Sayonara Amazon!  We’re sure you’ve heard by now that Amazon will not be settling in Long Island City after all.  The news was reported this morning, and its not being taken well by most in the real estate industry.  Before we go down the rabbit hole and discuss the topic, lets try and understand the fundamentals of how this decision all came about. To understand why we’ve gotten to this point with Amazon, its probably best to take a step back and try to learn a little more about big business in America.  When a business gets big enough, about 500 or more employees, states/cities/towns start to entice them to come set up shop in their respective state/city/town.  They’ll provide incentives to help make the decision to move or expand appealing for the company.  The reason behind this is b...

Are you thinking of short selling your home? A short sale happens when the loan on the home is larger than the home’s worth, minus all the sale expenses. In this type of real estate transaction, the seller is asking the bank to take less than the amount owed.  Getting approval for a Long Island NY short sale is not a walk in the park. In fact, people will tell you that it can be a long and uncertain process.  Here are some reasons why short sales may seem like a slow transaction.  1. Seller information packet delaysTo short sell your home, you must apply for it as the seller. The process will formally begin when the bank receives a complete application packet from you. The packet includes a hardship description, tax forms, pay stubs, and other related documents.  Short sale transactions...

The key to a successful sale is to list your property with the right probate agent.A probate real estate sale is different from a traditional real estate transaction. It’s not as simple as listing a home for sale. Probate sales have a timeline that must be strictly followed, especially if the sale requires court confirmation. There are many issues that can possibly come up and must be considered and dealt with by the Long Island NY probate agent you will choose. Among these are:  Following a defined legal process Facilitating the liquidation of personal property Managing the deferred maintenance on the property Giving advice regarding the sale of the property and best course to follow Marketing and sale of the property Negotiating between all parties involved This is not the time to hir...

It’s time to take the first step to financial freedom! Are you unable to meet your monthly mortgage payments? Got denied on loan modification? Home’s value dropped? It's natural to feel overwhelmed and frustrated in this kind of situation, but you don’t have to just walk away from your home. You still have options and one of them is a short sale. It’s a process of selling your house for less than the amount you owe the mortgage company. It’s a better choice than a foreclosure.  Here are several reasons why you should choose a Long Island NY short sale over a foreclosure.  1. A short sale causes less credit damage  A foreclosure will have a bigger impact on your credit than a short sale. In fact, a foreclosure will be noted on your credit report for seven years. Even if you recover finan...

After completing a Feng Shui Space Clearing ceremony in Long Island City, I decided to take a stroll along boardwalk in Gratry Plaza State Park. This is where you'll find the famous "Peps:Cola" sign, which is one of the most endearing and recognizable icons on the Queens waterfront." When I first started vising Long Island City (also referred to as LIC), it was during the raw stages of its overall development. Around that time, I was hired by Modern Spaces as the Feng Shui Expert to the Vista building. Since that time, Long Island City has flourished and continues to grow. Every time I visit, whether for grabbing a bite to eat, checking out art galleries, or to work with Feng Shui clients, I fall a little bit more in love with the energy of this city. Its like the calmer version of Manh...

Preview a Long Island City Condo developed with Feng Shui courtesy of BrickUnderground.com "When you hear the words, "feng shui," it's hard not to think New Age-y hokum. And when a pair of condo developers in Long Island City adopts the ancient Chinese art to lure buyers, it's hard not to think marketing gimmick. Blech.  But Laura Cerrano of Feng Shui Manhattan Long Island, who was hired to certify the newly built Vista condos, maintains that developers the Lions Group and Emmy Homes really got into the spirit--from elaborate groundbreaking and topping-off ceremonies, to somewhat unorthodox apartment layouts and the elimination of the supposedly unlucky fourth floor"- Introduction to Article written by Leigh Kamping-Carder of BrickUnderground.com To read the full article please visit:  ...

Feng Shui Designed Vista Building Awakend the "Sleeping Lion" in NYOn September 27th, 2013 The Vista, the first Feng Shui Designed Building in Long Island City awakend the "Sleeping Lion" with the Lion Dance Ceremony. The Grand Opening of any brand new building when celebrated with Feng Shui in mind and heart symbolizes awaking the "sleeping lion."  The movements of the dance and drumming of the Lion Dance ceremony are very specific in mirroring the movements of Lions that bless the entire property for good luck and protection. This is hard work because the dancer's and drummer must bless the entire building from top to bottom, each level, each room and the outside. The Ceremony gives thanks to the land and calls in blessings from all four directions (North, East, West and South). The Vista is Long Island City's first Feng Shui Designed Residential building   This project by far has been one of the fastest developed buildings I have collaborated on. One may ask why? Feng Shui will match the integrity, focus, intentions and energy that you exude. All who took part in helping to bring the Vista to life, did just that, simply did the best they could with an open mind and heart with every step of the way.  It's always an amazing process to see a creative vision come to life.  Here is a sneak preview of the Vista building located at 44-15 Purves Street, Long Island City, NY 10111.  Welcome to the Vista of Long Island City NY The two images above preview the entrance into the lobby and front exterior design of the building.   It's always amazing to see how others inter...

We'll miss her --for months and months Carole Provenzale was moderator of the Feng Shui Group on A/R. She sent us an e-mail a few months after we began the group and asked if we would "mind" if she helped out my moderating. "Mind" -- how could anyone "mind" -- such a smart and talented lady that she was -- we loved it!!And everyone else loved it also.   When we read the A/R post from her daughter it was  -- and still is -- shocking.  For anyone who has not read about her passing, this is a link.   We'll miss her -- all the best to her family.

If You Knew The Names Of The People Who Have Passed Through Here You'd Have A Cosmic Cow Pie... I've said it once and I will say it again: don't squander your social media opportunities people. Being a Raindexed writer got me here... It all started when I agreed to run a business errand for someone out of state. I help them out from time to time and they have sent me to some very interesting places. We have a lovely working relationship and they found me right here on ActiveRain. Seriously... They were not looking for me per se. They were simply looking for independent contractors to cover specific geographical areas. As a Paralegal and Notary I thought it would be cool and interesting so I took the gig and made a couple of new friends. :-) Sometimes, depending upon the assignment or...

Mirrors is a bizarre thriller about an evil force that manifests itself in the reflection of mirrors, causing all manner of horrors to those looking into them. Kiefer Sutherland plays an ex-police detective and recovering alcoholic dismissed from duty after accidentally shooting his partner. Sutherland takes a night-watchman job at the burned-out ruins of a New York City department store ‘The Mayflower'. The department store had been set ablaze by a traumatized arsonist five years previously, killing dozens of people. One of the Mayflower's few features to survive undamaged is the large mirrors. The former night watchman committed suicide under mysterious circumstances, and before long, Sutherland figures out that the store's haunted mirrors had something to do with it. Like most horror...
