Moving out to the country from New York City or from any of the more populated suburbs to the Greater Hudson Valley can be a challenge. As with moves to the country anywhere there are a few things you need to think about before you buy. In my previous post of this series  I discussed the various water supply options you might find when moving to The Greater Hudson Valley of NY.  Since what goes in must come out, You also need to have knowledge of the various methods of waste water disposal that you might encounter when looking for houses in a country location.   When looking at listings for houses you may see the type of system on the listing.  In our Greater Hudson Valley MLS, www.GHVMLS.com,  you can see the following sources under sewer type description- CESSPL- Cesspool.  This is a ...

Moving out to the country from New York City or from any of the more populated suburbs to the Greater Hudson Valley can be a challenge. As with moves to the country anywhere there are a few things you need to think about before you buy. One of the things that you need to know is how water is supplied to the house you are looking at.  Many people moving to this area have come from locations that have a public water source.  They are surprised by the variety of ways water is supplied to houses in the area.  I often have to explain the different types of water supply systems to prospective home buyers.   When looking at listings for houses you may see the water source on a listing.  In our Greater Hudson Valley MLS, www.GHVMLS.com  you can see the following sources under water description-...

Moving out to the country from New York City or from any of the more populated suburbs to the Greater Hudson Valley can be a challenge. As with moves to the country anywhere there are a few things you need to think about before you buy. Do you dream of living on a farm?  I know that one of the most attractive sights of the Greater Hudson Valley are open fields and beautiful farms.  Nothing is prettier than coming over a rise to see a herd of cattle grazing or an orchard of fruit trees reaching as far as the eye can see. Dreams of the Simple Life draw many people to move near to our area farms but if you are planning to move to a location with working agricultural properties you need to be aware of the "facts of life" in a farming location. As a potential home buyer you need to be prepar...

Moving out to the country from New York City or from any of the more populated suburbs to the Greater Hudson Valley can be a challenge. As with moves to the country anywhere there are a few things you need to think about before you buy. How Dark Is Dark?  Thoughts About Nights In the Country. It is beautiful at night in more rural areas.  You will see more stars than you have ever seen before.  It is truly an amazing sight when I go outside and look up on a clear night.  There are more shooting stars to wish upon and a clearer view of the constellations.  The reason for this is that the further away from the lights of the city and more heavily populated suburbs the less artificial light is put out into the night. When you are closer to any highly populated area the lights from building...

Moving out to the country from New York City or from any of the more populated suburbs to the Greater Hudson Valley can be a challenge. As with moves to the country anywhere there are a few things you need to think about before you buy. One of the first things that you will need to decide as you move to the country is "How much land do you want with that?"  Many people want to move to a rural area because they want more space.  They come from a city where there is extremely dense building or a suburban development where the lot size is often very small and they come out here to put some distance between them and their neighbors.  Sometimes the amount of space they ask for is a lot more than they are prepared for.   This is my front yard.  At 11 Acres this is only a small part of my lan...

Pine Bush Central School District's 2010-2011 budget is being formulated and reviewed during the next few months.  Last night there was a community input forum at the Pine Bush High School. With cuts that the State of New York is proposing and the drop in revenues from other sources, the School Board and Superintendent will be looking at ways to save money. Pine Bush High School Had A well Attended Forum Last Night The Pine Bush Central School District is one of those districts that home buyers want to move to.  They offer a good well rounded curriculum and a huge variety of enrichment programs both in school and extra curricular.  Take some time to browse the school district website and review the most recent NYS school report card to learn more about Pine Bush.   I often hear people w...

Pine Bush, NY -  Come on out to support your favorite bands at the Pine Bush High School's Mixed Select Choir's fund raiser "BATTLE OF THE BANDS" at 7:00 PM this Friday.   There are always some great bands that have students from Pine Bush High School as members.   As a special treat ( for me anyway) my son's band "Dawn of Erebus" will be there. Homebuyers who are trying to purchase foreclosed or rehabilitated affordable New York homes just got a hand up from the Department of Housing and Urban Development.  This week HUD released a surprise announcement that they are temporarily granting a waiver to modify regulations on resale of foreclosed properties.  You see most people hoping to buy properties that are bank owned after foreclosure or were bought and rehabilitated by investors have been locked out if they are using an FHA mortgage.  The FHA Regulations stated that an FHA mortgage was not to be used on properties owned by the seller for less than 90 days.  Because of this regulation banks and rehabbers were not likely to accept an offer from a buyer who was using FHA financing.  The bank or rehabber would be required to hol...

Are you interested in buying a new home this year?  Well if you are seriously considering that possibility, the time to move is now.  I don't want to alarm you but Interest Rates are starting to climb again.  Each time the Interest Rate rises the amount money you can borrow to buy your new house goes down and the amount you will pay each month goes up.  There is no crystal ball to tell us with absolute certainty when it will happen but a lot of people are predicting significantly higher Interest Rates this year.   So if you have already been prequalified you should be interested in what the current rate of interest is.  I suggest you call the lender up today to see if anything has changed for you.  Mortgage Interest Rates might be up or down slightly and it really can effect the target ...

You watched the ball fall to ring in a New Year and this is the year you plan to make your move.  You are going to buy a house in 2010!  Just as it took planning and a lot of work to set up the countdown to the New Year in Times Square, you must plan and work towards the count down to home.   YOUR COUNT DOWN PLAN TEN -   Get yourself a mortgage pre-approval.  Find a Mortgage Specialist who will help you determine how much house you can afford.  This involves not only how much you make but how much you owe, your debt to income ratio, so once you determine your target range don't go out and make any major purchases on credit. NINE -    Settle on a general geographic area for your home search.  This is of course determined on your acceptable commuting distance to work, and your personal ta...

Well it's here, Monday January 4, 2010 dawned cold but clear here in my part of New York State.  The first week of the year and what will you do?  On Saturday I asked if you had set yourself up for failure by committing to resolutions that are too ambitious?  When we try to reach for the stars we sometimes give up because they seem too far away.  We can however commit to making small changes that will add up to big things. Today I think we need to talk about a something you may be putting off until you have more time, volunteering.  Yes I know you have been meaning to come out to support the school or join the fire department but you can't imagine finding time for it.  Well it's your lucky day because I am going to let you in on a secret, you can make a difference every day no matter ho...

Let me tell you about a secret weapon you should have at your side if you are ready to start the search for a new home.  It is the most important thing for you to find as you begin your search. You may know exactly what you want, exactly where you want it, and exactly how much you want to pay for it or you may not have the first clue. Whatever your situation the first thing to look for is a great Home Buyer Representative.  But just how would you do that????? First find someone who is willing to take the time to talk with you about buying a home in general....Not one who wants to rush you out for a showing on whatever house you called on.  Whether it is your first home or your tenth, buying a house is not something you do every day.  You need someone willing to talk you through the proc...

Yesterday I posted about the need for community in our lives.  Today I want to talk about the community of caring students and staff at Pine Bush High School in Pine Bush NY.  It is tradition here that the last two weeks before the Winter Break to do a charity fund and canned food drive.  There is a canned food drive to benefit local food pantries and the other day when I was at school I saw the lobby was filled with boxes of canned goods.  Teachers even give bonus points for bringing in cans so it is not all selfless but just the same it is wonderful. There are many other efforts going on to encourage giving.  These include a crowd pleasing teacher/staff sumo wrestling tournament during lunches, wish I could see that one :-) The goal this year was to try to raise $10,000.  Many of the ...
