The aftermath of the tax credit had varying effects on Larchmont homes for sale. In many ways – it was a story of two completely separate markets.  Single family homes for sale in Larchmont were strong with prices heading upwards and sales volume virtually unchanged from 2009. But the cooperative market  had slowed down significantly.  Prices have stalled, but an underlying weakness in that market  indicates further declines in store. Due to steering laws I generally don’t dwell on Westchester NY schools or school systems.  However, as a former scientist I wanted to give a shout out to  the fact that Grace Phillips of Mamaroneck High School was named a finalist in the highly competitive Intel 2011 Science Talent Search.   She will join the other 39 finalists from across the nation in Washington DC in March where she will present her work in “HCAA conjugates in the context of the domestication history S. melongena.”   We wish her the best of luck both now and in her future endeavors. Larchmont tends to be pretty understated and as I drove through the residential Larchmont P.O.  area late last Saturday night, there wasn’t much in the way of Christmas light displays to see in the residential areas.  I didn’t venture too far into the village because I was headed the other way – but I will take a look in that direction before the season ends.  I hit paydirt on North Chatswoth Ave.  So much so that it made up for the lack of lights elsewhere.   This area has several high-end cooperative and condo complexes – located in an ideal sweet spot that is within an easy stroll from the train and the town.  My listing on 21 N. Tomorrow marks the 77th anniversary of the end of Prohibition.   This was one of FDR’s promises to the electorate and he was able to fulfill that promise  with  the ratification  of the 21st Amendment to the constitution. Wine Tasters – a local wine store with an excellent selection in the heart of the village was there…way back in 1933.  And was ready for the legalization of alcohol with the 477th liquor license issued in New York State.  Since there have been only four owners since the store opened its doors back in the middle of the Great Depression – the license has been passed down from owner to owner and now sits on the counter at the front of the store.   The store itself is traditional and old-fashioned and it has a wonderful selection of wine and liquor – however, the new owne...

Fall is pretty much over, but here is a small reminder.  I snapped these photos in Larchmont NY  about two weeks ago – before the fall leaves fell from the trees.  The color was still vivid and the light at that time of say (around 4 PM) was ideal for taking pictures. I knew the leaves were teasing me.  Almost taunting me saying “We won’t be around much longer – you’d better hurry if you want some color.” Larchmont NY is one of my favorite communities in Southern Westchester.  The neighborhoods are very, very walkable.  Commuting to the train is a snap – for most Larchmont NY homes in  the 10538 P.O.  the train station is within walking distance.  For those who do need to drive, parking the new parking facilities make things user-friendly.  Larchmont homes for sale are doing very well ...

In general Larchmont NY homes for sale have been a bright spot in the Westchester NY real estate market – at least for single-family home sales. The combination of being highly commutable as well as an extremely walkable community makes it a very desirable destination for buyers who like the New York City lifestyle of leaving the car behind. the Larchmont to Grand Central commute is just a little over 30 minutes and more accessible to midtown Manhattan than many residential areas on the west side of Manhattan. I admit that I enjoy shooting ducks.  This afternoon I took a bit of time to take some photos at Harbor Island Park – Mamaroneck NY  -  and some ducks just happened to get in the way…so it really wasn’t my fault at all.   They were there and I had my zoom lens – so they just got themselves shot.  Before the afternoon was over I had shot four ducks. At the end of March I put up a page on condos and cooperatives located in the Larchmont post-office (officially the unincorporated portion of Mamaroneck.)  This small cluster of condos and coops are located a stone's throw from both the train and village - making their location nothing short of ideal. This is an update to that initial post.  2010 Half- Year Update: Cooperatives continue to be  a firm buyer’s market.  This is a systemic issue that pervades Westchester County.  The uptick in price from $195k to $229k for 1 BR units reflects the low sales volume and the sale of two unusually large and very updated units in that mix.  The price drop from $410k, to $356k seen in 2 BR units is in part a reflection of what actually sold during this period as compared to the end of 2009.  Overa...

To all those folks I politely say  "HA ! HA ! HA ! I took in more pre-quals this weekend than I have in a long time. The market is good, not strong yet, but good. There are plenty of shoppers out there still looking for bargains. Interest Rates remain low and most of the lenders are aggressive. The other day my wife, who works for a major Credit Union, told me that many of her customers do not know the meaning of equity when applying for a mortgage. Sometimes mortgage professionals take for granted that homebuyers, especially first time buyers, understand the terminology of mortgage financing. This is a big mistake.
