Yesterday, as I was driving back home from my afternoon appointment I was thinking about how powerful this concept of a Power Team can be when it's really done well.  It reminded me of one of my most successful and rewarding projects from when I worked at Procter and Gamble...we had a small power team...me (Marketing), a sales person and a finance person.  We were all top notch and we worked as if we were attached at the hip and launched a whole initiative in 3 months - from concept to execution w/ a sales kick off meeting.  We recognized right away that we were a Power Team and how together we were way more effective than any of us individually.  They started to call us the Dream Team. This is the market report for Chappaqua, NY for the 2nd quarter of 2011. It covers single family homes in the Chappaqua from April 1, 2011 to June 30, 2011. All data is from the Empire Access MLS.  In the 2nd quarter  of 2011, Chappaqua had 35 closings at a median sale price of $745,000. In the 2nd quarter  of 2010, Chappaqua had 37 closings at a median sale price of $773,000. Volume and prices are quite steady compared to the same time period last year. They are down just a little bit, but they remain steady.    There are 42 homes currently under contract at a median asking price of $899,000. This is the market report for single family homes sold in the Chappaqua school district for the first quarter of 2011. All information is sourced fom the Empire Access Multiple Listing Service.  In the first quarter of 2011, there were 15 closings with a median sale price of $946,500.  In the first quarter of 2010, there were 17 closings with a median sale price of $900,000.  I would characterize this as about even with last year. Median price is certainly up, but we're two sales behind. Chappaqua is stable, which is not surprising for such a nice place.  21 homes are currently under contract at a median asking price of $787,000 (one of them is  mine!). Okay, I can definitely stand to lose a few pounds - prob. at least 10.  I think April 1st will be when I get more serious about it...I will start swimming (I need to wait until the water is a bit warmer; otherwise I risk messing up this habit).  I love to swim as it's really relaxing and fairly easy to do (you don't get too sweaty either which is a nice bonus). Anyway, yesterday, I took 1 big step to help prime myself for April 1st.  I brought back the ankle weights!  This is a pretty simple way to lose some weight and tone your legs...doing what you are already doing...walking.  I bought these weights about 4 yrs ago - I think at Sears.  They are just 1 pound each and they strap over your ankles w/ velcro and are easily hidden underneath your pants. This is the walking tour I filmed today while the New York Times photographer took pictures.  This is not glitzy, but it does give answers and a good feel for the home. After the tour was uploaded, I printed fact sheets that included a QR code linking to the walking tour for people that drive by.  I believe that video will be taking a more prominent role in the sale of real estate going forward, and that walking tours like this are more desirable than virtual tours. There is nothing "virtual" about this. You are seeing the home from my eyes. Overall, it takes less than 15 minutes to take the video, upload it, and print brochures up with the QR code to the video that people can access as soon as they pull their car over and scan the code.
