Hello again Real Estate Home Buyers and Sellers, October sales closed at month-over-month and year-over-year highs.  Not only was the Sales Volume incredible, but take a look at the current property values and their increases since October 2012.  First-Time Home Buyers taking advantage of the low interest rates in October and Empty Nesters, SRES scaling down have made the largest impact on the real estate market on the North Shore of Long Island, NY.  Who else is there?  The upwardly mobile market, remember when that was the strongest group of Home Buyers on the North Shore?  Not anymore.  Sales have become more in-line with solid household incomes, higher down payments and lower Loan to Value, LTV mortgages.  We’ve built a strong foundation for property values; no more homeowners who a...

Homes for Sale:  Home Buyers & First Time Home Buyers are starting to understand the importance of working with a Buyer’s Agent, preferably a Broker and Owner, who is qualified and experienced to represent their best interest.  Enlightening Buyers to the benefits that Buyer Brokerage offers has been challenging and some have learned the hard way.  Many Home Buyers contact agents through Zillow, Trulia, Realtor.com, or the recommendation of a friend.  Before they know it, they’re being shown properties by this Agent.  Who does this Agent represent?  The Agent you’re working with must specifically state that they are:  A. representing you as the Buyer; and B. Enter into a Buyer Broker’s Agreement and C. sign a New York State Disclosure Form for Buyer and Seller, reflecting they are acting...

I’m William Bodouva, the National Association of Realtors Accredited Buyer’s Representative, ABR*, for the Port Washington, Sands Point, Manhasset, Great Neck and Glen Cove, NY areas.  ABR*s are the national and local benchmark in professional service and proven buyer representation experience.  ABR*s are your strongest & only allies when searching for, negotiating and acquiring your new home.  Here are some of the facts that you need to know:  The real estate internet websites that list properties, Trulia, Zillow, Homes, Yahoo, etc., don’t require verified information when listing properties, which is why you’ll see so much contradictory information for the same properties.  You need to be dealing with one consolidated source who can provide accurate, verified information for all prope...

Recently, a young Real Estate agent asked me about Buyer Representation, Investing in Real Estate and Higher Education; i.e.; Credentials, Accreditations, Designations and College.  I’m a strong proponent of higher education, matriculated or otherwise.  To make yourself more valuable and diverse as a real estate professional, you should schedule a portion of each day to making yourself an expert in the field of real estate, from historical information to current and future information.  Buyer Representation is my niche; it’s still ahead of the curve thinking.  You’re a true professional when you can take in all of today’s relevant data and apply it towards forecasting.  I’ve been a Buyer’s Rep, Real Estate Investor, Developer and licensed Broker since 1985.  I conservatively observed th...

Top Reasons to retain a Buyer’s Representative: When you contact a Real Estate Agent or Broker, unless you sign a “Right to Represent,” or a “Buyer’s Brokerage Agreement,” the agent you’ve contacted, their broker, the listing agent and the listing broker are all working solely in the “best interest of the seller.”  This is and has been the conventional way of doing business on Long Island, New York, but is slowly changing as public awareness increases. Buyer Brokerage or Buyer Representation is a standard practice in most other states; New York just hasn’t caught up yet.  The concept is so simple, that when I explain it in detail to clients, they ask, “What’s the catch?” There is none.  The New York Department of State has leveled the playing field.  There are no surprises; there is the...

I've lived in the Port Washington, Sands Point and Manhasset area most of my life, since 1977 and no matter where in the world I’ve travelled; “home” always offered the highest quality of life.  I started my real estate career in 1985 as a licensed salesperson.  I had been and still am a real estate investor, renovating houses and selling them for a profit.  It didn't take long before I realized that I was my own best client and had access to properties before they were listed on the real estate market. This enabled me to acquire more properties than I would have been able to as a buyer client or investor.  Between 1983 and 1987, I'd acquired and sold or retained about a dozen properties, which left me with a lot of real estate knowledge and time, to start working as an agent with clien...
