Whether a first time home buyer or a seasoned veteran you must always prepare prior to getting out there and house hunting.  Mortgage and credit requirements have changed quite a bit over the last few years so you don't want to be caught unprepared. Check your credit score The better your score the better rate you will get which will also mean less of a down payment and lower monthly payments.  Don't apply for any new credit during the year before you apply for your mortgage.  Do you have savings for the down payment and closing costs? Goshen Hypnosis has recently undergone some changes, the biggest being the addition of Hypnotist Chet Payne.   Chet is a transplant from Apalachin which is near Binghampton, NY.   He has been a practicing Hypnotist for the past 15 years and moved to Goshen, NY to take over the practice as the senior Hypnotist was retiring. INGREDIENTS: 1 Pkg Stove Top Stuffing Mix 16 oz (Chicken) 1 1/2 lb boneless skinless chicken breasts cut into 1 inch pieces  1 Bag Frozen broccoli floret thawed and drained 14 oz 1 Can condensed cream of chicken soup 10 oz 1/2 Cup milk 1 1/2 Cups Kraft shredded cheddar cheese DIRECTIONS: Preheat oven to 400 degrees.  Prepare stuffing mix as directed and set aside. Mix chicken and broccoli in 13x9 baking dish and stir in soup, milk and cheese.  Top with stuffing. Bake 30 minutes or until cooked. Serves 5 ENJOY!! (Recipe is from Kraft)

Feels like only yesterday I was so excited to announce that my favorite color turquoise was the color of the year for 2010. Now, I don't live in a turquoise house, but that color does have a way of showing up in my life. From my Fiesta plates to my Roseville pottery to my Thunderbird to fashion and jewelry, turquoise pops into my life and probably always will.   Then there was the turquoise painting debacle. We had our monthly office meeting this week and a lot of the Keller Williams people came in costume.  I think everyone did a really great job.  We had an accupuncture demonstration by Dana Zampella that was awesome. We had a blast and our "serial (cereal) killer won the costume contest.  That person was Claudia Jacobs of Claudia Jacob's Designs who we all turn to when we need a stager.  For those of you in our area looking for a great office talk to me about Keller Williams.  For those in need of a Realtor please call me anytime!

I recently made some interesting discoveries when cleaning out mine.   While emptying a big Longaberger basket, I came across a few brand new, still-wrapped-in-plastic Barbie Happy Meal toys. My daughter is 18 and in her freshman year of college. You do the math. Not to mention how that expensive basket is just sitting in my closet when it could be on display in my house.   As thrilled as I am to say I still have a waist, I can't remember the last time I tucked in a shirt and belted. Today I came across a card site called "The Jimmy Fund" that sells greeting cards, candles and ornaments and the funds made from the site go to help fight cancer.  The cards are beautiful and can be imprinted as well.  If you can't afford the imprinting I imagine you can imprint them yourself with your own printer.  (I have done that in the past and you would never know the difference for simple printing)  They also do corporate orders as well.  The "Jimmy Fund" was founded in 1948 supporting both children and adults at the Boston Dana-Farber Cancer Institute .  "Jimmy" was Elinar Gustafson, a 12 year old boy being treated for cancer and receiving chemotherapy who was selected to be on Ralph Edward's national radio program for "Truth or Consequences" which was done from his hospital roo...

Last week when I did my open house and we were driving around the neighborhood putting out signs we kept passing this one house with a big rhododendron bush that was just beautiful.  After the 3rd time we went by I said that before the end of the day I wanted to take a picture of the bush (tree really) because the color just caught your eye every time you went by.  So when we were picking the signs back up I snapped some photos.  I don't know that the pictures really do the tree justice but hopefully you can see how pretty it made the house and yard look.        Photos by Debra Walsh, Copyright © 2010 Debra Walsh. For those of you who have some type of E-reader you know that if the book is not in an E-reader format you cannot transfer the book of your choice to your E-reader.  The program Calibre solves that problem.  It is a terrific program that will convert books from the format that you have on your computer to the proper format needed for your particular E-reader.  You can then have Calibre send the book right to your E-reader. Calibre can also download the news from the internet for you in an E-reader format from a multitude of sources or you can enter your own source.  This can then be read on your E-reader or on Calibre itself which can also be used as an E-reader.  The best part about Calibre is that it is FREE!

Today my husband was glancing through the newspaper and came across an article (worth the read) about a Doctor with whom we are both familiar.  This Doctor took care of my broken ankle which was my first broken bone ever when I was in my 30's.  He then took care of my broken foot (same foot) several years later.  In the interim he did several knee surgeries on my husband on alternating knees.  We thought he was terrific then and terrific now to go to Haiti on his own and donate his time and effort to help those that needed it most.  For those that may be contemplating an orthopedist in the future, wonder no more!  Kudos to you Dr. Israelski!  Here is the article: As rainy season nears, survivors face new peril                                       Dr. Ronald Israelski of Goshen drills s...
