75 degrees Fahrenheit, a warm, westerly wind from the Catskill Mountains; just enough to let you cool you off and----- ...ok, fine. I know this isn't exactly the right time of year to write about summer hikes to Bonticou Craig at the Mohonk Preserve. But I just came across this picture, taken by Amy Mosbacher, a friend and colleague of mine, who shot this during one of her hikes up there last summer. So, from the ice rain pouring down on slippery roads, from winter advisories and school delays, from leafless trees and frozen lakes, let's go back - or forward - to a warm early June day. It's one of those days... The leafs just came out. There is still a distant, lingering memory of winter but it is fading fast. I like to take the short hike, if possible, once a week, especially in the spr...

There are 2200 scenic, secluded and unspoiled acres of land at the Mohonk Preserve. There are 85 miles of hiking trails. That's roughly the distance from the George Washington Bridge to New Paltz. At 2.5 miles per hour and a six hour hiking day, it would take about a week to hike all of it. I sometimes take my dog to Duck Pond, located on the east side of the Mohonk Preserve. A short drive from Stone Ridge and a nice 30 minute walk from the car to the pond. My dog loves to swim there and I love to sit and take in the scenery: the stillness of the crystal clear lake nestled into the hills and behind it, far up, the Mohonk Bell tower. The other day, a friend of mine and I decided to explore the area a little more. The outcome was a great 2 1/2 hour hike. After parking the car, we walked t...

Those who dare to climb the 100 steps that spiral up through Skytop Tower, experience a view that is rivaled only by the view available to eagles. Skytop Tower is an imposing stone structure located at the highest point of Monhonk Preserve. Standing alone amid a windswept landscape of grasses, rocks, and trees, this man-made wonder leaves speechless those who gaze upon it. From the tower's uppermost level, the fortunate visitor is treated to a spectacular panoramic view of the Hudson Valley.  Skytop Tower was constructed in 1921 as a tribute to Albert K. Smiley, 1828 - 1921. As the inscription on the plaque found on the interior of the tower states, the tower was, "erected in grateful memory of a man whose exalted character and useful life stand as a beautiful example to mankind."Albert...

It was a beautiful day and I was out taking pictures of a new listing an putting up signs and I had about an hour until I had to meet a new client last week so I couldn't resist and I pulled over on the side of the road on 299 in New Paltz by the fields of Wallkill View Farms to take some pictures of the familiar sight of the sunflowers smiling at me as I drive back and forth every day in the late summer and early fall. Their heads heavy with seed they are now starting to droop but it's one of the first signs of fall coming which is my favorite season. I could drive in my car all day living here in Ulster County. There are sights to see every where you turn in every season. Living so close to nature I should probably feel peace and calm but instead I feel excitement and wonder. Every da...

I was going through some stats for the month so far for New Paltz and Gardiner and thought I'd share what I found. 2 residential listings in Gardiner and 4 residential listings in New Paltz have been marked PCS or "Pending Continue to Show" which means they are in binder stage. 3 have gone "Pending" or in contract in New Paltz and 2 in Gardiner. And there have been 6 residential sales in New Paltz and 1 in Gardiner. These stats are according to the Ulster MLS.

We've all had this experience before-You made a great listing presentation, made a good impression, built good rapport, did a thorough CMA with sold and current comps, handled objections and left the appointment thinking that you earned the homeseller's business.  Upon following up, the seller tells you that he decided to go with another agent who promised that they could sell it for more-much, much more.  It's one of the oldest tricks in the book and unfortunately is employed by a good number of agents.  They will do or say whatever it takes to get the business, and then later try to justify setting such a high listing price as the house sits stagnant.  The home might eventually sell for the market value that you assessed--after it has languished on the market forever and undergone sev...

As a real estate broker, I'm surprised by how many agents, including veteran agents, have no idea what a C.L.U.E. Homeseller Disclosure Report is or how it can benefit buyer clients.  If you are representing a buyer, you should request this report with every offer placed on a home.  The C.L.U.E. report is an independent source of information about the insurance claim history for a given property and individual over the most recent five years.  The seller must obtain the report, so the buyer must make it known that they would like the seller to obtain a copy.Review of the report benefits both the buyer and the real estate broker representing the buyer.  The buyer has the advantage of seeing if any claims have been taken out on a home.  Supplementing the home inspection with the C.L.U.E. ...
