Hartsdale NY  housing prices are running parallel to those of White Plains.  While some parts of the county have been experiencing a mini-boom in single family home prices in White Plains and Hartsdale are still trending downward.  Volume is up from the previous year, but that is that has not been reflected  in the prices.  Condos and coops are also following a downward trend in price that is being seen county-wide. The housing recession continued to exert its impact on local markets.  Hartsdale was no exception.  Areas such as White Plains and Hartsdale were late to the recession party.  For a while it looked as though they might emerge somewhat unscathed.  But the market crash of 2008 caused the correction to reach the lowr Westchester market.   The question remains as to where the bottom of this market truly is.  I have given up making too many predictions.  What  conclusions one can come to  are generally based on current inventories and the absorption rate.  Since housing is supply and demand – low inventories stabilize prices.   In any case, the decline is not over, but it is fair to say that the free-fall of last year seems to be winding down. There are just a few good Jewish Deli's in Westchester County.  Blooms Deli in upper Westchester has closed.  The Mt. Kisco deli is no longer in Mt. Kisco but is now located in White Plains.   "But the granddaddy of them all — Epstein’s of Hartsdale — is going strong after 40 years. Bought from the original owners by Robert DeGroaf and his wife, stepdaughter and son-in-law about a year and a half ago, Epstein’s has been spruced up and given a new focus on service while still putting out the same juicy pastrami, corned beef and freshly roasted turkey that it has for years." So when Enrico’s, an Italian Bronx bakery, opened at the site of a bakery in Hartsdale about 18 months ago, Glauberman saw a perfect opportunity to unite his passion for both Jewish tradition and bakeries.  Westchester has long had traditional kosher bakeries, like the White Plains Bake Shoppe or the myriad possibilities in communities like New Rochelle.     On September 2, 2009 I published housing statistics about Hartsdale, New York and the most significant change has been the number of days on the market, houses are staying on the market longer now than they did in September.   Between March and September 23 single family houses sold in the 10530 zip code.  The average price was $587,304 and the median price was $559,000.  The average days on the market was 140. Between June and November 20 single family houses sold in the 10530 zip code.  The average price was $583,575 and the median price was $545,750.  The days on market was 182.

The Hartsdale NY housing market is in buyer’s market mode.  Prices for coops, condos and single family homes all experienced price reductions when compared with the third quarter of the previous year.   This was the second year of price reductions for the area.  Volume was variable with single-family home sales being down 70% over the previous year while there was a slight increase in the number of coop sales. Hartsdale Cooperatives: Coop prices dropped 11.1% over the previous year with the average price being $192k for Q3 2009. The Hartsdale housing market is in buyer’s market territory at this time.  Like White Plains, the area resisted the housing correction particularly in the condo and coop markets until the stock market crashed in late 2008.  Single Family homes had taken a hit prior to the market crash and although declines continued – they were not as severe. Cooperatives: The coop market saw a 3.1% price decline from Q2 2008.  Hartsdale currently has an inventory of 11 months.  There are quite a few contracts and pendings at this time.  This reflects the longer escrow periods that the banks are responsible for.   Sales volume is down 12.5% over the previous year.   Much of that decline in slaes volume can be attributed to the slowness of the banks.  The number of contracts and pendings indicates that ...

The buyers market that we are seeing in most parts of Westchester is also in force in Hartsdale NY. Inventories are high while sales remain slow. However, interest in buying has picked up and there are those who say that prices are near their bottoms. Markets are by no means even. Areas near the train station seem to do particularly well when compared to outlying areas where a walking to Metro-North is not an option. Cooperatives: Prices stabilized this quarter to some extent. But this was on the heels of a significant price drop during 2008 particularly following the stock market crash. Prices will continue to remain weak due to high inventories and low volume. Hartsdale, New York is a Hamlet in the Town of Greenburgh located mid-Westchester County.  Hartsdale is a 35 minute train ride on Metro-North to New York City or you can take an Express Bus.  Because of its' central location it is 5 minutes to White Plains with world class shopping and restaurants, 5 minutes to the Village of Scarsdale with boutiques and sidewalks. Cab Calloway lived in Greenburgh, New York on Knollwood Road. His daughter and family are trying to repurchase the familyhome and turn it into a museum. In case you don't know who Cab Calloway is here is a segment from Wikipedia and a You Tube clip of him performing. The Greenburgh Town Clerk, Judith Beville has formed an all Volunteer group to organize the East Hartsdale Avenue Music Festival which will take place at the Hartsdale Train Station on Saturdays.  We also have the Farmer's Market each Saturday at the train station.  East Hartsdale Avenue runs from Central Avenue to the Hartsdale Train Station.  The avenue is lined with co-op and condo apartment buildings.  As you get closer to the Village (actually a Hamlet) there are shops.  there is a Veterinarian, Rite Aid, Chinese and Japanese Restaurtants, a bakery, a dog groomer, a wonderful portugese restaurant, an Italian Restaurant, the Bagelry and at the train station a Starbucks.
