Despite all the holday festivities and preparations in the Nyack area there has been a spike in activity in most price points. It will be interesting to see if all this activity leads to closed transactions. Are people really ready to buy or just on fact finding missions.This quarters results will be very telling for the rivertowns and nyack area. We can only hope that more housing stock in Rockland County will sell. As I walked the dogs yesterday morning the waether seemed to switch gears in just a few seconds. I watched as the birds hunkered down in the tress as hail started to fall. Winter is just around the corner, and I started to think it was time to perform the annual rituals on my 100 year old house. Time to drain the exterior hose and shut the water valve inside. Time to attach the plexiglass to the outdoor fan inthe peak of our roof so the warm air would not escape.Time to replace the screen in the back door with the  with the thermal glass. Winter is a great season, but I have learned from experience to prepare to avoid headaches and unecessary expenses. 11/08/2010

 In today's crazy world where there are questions as to which institution has a persons  mortgage the motgage note is all important. A mortgage note is the paper you signed when you received your home loan. Only the original mortgage note with your signature is proof that you owe the debt. That's why banks need the note to prove that they own the loan and can expect payments from you. The quandary is, that the  banks have bought  and sold mortgages  and repackaged them to sell to other banks. The bank you received your mortgage from originally may not be the same bank that owns it today.   In todays world you should always ask to see the mortgage note if the banks attempts to foreclose on your property. 11/03/2010

As a former Brit but now proud citizen of the USA it still never ceases to amaze me at how little regard there is for historic buildings in this country. While I understand that old buildings, and I'm talking C. 17/1800's, are generally built of shingles & wood, not stone or brick, most are so run down that when they  come on the market they are immediatley torn down without a single thought of history,and a mcmansion put in their place. This week one of my collegues was lucky enough to list a wonderful home in Nyack, Rockland County, NY.
