Sellers are often told they are most likely to get the highest price for their home during the first weeks of putting it on the market. Why is that? For this to make sense, we need to look at the buyer who is most likely to make an offer on your home right when it comes on the market. This buyer usually comes from a limited pool of serious buyers who have been actively looking to purchase a home. They are keenly aware of market conditions, know what similar homes have sold for and have a strong sense of market value. These buyers have seen – and rejected – all the homes currently on the market and are eagerly awaiting the arrival of new, well-priced homes. They scour the Internet daily and often receive email alerts when a home meeting their criteria is listed for sale. So, while you as...

Well the kids are in Florida for the break, and my husband and myself spent the day in New York city at the Metropolitan Museum of Art. We had wanted to see the William Eggleston show, and it did not disappoint. Beautifully executed dye transfer prints were in abundance. We returned to Nyack, and decided to eat at one of our favorite restaurants – Café Barcel on Main Street.  The relaxed atmosphere, delicious food, and extremely attentive staff make the couple of hours spent there feel like a mini vacation.

I am constantly evaluating how buyers actually find the home they ultimately buy. The National Association of Realtors® released its 2012 Profile of Home Buyers and Sellers – a comprehensive survey evaluating demographics, preferences and experiences of recent home buyers and sellers. Where do buyers start their search? An overwhelming majority of buyers (90%) start by searching online. Local multiple listing service websites were the most popular Internet resource (54%), followed by Realtor.com (51%), real estate agent websites (47%), real estate company sites (39%), other websites with real estate listings (27%), for-sale-by-owner sites (13%) and local newspaper sites (9%). More than 91% of the buyers who start their search online contact a Realtor to assist them. How did buyers find ...

Moves associated with lifestyle changes are often voluntary. What’s the best approach when you want to buy a new home but don’t need to? For many people, the sales price of their current home is a factor in how much they can spend on their next home. And, often people need the proceeds from their current home to buy their new home. As such, you may want or need to put your home on the market before purchasing your next home. This is actually quite common. Many sellers put their home on the market with the contingency that the sale of their home is subject to them finding a new home. While your home is for sale, you can begin searching for your next home. If you get an offer before you’ve found your next home, your real estate agent and attorney can outline your options. These may includ...

The sixth annual Penguin Plunge is set for Sunday, March 3, from 12n-2p at Nyack’s Memorial Park. This year, the event will raise funds for Isabella Ruggiero of Harrington Park, NJ and Max and Bree of New Hempstead, NY. All are welcome to take the plunge this Sunday at Memorial Park. If you are like me and can’t fathom the plunge(no pun intended) – just show up and watch the fun and make a donation. The proceeds will benefit Isabella Ruggiero a 4 year old with a rare autoimmune disorder, and Max and Bree  Hershkowitz who were delivered prematurely at 26 weeks. Max is partially paralyzed with Cerebral Palsy and a brain condition. Bree lost most of her small intestine. To find out more about taking the plunge or making a donation, visit PenguinPlungeNY.com.

I Just wanted to say kudos to Baumgarts in Nyack for our incredible meal  and  its presentation as well.  The restaurant was a little uneven in the beginning as it tried  to find its way up here in Rockland County, but I can now say that the food is just as good as the Englewood  Baumgarts.  I went there with my family last week,  and we each tried their new combination dish where you  can choose  chicken, shrimp, or beef with three different vegetables prepared in whatever way you choose. Some of us went steamed and others sautéed, and we were all thrilled at the quality of our meals. Congrats to Nyack’s Baumgarts, and keep up the good work.

On Wed., Jan. 30, from 7-8:30 pm the Nyack Art Club will meet at the Nyack library. The meeting is open and free to the public. The art club was launched by Vincent’s Ear, Nyack’s only arts/crafts supply store. Kudos to Vincent’s Ear for their effort to create a space where anyone interested in the arts can come to be with other like - minded people as well as being a local shop for art supplies.

What’s in store for the real estate market for 2013? Home prices in our area appear to be stabilizing. Have prices reached the bottom in our market? No one can answer that question definitively. We are, however, seeing a significant increase in the number of sales. An increased number of sales is often the precursor to a recovering market. I don’t expect a quick rebound or a dramatic increase in prices. It’s likely we will remain relatively level for the next few years before we see an appreciable increase in prices. We appear to be closely mirroring the last real estate decline/recovery cycle of the 1980s and 1990s. This cycle was characterized by several years of appreciation, followed by 5 years of significant depreciation, then 6 years where the prices remained relatively flat. It w...

I have never been more proud to be a part of the river villages than I have been this past month. The damage caused by Sandy is unlike anything most of us have ever seen. But, amid the devastation, power outages and gas lines, organizations, community groups and neighbors all came together to help each other. Our mayors were ever present, providing support and daily updates on progress and relief efforts. As Bill Batson from Nyack News and Views put it, "We realized that we live in a community where local government is walking distance from virtually every home and that as neighbors we are eager to work together when faced with a catastrophe." Our police and volunteer fire departments worked tirelessly assisting residents and businesses. Our Departments of Public Works have been the bac...

Most importantly, this will be the 25th anniversary of the parade, in which hundreds of floats, ghouls, bands, skaters, wild costumes, stiltwalkers, puppets and political candidates stagger and lurch through the streets of Nyack NY this coming Saturday, October 27th.Nyack's is the state's largest Halloween parade this side of New York City, with around 20,000 onlookers expected. One of the favorite groups returning to march from last year's event are the 15-foot tall puppets, worked by Nyack’s own Amazing Grace...

Nyack's Public Schools may be in for a big change. A two year long study of the Princeton Plan has been competed by a special committee of parents and staff of the Nyack, NY public school system. They conducted research based on enrollment projections, educational advantages and disadvantages, building utilization, cost efficiencies and pertinent miscellaneous concerns. The study  led to a report contemplating a shift to the Princeton Plan and was presented at a public board meeting in June. The Princeton Plan, divides the current K-through-fifth-grade experience into smaller segments. Instead of the three schools—Valley Cottage Elementary, Liberty Elementary and Upper Nyack Elementary, which currently house all grades, under the Princeton Plan, they would house children from just two gra...

You’ve found the perfect home and your offer was accepted. Your bank checked your credit score, all your financials, verified your income and approved your mortgage. Now you are just waiting to close and to get the keys to your new home.  Then you see it – a beautiful dining room table that will go perfectly in your new home. The store is even offering it at a discount if you sign up for their credit card. Don’t be tempted!  Your bank will likely check your credit again the day of the closing. Don't apply for new credit cards or make large purchases between the time you apply for a loan and the day the mortgage closes. You could be turned down for the mortgage at the last hour if your debt-to-income ratio exceeds the banks guidelines or your financial situation changes. Keep your financ...

I Can't Believe I Live Here... The Mooring Field at the Nyack Boat Club in Nyack, NY   Every summer the topic of summer vacations invariably comes up. When asked where I’m going, my first thought is “Why go anywhere when I live in one of the most beautiful places in the country?” My second thought is just how lucky I am. People pay thousands of dollars to vacation in picturesque waterfront villages – visit cool shops, dine along the water, hike, sail or just relax and enjoy a beautiful view. That’s what it’s like living in the Hudson Valley river towns and villages. Palisades, Piermont, the Grandviews and the Nyacks – each has its own vibe; its own “something special” to offer. As one of my clients put it, “I come home after a long day and sit and look out over the river or stroll throug...
