  This market report is for single family homes in the Croton-Harmon school district. All data is from the Empire Access (formerly Westchester-Putnam) MLS. Contract and asking prices are list prices, as contractual prices are not disclosed until closing.  Croton is constipated. What else can you say about a market that had 12 pending sales last month and closed only 3? Croton now has 14 homes under contract, waiting to close, either by design or, more likely, because it is hard to get across the finish line these days. I predicted a big November last month based on all those pending deals, but that will have to wait. The median sales price is down a bit from last year, but honestly, what can you read into 3 crummy sales? Croton has 3 large franchises and another big independent office. ...

I was not prepared for the windy day we had here yesterday in NY! My day started in Croton on Hudson and took me down county for another part of the day, and boy, I’m glad I let my hair go wavy, later it was gorgeous windblown and not ever to replicate. :) It was W-I-N-D-Y! I didn’t realize the havoc going on in my own town until I returned; fallen trees, power outages, the winds were up to 40mph! Maybe to some of you that is not that windy, but to us and to all the trees we are surrounded by, the day was a whirlwind and all the leaves are gone. The pic here is from my patio, as you can see it is a carpet of leaves, and I obviously need to call my landscaper! It still looks pretty.

This market report is for single family homes in the Croton-Harmon school district. All data is from the Empire Access (formerly Westchester-Putnam) MLS. Contract and asking prices are list prices, as contractual prices are not disclosed until closing.  Croton had 5 closings in October at a median price of $400,000, considerably lower than the $679,000 median of a year ago. I wouldn't read too much into this, as the month just had lower prices homes close this time around. Last month the median price of homes under contract was $420,000, so a lower median sales price this month is no surprise. Since I have Croton on the mind, I'll share a recent "date night" Ann and I had recently. Hey. Get your mind out of the gutter. That's my job. We went to Memphis Mae's, a terrific Barbecue Restaurant right in the heart of the village with fantastic ribs, wings, pulled pork, Cajun food, and plenty more.  The decor is very nice: tin ceiling, nice, clean bar (no TV. This is not a pub, and they don't push for a bar crowd. They are about the food), and Mardis Gras beads adorn the fixtures.  You can get anything from a snack of wings all the way up to a nice steak dinner with all the side dishes you can think of. Westchester residents have long known the strategic role our county plays in the New York City water supply. Our network or reservoirs, dams and aqueducts provide the lion's share of water to the largest city in the country, but they also give us some fantastic parks and pieces of scenery. Today I had the opportunity to drive through Cortlandt Manor and Croton on Hudson, and the reservoir views with autumn here were breathtaking.   Croton Gorge Park is the site of the Croton Dam, which along with Kensico Dam helped create the whole reservoir system.   Croton on Hudson is the village directly north of Ossining. It is a very charming locale on the Hudson with parks, great neighborhoods, and a large train station hub on the Metro North Hudson Line. My older brother and his family also live there. I used to camp at Croton Point Park as a Boy Scout, and I have many happy memories of the place. This market report is for single family homes in the Croton-Harmon school district. All data is from the Westchester-Putnam MLS. Last month I wrote the following observation: The median asking price of $624,450 is over 100k more than the median sales price, so I don't think we'll see a huge increase in volume until buyers and sellers are more aligned. Buyers want to spend less; sellers want more; imagine that.  Well guess what? See below: Only 1 home closed in Croton in August, and at $425,000, it sold for over $25,000 over asking. Other than that, sellers got nothing. This year I never got around to planning or planting a vegetable garden simply because I have been so damn busy and my husband simply wasn't feelin' it. Luckily for me, due to the lack of rain and mandatory limited use of water, I didn't have the disappointment and frustration others have experienced with their vegetable gardens.  I am going to come clean and mention the handful of times I did water (with guilt!) my butterfly garden and the recently planted shrubs I have in front of my home. Croton on Hudson's real estate market appears solid and on the upward trend compared to one year ago. The transaction total is up, the median sales price is up $15,000 to just over half a million, and there are 11 homes under contract, up from 9 last month in this beautiful village on the scenic Hudson River.   72 homes are available for sale, which is quite a bit of choice for buyers. The median asking price of $624,450 is over 100k more than the median sales price, so I don't think we'll see a huge increase in volume until buyers and sellers are more aligned. Croton on Hudson is a charming village located in northwest Westchester County in the town of Cortlandt.  This market report is for single family homes in the Croton-Harmon school district, which is not coterminous with the village but is close.  All information is from the Westchester Putnam Multiple Listing Service.  Prices are up considerably in Croton, but there were only 3 closed sales in May compared to 6 in May 2009. The area tends to be in close harmony with the school year cycle, so I expect a busy June because school is out and the stimulus deadline is June 30. 11 homes are under contract or pending sale, and there are 68 homes listed actively for sale. One of the ways for me to "keep it together" and live a more balanced life is running in the woods. Between the everyday nuances of having a child, a home, and business as a Realtor, running in nature helps me put it all in perspective.  Living in Croton on Hudson for the past 9 years has given me the opportunity to go off road, whether running or biking. When I lived in NYC, and having  passion for these sports(as well as inline skating)  it was easily fulfilled in Central Park, where I lived near and became a backyard of sorts (I actually became quite a skilled rider on blades or biking through Manhattan from the wee hours to rush hour, talk about adrenaline! ) I still do bike and skate but those adventures take a bit more time, and when I can I squeeze them in between everything else...

Arrowcrest is small, exclusive neighborhood in Croton on Hudson that has a beautiful view of the Hudson River and abuts Hudson National Golf Club. The striking thing about the development is the great job they did to blend Arrowcrest homes in with the wooded nature of the area. The builder did not "scorch the Earth" and clear cut every inch the way I have lamented in the past. This is not only prettier, it yields more privacy for the homes. Although the oldest home here is only about 12, the maturity of the Arrowcrest neighborhood makes it feel far more established.    The subdivision was built mostly from 1998-2000. I've got Croton on Hudson on the mind lately. It isn't because my older brother has lived there for 30 years or because I camped at Croton Point Park as a young scout dozens of times. It could be because the only Bed and Breakfast in all of Westchester County is here, or maybe the numerous excellent restaurants. The real reason Croton is on my mind is because I'll be leasing office space there in the near future, and I intend to do more business in the area in 2010.
