One of the most popular places for second homes and relocation in the Mid-Hudson Valley is New Platz New York. New Paltz,  a small college town at the base of the Shawangunk Ridge is famous for it’s rock climbing.  Home of Minnewaska and Mohonk Mountain House and 90 minutes from Manhattan, New Paltz is a frequent destination for many. Many people express the interest in homes in New Paltz as second homes, commuter homes, student housing and primary residents looking to be in the New Paltz School District. Over the past year, according to the Ulster County MLS,  102 listings on single family homes in New Paltz expired. With all New Paltz has to offer it makes me wonder why would so many listings expire. The most popular excuse for an expired listing is- the market. Buyers are really nerv...

The Holiday Season is a busy time when we spend time with family and friends. Are you hosting out of town guests?  Going the extra mile when hosting out-of-town guests can be both affordable and reflect the charms of your town.  Here are some handy tips I like to share with clients who have friends staying in the wonderful Highland and New Paltz areas.   For the guest room:   •       Clear out a nice space for your guests items. Even a section of a closet or a dedicated set of shelves / drawers will help them feel welcome.                                                                                                                                                       •       Fresh flowers are a great way to make an average guest room seem like a little dose of “B&B” treatment. •     ...

SUNY New Paltz Student Housing Student Housing is a major expense in the futher education of students. Each year as a local New Paltz Realtor I get calls from parents or students about to start Suny New Paltz. In New Paltz we realize there is inadequate off campus housing. A new trend that makes sense for parents of Suny New Paltz housing alternatives to dorms or off campus housing is an investment in a home for the four or more years the student will be at SUNY New Paltz. The parents looking for alternative housing may purchase a local condo, townhouse, single family home or multi-family home in which the student can live and rent additional space to other students. With interest rates historically low and home prices down this can be a significant savings over typical SUNY New Paltz s...

There are so many distressed homes on the market now that it is not a novelty anymore to say that you found a bargain foreclosure.  Unfortunately, it has become almost the norm.  So how does one differentiate between a real deal and a "pig in a poke"?  One of the obvious answers is location, as it is with retail real estate.  If you can find a distressed house in a great location, you are already ahead of the game.  Once you have located this house, the next step is to obtain a thorough home inspection.  You can safely assume that while in the process of loosing their home, the former owners ran out of money and thus stopped taking care of the home.  They may even have been angry enough to take it out on the house by vandalizing it.  If you will be fixing up the house either to live in,...

As if this market isn't hard enough!  I have several listings I can't sell now because of the moratorium on foreclosures.  Isn't this a lot like closing the barn door after the horse got out?  The houses have already been vacated, in fact, the former owners were evicted.  Now I understand why when I had to deliver the sad news that they had been foreclosued on and had to leave, they didn't belive me and fought tooth an nail to leave.  Surprise surprise!!  Maybe their paperwork was erroneously filed and they weren't foreclosed on at all!  All this will surely sink the market even further.  It has truly gone from bad to worse.

Ulster County Real Estate: New Paltz NY Real Estate   The Village of New Paltz:  Easily accessible from the New York State Thruway, New Paltz is an eclectic, historic and hustling little village.  One of the counties most diverse villages, the Wallkill River runs through town and the dramatic stone faced cliffs of Mohonk Mountain and the Shawangunk Ridge rise to the east.  Imagine a place where you can stop for a brew and a hardy burger or a mineral water with vegan wrap, then visit an art gallery or a theatrical performance.  Part of New Paltz’s charm is attributed to its diversity, not only is New Paltz home to the State University of New York at New Paltz but also home to the Historic Huegenot Street where authentic old stone houses open their doors to the public.  Just a short dri...

It's obvious that the Ulster County Real Estate market is not as active as it was during the post 9/11 boom. However, Real Estate in Ulster County continues to be an excellent purchase and here are 3 reasons why: The Metro-North train station in Poughkeepsie is a mere 5 minute drive across the Mid-Hudson Bridge from Highland in Ulster County. You'll get to Manhattan via the train faster than one would coming from LaGrange, Wappingers Falls, Rhinebeck or even parts of Poughkeepsie itself. You'll also get more bang for your buck in Ulster County than for any of Poughkeepsie's neighboring towns. The Hudson Valley Rail Trail will soon be linked with the Walkway Over the Hudson. I've long been a proponent of the Walkway Over the Hudson as an economic stimulus to Ulster and Dutchess Counties....
