the Hudson Valley you get the opportunity to run across a variety of scenes.  I saw these little fellows out in a field examining the vegetation, and looking as if they were trying to decide what should be on the lunch menu. As a real estate professional I am so glad I get to spend a good amount of time outdoors.

At the moment there are over 80 properties on the market for sale in Rhinebeck ranging from 100's to almost 10 million dollars.  If your home has been on the market for sometime have you adjusted the price?  Keep in mind you have to price according to the existing market, not what it was or what you would like it to be.    This afternoon I had a few appointments, all in all it was a very productive afternoon.   Heading home a little after 5PM I saw the colors and  sun shining on the snow through the trees.  Since I am am never tired of sunsets I pulled over.  I was so disappointed when my camera would not stay on, maybe it was cold.  Then I remembered the cellphone and I was delighted that I was able to capture this late January Sunset. A winter are two ago my husband and I were travelingl down this country road in Rhinebeck NY.  The freshly fallen snow looked so beautiful and then we happened upon this cottage; and of course I had to pull over to take some shots, I took several so did my husband.   The cottage looked like something straight out of a story book.  For some reason when I look at it, all I can think of of is little Red Riding Hood on her way to grandma's house. Now that I have it framed like this I can see what a great postcard it would be too. Copyright © by Jennifer Fivelsdal, all rights reserved-Speechless Sunday- Cottage in the Woods

During the month of November there were 4 homes sold between the town of Rhinebeck and the village; 1 less than in November 2009.  The homes sold this year ranged from $267,000-$607,500 and last year  from $293.000-412,500. It was also good to see a multi-million dollar property that was on the market for over a year and a half go under contract.  The movement in the million dollar properties was also noticeable in the Red Hook market.  In Rhinebeck there is a wide variety of properties for sale and this is a good time to buy.  Mortgage rates are still relatively low although inching up.   Town of Rhinebeck NY Real Estate Report - November 2010                               Single Family Detached    Active 7 0ffer 1 Average List $522,057 Average List $156,000 Average DOM 24 Average D...

During the month of October 6 homes sold in the town of Rhinebeck and 3 in the village; with a selling price range of $115,000-$660,000. I know many still want to know if the Clinton wedding which placed Rhinebeck on the world stage had a real impact on the real estate market.  It has been 3 months since the wedding and most real estate closings take 60-90 days so I thought this would be a good point to take a look. In October 2009 there was just 1 sale in the village, however this October 8 more single family homes were sold.  There could be many reasons for this, for example, a year ago people were still in shock over the financial downturn.  Although things aren't where they should be, some consumers are feeling more optimistic.  What I am trying to say is, there could be many factor...

Rhinebeck is a town with with history Some weeks ago I listed a stone house built in 1706 in the town of Rhinebeck.  if you travel through Rhinebeck NY you will  also find other old homes with rich history. The house below is part of the walking tour in the Village of Rhinebeck.  It was the home of General Richard Montgomery who was put in charge of the Northern forces in 1775.     Jennifer Fivelsdal - JFIVE HOMES REALTY LLC - 845-758-6842- jennifer@jfivehomes.com  www.jfivehomes.com  or www.midhudsonhomevalue.com   Flickr | Facebook | Linked-in |Twitter |subscribe to Blog        Copyright © by Jennifer Fivelsdal, all rights reserved-Rhinebeck is a town with with history

What can you buy in Rhinebeck for $373,000? We just listed and sold this classic 1837 colonial in the heart of the village. It is just under 1600 square feet on a third of an acre with a garage, 4 bedrooms, 2 baths, and a rocking chair porch. It was restored in such a way as to preserve the original character, with an original claw tub in the main bath, an updated kitchen, and a fist floor laundry. Rhinebeck is a beautiful village, so just walking around the neighborhood is a treat.      Listed and sold by J Philip Real Estate with special thanks to Broker Associate Tiffany Pratt. Just 110 days on market to contract.

During September there were 5 sales in the town of Rhinebeck and 3 in the village (a total of 8), the price range for the homes sold was: $245,000-$465,000. This was an improvement over the September 2009 report when there were 6 sales. 9 new listings were added to the single family detached home inventory in Rhinebeck in September with price ranging from $269,900-$998,000. The existing inventory range is from $75,000-$13,500,000, so there are ample opportunies to find that country home.    Town of Rhinebeck NY Real Estate Report - September 2010                               Single Family Detached    Active 6 Offer 3 Average List $475,650 Average List $312,967 Average DOM 27 Average DOM 414 Average SQFT 4016 Average SQFT 1793 Average $/SQFT $118 Average $/SQFT $175              ...

Zen Dog Cafe newest restaurant in the Village of Rhinebeck NY A couple of weeks ago week We visited Zen Dog Cafe, Rhinebeck's newest restaurant.  This place is more than the usual restaurant.  When you drive into the parking lot you will notice charging stations for electric cars. Next, you will come to a nice patio and upon entering the restaurant there are several rooms to just relax and maybe read a book. You will find a library and also books you can purchase. For music lovers there is some jazz memorabilia including classic album covers. There is a a bar area and couple of dining rooms. You also might like dining on the front patio.  We relaxed with a view of town while enjoying beef tagine with couscous followed by peanut butter cheesecake. The wait and cooking staff are all from ...

Just another day in real estate? I would say not Yesterday, I mentioned I came home early from vacation because of hurricane Earl and immediately had an appointment set. Well, I took these potential buyers out today to look at a unique home which they ended up really liking.  The tour took about an hour and because of the beautiful landscape we got around to talking about plants and herbs. There were several butterfly bushes on the property so there were many butterflies around.  This made me think of a creature I had noticed around my own butterfly bushes, something that looked like a cross between a bee and a hummingbird.  To our delight as we went by one of the butterfly bushes we saw one of those creatures which I discovered, after a Google search, is actually called a Sphinx Moth. ...

Dutchess County Fair Rhinebeck New York Starts August 24th Now that everyone knows where Rhinebeck New York is, here is another opportunity to come for a visit.  Tuesday August 24th is the start of the 165th year of our County Fair.  The Dutchess County Fair is held at the Dutchess County Fairground located on Route 9 in  Rhinebeck New York. Attendees at the Fair come from all over the region, and I think last year saw a record attendance.  With the present economic climate,  many can no longer afford to take a vacation like in years gone by; this is a perfect chance for family to spend time together.  Here there will be something to engage each member of a family. The Dutchess County Fair will run from August 24-29 and tickets if purchased in advance will be at a discount.  These can ...

Rhinebeck and Village of Rhinebeck NY Real Estate Market Report for July 2010                                                                                               During July Rhinebeck saw much excitement due to Chelsea Clinton's wedding. Lots of tourist flocked to the area to see if they could catch a glimpse of the wedding party or any celebrity guests in attendance. Yes, this activity placed Rhinebeck on the map, and with that we have had more interest in the Rhinebeck real estate market.  Will all this interest translate into more purchases of homes? The effect should be known in the next three months.  And it will be interesting to see which price ranges will benefit.  In Rhinebeck you can find a house for under $300,000 or you could buy one for $13,500,000,  You guessed i...
