    Each year, I  lovingly cultivate my lavender plants and Russian Sage, and harvest when in bloom. The fragrance of the plant permeates throughout the house, and when the seeds have dried out, I then separate them from the stems, add some additional lavender oil, and package for my customers and clients (and friends of course) alike.   New Rochelle is GREAT!

    Thursday, September 18th marked the New Rochelle Humane Society “Paws for a Heart Gala” benefitting the ‘help heal’ fund, and honoring Carlette M. Allen and David McCabe. The Gala MC was Susan Richard, Midday News Anchor at 1010 WINS and popular actress! The New Rochelle Humane Society is a no-kill shelter, and is constantly faced with funding issues. It is an organization that “is dedicated to promoting human/animal bond through the compassionate care and treatment of animals throughout the communities” that it serves in Westchester County and beyond. New Rochelle is GREAT

    While I was scheduled to be in the office to help out, I HAD to first pop over to the “Paine to Pain” Half Marathon, and cheer on the starters! Organized (brilliantly) and run by NewRo Runners each year, it never fails to be a success. I also heard mention that this was the largest turnout ever. New Rochelle is GREAT!

  I had written a blog post the other year on Ancestry.com. Little did I know that when I was researching my new (and wonderful) listing located at 61 Bayeau Road, I would come across a little snippet of information from the 1940 U.S. Census.   Yes, mom.   New Rochelle Real Estate Market Stats 2014     As an agent, we could not wait for our home owners to place their homes onto the market in January of this year.  There was a need for inventory, and the homes were selling. Great! However, by the time that many decided to sell,  many buyers had already decided upon their dream home, and so – as you can see from the graphs below, sales started to decline. I thought the graphs listed are interesting.  The first graph depicts the close price to the list price ratio… and we are seeing wonderful stats, but declining as the months progress.         Iona College was proud to announce a wonderful new exhibit opening reception yesterday representing 4 local Icon Painters p.m. at Iona’s Art Gallery. Artists: Chantal Heinegg, Ofelia Manero, Barbara Vartenigian and Marek Czarnecki  shared the wonderful history of this treasured art form. Gallery Hours are Monday through Thursdays Noon - 5 p.m. Thursdays 6:30 -8 p.m. and Sundays from 2-5 pm. New Rochelle is GREAT!

