In local job market news - According to a Reuters announcement, Abu Dhabi's Advanced Technology Investment Company (ATIC) has plans to invest considerably in the GlobalFoundries semiconductor factory in Malta, NY in the near future.  The announcement states that, "We have received commitments from Mubadala for an additionalo $9-$10 billion for expansion of our facility in New York," ATIC Cheif Executive Ibrahim Ajami told Reuters by telephone. (Mubadala is the Abu Dhabi state investment firm which controls ATIC). A New Urgent Care Facility (also called "emergent care") will be opening next week in Malta, NY – A joint Venture of Albany Medical & Saratoga Hospitals.   Utilizing land that once held a horse farm, Malta Med Emergent Care's exterior was designed to blend in with the local landscape.  According to yesterday’s Gazette article by Bethany Bump, the building looks “a bit like a horse barn with its high-shingled roof, stone walls and wood paneling… inside, however, Malta Med has all the components of a modern medical facility.”   The two story building will hold the emergency care center on the first floor and private doctor offices on the second floor.  There is an ambulance bay and a helipad.  The emergency care floor is also set up for MRI, CT, X Ray, ultrasound and lab work.   The new M...

Logo used Courtesy of the Malta Drive-In Theatre Website.   If you're like me, one of the best memories of growing up is going to the drive-in and watching TWO movies in one night.  Through the years, it has probably gotten harder and harder to give that memory to your children and grandchildren, because drive-ins are becoming an endangered species.  I'm not sure how up-to-date this information is, but according to Driveins.com, there were 4,000 to 5,000 operating at their peak.  There are now only about 359 in the whole US. Tax Grievance season has arrived at the Town of Malta, NY.  You may bring in your forms and backup information to them from now through May 22, 2012.  They recommend that you drop your paperwork off early. The information you bring in will then be given to the Board of Assessment Review.  If you choose to, you may present your information in person on May 22, 2012 - but the Board gives no preference to those who present in person.  They review all the information given as if you were there during the review.  Those choosing to give their case in person are given 10-15 minutes to present their information. UPDATE to a Blog Post from August, 2011. Global Foundries-Town of Malta Foundation has begun to award the first set of Grants totalling $37,500 to local charitable organizations.  The Global Foundries-Town of Malta Foundation Grants were given to a very diverse group of charities - everything from $3,050 to provide therapy scholarships to children with multiple disabilities to $2,500 to install smoke detectors in local homes that currently do not have one. According to an article in the Business Review, Global Foundries CEO, Ajit Manocha, says Global Foundries plans to have it's Malta, NY plant operational by December 2012. The Global Foundries CEO is also confirming that the company plans to add capacity to its plants in New York, Germany and Singapore by increasing its investments in all 3 plants during 2012.  Fab 8, the Global Foundries plant in Malta, NY (Saratoga County) expects to have up to 1,500 employees at a payroll of 190 Million by the end of December 2012.

Is buying a house cheaper than renting?  My answer - for our neck of the woods (upstate NY) would have to be "Yes". (Assuming you are financially able to do the mortgage, taxes, insurance, upkeep, etc. ). (ok- so it's a "sorta yes"). I do know I have some rental clients who's monthly payments will be higher than the average mortgage for this area. If you're just comparing mortgage versus rent - there's no contest. You can't rent much of anything in the suburban areas for under $1,000 a month - but as long as you're not in certain high tax counties you can buy a nice little house with a monthly mortgage and taxes payment of $1,000. Just an FYI for those of you considering new building projects in the Town of Malta, NY (home to AMD, Global Foundries in Upstate, NY's Tech Valley): The Town of Malta is considering a temporary moratorium on new downtown projects that exceed certain height limits. The moratorium could possibly last until the end of next summer.  The height limits proposal is for new buildings that exceed 45 feet tall in the central downtown area along Route 9, and new buildings that exceed 35 feet tall outside the central downtown area. If you missed the deadline to file a tax grievance this year, it may still work out well for you. The dates used by the Board of Assessment Review and Small Claims Courts to determine their assessed value for your property for this year were July 1, 2009 - July 1, 2010.  That time period includes a few months during which the Home Buyer Tax Credit was in place - and it slightly skewed the prices at which property's sold. Next year's tax grievances will use the dates of July 1, 2010 - July 1, 2011 - which means two things.  1) The Tax Credit time period is no longer included, and the prices of properties in many areas have been in a decline so if you get an appraisal done, it may come in lower than it would have for this year.  2) AND - since July 1, 2011 is already past - we could actua...

According to an article in last week's Business Review - One of Tech Valley's anchor companies, Global Foundries in Malta, NY has begun installing some of the billion's of dollars of equipment necessary to eventually hire nearly 1,400 full-time employees by the end of 2013. This is no small thing.  The building project, which already covers an area the size of 6 football fields, is one of the largest construction projects in the entire country, right now.  And if the State has it's way - there may be another plant in the future. I read a post the other day that said an agent told another agent that "comps aren't worth crap today".  I started to write everything I thought in a comment - but decided it was worth making into a post. As a Realtor whose Broker is also an Appraiser - I can say without hesitation - in determining the value of your house or property - Comps are Crucial today.  Although they are often Crap. :-) Listing agents often don't fill out the information they enter into the MLS correctly or fully.  I can't tell you the number of times we're nearing the end of an appraisal and inputting the final data when we come to one of our comps and find that critical information was left blank.  And then we can't get hold of the agent to ask them for the information we need.  So - speaking from my Broker's ...

When you hear the letters "USDA", what do you think?  A prime cut of delicious beef, comes to my mind.  Maybe some select, juicy fruit? How about ripe, waving fields of corn?
