   I am embarrassed… I was driving by Walter’s and miracle upon miracles, there was no long line… and my tummy cried out  “No brekkies/no lunch”… (it was 11:10 am….- hey no comments..). SO, I had to stop by and purchase some nutrition (I heard they dip their delicious hot dogs in butter.. oh my!) for myself and my office brethren (all hardworking and those phones do not stop ringing –  it is Sotheby’s after all!)… What was the harm in a hot dog (well unfortunately who can eat only one… but another story…).. If you live in the area of 10543, then you have heard of the legendary “Walter’s.” It might be a roadside “store” (although there are benches in the rear of the building), but the food is highly sought-after, and I must admit, the hot dogs are crispy (cut in half), the buns are warme...

   If you don’t live here, then please know that Mamaroneck  is a vibrant town, located just 40 minutes or so from New York City (  there are Express trains!), and there are always community oriented events to embrace the community, making it a community. Today was the SOWE Music Festival (Southern Westchester Musical Festival)… SO many bands/groups,  and as I passed by on my way to appointments ( I love real estate but I would have loved to have been able to pop by this event) , I could hear the great music pulsating, and seemingly playing to a  very appreciative great audience. There were great food trucks…  (of course)… Vendors ( naturally..), and there was an ever ending musical feast to appreciate…  What makes Mamaroneck great? Events just like this one! Mamaroneck is GREAT!

   So many different restaurants to choose from! When you are in the mood for French cuisine, try  a nice little restaurant in Mamaroneck called Le Provencal Bistro. There is a very nice lunch, brunch or dinner menu to choose from, and when I was last there, I decided upon the sautéed liver with a truly delicious balsamic sauce, mashed potatoes and haricot verts with a hint of garlic.     Molly Spillane’s  isn’t just for burgers and fries! You can also buy a nice salad as I decided on the other day. I chose the Tossed Avocado & Turkey Salad, and it was quite tasty.     I love oysters! SO, it was just a matter of time, before I popped into Mamaroneck’s  Northeast Oyster Bar , 152 Mamaroneck Avenue, 10543 – (914) 304-3313(914) 304-3313) to sample some.. I decided on sampling 3 each of the Pickle Points,  Malpeque and Daisy Bay Oysters all from Prince Edward Island..  all delicious … The Northeast Oyster Bar is small, and it is just the bar, the oysters and a cheese plate if desired but if you love oysters, and you are with good friends – what more do you need? Mamaroneck is GREAT!

  You had to have been there to appreciate it.  The weather was perfect, the homes spectacular, the organizational skills of Carolyn Fugere, the Manager of the Larchmont Julia B. Fee Sotheby’s Brokerage were sublime, and it was undoubtedly a wonderful success. 6 waterfront homes were offered on the networking tour which was limited to our Westchester, Connecticut and Manhattan Brokerages. Limos were ordered, the event was co-sponsored by  the Findlay Luxury Moving Company,  Citibank,  and it was catered by Corner Stone Catering from Rye.     The Mamaroneck Avenue Elementary School  continues to excel!  Not only that but Mamaroneck was named one of New York's best towns in which to reside.  There are currently 15 single family homes available to purchase as of June 30th, 2015 ranging in list price of $279,900 to $6,495,000, 13 properties in contract ranging in price from $$595,000 to$1,710,000, and there were 19 sold properties ranging in price from $345,000 to $3,535,000.  The Median Sales price was $732,000 with an average price per square foot of $333.21. It is so obvious (as with all of the reports I have written) that the spring market portrays higher sales prices. The sales price to original list price was 96.50%.   Mamaroneck is GREAT!

          With the Valedictorian from the Rye Neck High School attending Duke University  in the fall, and the Salutatorian attending the New York University Stern School of Business, it is obvious why parents and students alike are liking the Rye Neck School District. As of June 30th, 2015 there were 26  single family active listings  ranging in price from $175,000 to $12,800,000 (Yes!), 20 properties in contracts ranging in price from $525,000 to $3,095,000, and 27 properties have sold ranging in price from $300,000 to $3,170,000.       Oh if  only there was more time! I  had scheduled an open house for clients that afternoon, and so had not realized the treat I would be missing had I stayed at the 2014 SoWe (Southern Westchester) Food & Wine Festival. It was held in Mamaroneck Harbor on Saturday, September 20th ( in Scarsdale on the 21st),  but I did have the opportunity to help set up our booth, and stay from 10 -12 noon or so.. At the stroke of noon, I meandered around the stalls, and caught sight of  Graham Elliot conducting a food presentation (Kung Pao Chicken). Houlihan Lawrence was a sponsor, and I understand the afternoon crowd was huge so a great success! Westchester is GREAT!

           First time buyers are sometimes always a little confused with Rye Neck.  First they think it to be an area, and so it takes a little explaining to inform them that it is a school district within an area….and “oh my goodness, a school district that was just ranked per the Annual U.S. World News Report as being one of the best High Schools in the nation.” “Rye Neck was the ninth-highest-ranked school in Westchester County and 39th in New York. As I was driving though the Shore Acres area this past Friday on my way to visit some beautiful homes  on the broker’s tour , I came across a deer. It is obvious why he/she was visiting too, it is a lovely community in which to live! The Shore Acres area has so much to offer. Many of the 200 or so homes there have deeded rights to shares in the Shore Acre Point Corporation (SAPC.org) which has a beach, swimming pools,  moorings for larger sail and power boats, as well as boat slips. There are additional fees for clubhouse rentals and for dock usage in addition to the yearly club fees. I've actually been very busy taking photos and the result has been less time for posting photos online.   I am going to try and play catch-up from the spring shortly, but right now its the day before Independence Day - and I thought Old Glory in all its glory was the order of the day.        THE Parade is tonight at 7 p.m. My children when younger loved this event every year..  The Fireman’s Parade can also be viewed on local television.. It is a great time to see our local fireman dressed in their different uniforms, regalia, the marching bands, the history, the older fire trucks, the newer fire trucks.. It is just such a joyous event for the young, and for a family outing … and it all  free!   “Approximately 45 fire departments and companies from New Jersey, Long Island, Connecticut, Westchester, and Putnam Counties.” The parade starts at the Mamaroneck Elementary School and the  marches to Harbor Island Park.. where the Fireman’s Carnival has been in full swing since June 28th, and runs through to July 6th, 2013. The short answer to this is "Yes." Yes, you can install hardwood on top of tile (or natural stone) provided that the tile is intact/good condition (i.e. not coming up/breaking apart), the tile is relatively flat and the hardwood is an engineered hardwood, and given that there is enough clearance in height.     There are 3 ways to install hardwood flooring...and one of them will work on top of tile flooring: 1. Nail down. This requires a plywood sub-floor which is 3/4" thick...or some similar wood surface that is equivalent and has enough structure to secure the nails. The method will obviously not work on top of tile.     2. Glue down. This usually will not work on top of tile either as you need a smooth and somewhat porous surface to the adhesive to adhere to.     3. Float the hardwood...