            Excitement is always nice. However, being busy is just another day at the office for Lou Pollak, top producing agent for Houlihan Lawrence with over 28 years of experience.   A cistern is a device to hold rain water, to then utilize either in the home or garden. While they can be quite involved, some home owners opt for a nice way of being :”green” conscious within their home, but not at the same expense as installing a cistern.  Rain barrels are a great way of diverting some of the rain run-off from the leaders into the barrel itself, and then that rain water can then be used to water the grounds for example.  Perfect! The home-owner at 185 Victory Boulevard did just that.  Lizzy installed 5  barrels around the home to catch some of that rain-water.       Since I live in Paine Heights, I am well aware of our own, local Neighborhood Association.  we pay a small fee each year ($55) to help maintain our nine Islands with seasonal, lush flowers – mostly roses, ferns and clematis. One such island was located near a rose-lover’s home, and she would personally plant and tender the abundance of roses on that particular island. We have a Neighborhood President, but it is all work and no fun for our Martha McCann who painstakingly sends out area news and alerts. She was invaluable with Hurricane Sandy the other year with updates on when we were getting help with our downed lines and lack of power.     Living in Paine Heights, New Rochelle, I belong to our local Neighborhood Association,  and having listed a majestic home with wonderful architectural detailing in the Beechmont area of New Rochelle, (271 Beechmont Drive) I felt compelled to also write about their local Neighborhood Association.         August 13th was a very special day…. perhaps not for you (if you live in another city), but for those who live in New Rochelle and reside in the Beechmont area…. and especially those lovely people who belong to the Beechmont Neighborhood Association , it was truly a great day! With assistance from Iona College and the City of New Rochelle, the Beechmont Neighborhood Association raised some $10,000 towards the project, with the President of Iona College donating a further  $5000, and the City of New Rochelle an additional $5000.     I have met many people who love their pets. I have been honored to have met many people who spend so much of their free time to volunteer at our local Humane Society.  They are all very special people. (Do not forget their fund-raising Gala on Thursday, September 18th at the  Glen Harbour Island Club in New Rochelle. However, I have never met someone who has spent a small fortune to make their pets so very and truly happy while they are away at work… I have the honor of just listing a wonderful home located at 185 Victory Boulevard in New Rochelle.   New Rochelle is a city of approximately 77,000 which makes it the 7th largest city in New York (Mount Vernon as a comparison  has approximately 55,000 residents). New Rochelle is also ranked #10 throughout the entire United States with the lowest crime rate. This is per the Uniformed Crime Report of the FBI. My New Rochelle client was definitely a challenge.  Having recently remodeled her kitchen in white, white and more white, I knew that a pop of color was definitely in order.  And, the narrow space between the built in banquette and her oversized island, required that I design a custom table. I work closely with a carpenter who does fabulous millwork.  We designed a tabletop with a dark gray matte top and a stainless steel pedestal base, so that this family of four could easily fit around the table, with room to spare.  Green sunbrella banquette cushions were custom upholstered and stunning back pillows complement her modern taste.       Dog Wash fundraiser at the New Rochelle Humane Society today, 7/20 from 10-3 p.m.If your special pooch needs a wash (with loving hands of great volunteers) what better way than to have him/her washed at the New Rochelle Humane Society and enjoy so many more activities. All of the proceeds go towards maintaining this no-kill shelter.. It is an outdoor event featuring a vet, a DJ, AJ’s Burgers, “Ask the Trainer”, “Active Energy”,  and is located at 70 Portman Road.             To-date, there have been 99 sales sold in the first six months in New Rochelle ranging in sales prices from $330,000 (my sale!) to $1,925,000. The median sales price was $651,500.  The average days on the market was 131 .Within those stats, there are approximately 22 properties that went into contract at the end of 2013, and so the first Quarter is somewhat distorted by that factor. Then, of course, we had an awful winter with snow storms, etc. and so while we always urge our clients to list their homes as early in the year as possible – in order to garner as much attention as possible from any buyer seeking a home, some home owners decided (to their detriment) to wait until the weather was warmer.       New Rochelle – sister city of  La Rochelle, France,  celebrates “Bastille Day” today..  The festivities started at 10 am at City Hall with Mayor Bramson, and local Politicians as well as representatives of the Franco American Alliance. http://www.newyorkinfrench.net/events/bill-mullen-ebyc#.U8QLnppOU5s Short speeches were made, National anthems sung, and it was a nice way to continue the sister relationship between the two cities..   Larchmont boasts a very popular French American School, lending to the European flavor (flavour)  of the area.   New Rochelle has long been known as being the movie/commercial/TV Series favorite in Westchester. Being located so close to the city, and with areas replete with split level homes  (which we Realtors euphemistically  call  ‘ Mid-Century Modern) built in the 1950′s, and with so many gracious and elegant Colonials and Tudor homes on tree-lined, quiet streets, it is quite understandable.       I have been attending the Awards Ceremony at the New Rochelle High School for the past 8 years, and while I have been posting a blog each year listing the colleges and universities the top 25 students have selected to attend,  I have been sorely remiss in posting their other accomplishments… Not only  are their grade point averages superlative, but they are such accomplished individuals too….I finally decided that this year,  I would list those also… just so you can see how New Rochelle offers a wonderful education,  wonderful programs  (attached is the 2014-2015 course offerings - worthy of any Junior college), and how well we compare to the neighboring high schools.  While I was jotting down their college choices in one hand, I was also filming the event with the other hand… so ...

  The NewRo Runners celebrated with their second annual North Avenue Mile well North Avenue! The race benefitted the Hope Kitchen  (Hope Community Services) which has been in existence since 1984 feeding the needy . Today’s race was centered around “how fast can you run a mile? and started at Paine Cottage, past the High School and Iona College  and ended up at our historic City Hall. There were 3 groups (waves) of runners: 9:00 am – Families, young children and walkers 9:40 am – Open women and 10 am – Open Men.  It was only $25 to race with $15 for the younger racers and an incentive for groups, schools,  etc., There were 3 awards for each of the overall men, women and age categories.
