Brookville is one of those villages that connotes luxury living.  Houses in this enclave of the North Shore of Long Island start at over $1 million and go all the way to almost $13 million.  There are still few homes built in the ‘50s but some new constructions have emerged in the last five years.  During the heyday of the Gold Coast era, this area of the North Shore is a playground for the old money and the aspiring nouveau riche.  Big mansions are scattered all over the place with sprawling lawns and a whole cadre of help to maintain these opulent estates.  Brookville is located south of Muttontown, north of Jericho, west of Syosset and east of Greenvale and Old Westbury.  Brookville does not have its own post office but shares with Glen Head - 11545.  Most of the properties in Broo...

Here is the story of a man's quest for that pot of gold and he found it by selling real estate.  In 1956, 17 year old Thomas Laffey arrived in New York from Ireland looking for his pot of gold.  He settled in Long Island and decided to sell real estate.  Through hard work, he was able to open his First Residential Real Estate Office in Long Island in 1974.  Over the next decade, Tom's sons joined the company and successfully opened 10 branch offices across Nassau and Queen Counties. In 1997, Laffey Associates made a big move and joined the Cendant Organization through Century 21's Fine Homes and Estate division. Today, Century 21 Laffey Associates, now run by Tom's sons: Philip Laffey, President, Emmett Laffey, CEO, and Mark Laffey, COO, has grown to the No. 1 post in The Tri-State Ar...

As the weather warms up in our area, there are various tasks ahead of us.  So is your garden ready?  You can't go digging in the garden as yet.  It is too wet and soggy.  If you dare do some digging now, the ground will become compacted.  Better hold off for a few more weeks.  The only thing I do now is to scatter some Epsom salt into the garden beds.  Why Epsom salt ?  If you read the label on the box, it says Magnesium Sulfate.  Magnesium Sulfate is a trace element that plants need to encourage new growth, promote greener leaf and bloom better.  Once the ground is workable, check the pH of your soil.  Gather 1 cup of soil from 4 different areas in your garden.  Put them in separate sandwich bags, label them where you get them and take them to Cornell Cooperative Extension Service an...

School Districts on the North Shore of Long Island are a bit confusing for some buyers.  There are areas where school districts overlap.  For instance, in Muttontown, some areas are in Jericho schools, some are in Syosset schools and some are in Oyster Bay-East Norwich schools.  Likewise in Brookville, kids go to different school districts - Jericho or Locust Valley.  Upper Brookville kids go to school either in Oyster Bay-East Norwich or Locust Valley school system.  These incorporated villages are so close to each other that sometimes it gets too complicated.  In Oyster Bay Cove, on some streets close to the water, you can have a choice of sending your kids to either Oyster Bay-East Norwich, or Syosset.  Not only are the school districts overlap, numbering is also a bit confusing be...

Can we hear something better these days besides news that are gloom and doom?  You'll get so depressed listening to the news day in and day out.  If you're smart, there is another way of looking at things the way they are now.  Find a way to make the economic downturn in your favor.  It could not be that bad unless you invested in Madoff.  We know we have to cut back on things to survive this downturn.  When the economy was great, we indulged on luxury items.  A few days ago, one of the news channels said now is not the time to cut back on gym activities.  I think he meant you do not have to cut back on physical activities.  Gym fees are expensive.  You don't have to go to the gym to get exercise.  Gardening and housework are valid forms of physical activities.   Every bit of extra mo...

Nowadays, majority wants to live green to save the planet for future generation.   Are you one of them?  Reblog from Steve Miller, Realtor of Keller Williams Realty - Coeur d'Alene, North Idaho.   Just the other day I was at our local Realtor Association taking a CE course on Green Housing.  This is a subject that I would naturally gravitate toward, regardless of the need for hours.  Now, I have always figured that when attending any training event IF I come away with ONE PEARL, it was worth going.  And, while this ‘overview' of the subject was very informative, one blessed pearl came to light that I didn't expect. We had a discussion about the hypothetical ‘needs and wants' as they pertain to housing of the usual generational groups... you know, the Baby boomers, Generation X and Y.  T...

Brookville is a wealthy incorporated village in Nassau County.  It lies between Jericho to the south and Oyster Bay to the north.  Homes in Brookville range from just over a million dollar and up.  In the early 1900's wealthy millionaires built immense estates in and around Brookville with sweeping vistas and a whole cadre of servants to maintain the high standard of living.  Today, the same luxurious living is still the stamp of Brookville living albeit on a much smaller scale.   In 2008, there were 16 homes sold in Brookville compared to 53 homes sold in Brookville in 2007.  That was a 70% drop in units sold.   At the time of this article, There are 4 homes under contract and 24 homes on the market ranging from $1,095,000 for a 4 BRs ranch to $5,995,000 for a 6 BRs colonial.  ADDRES...

BROOKVILLE AND UPPER BROOKVILLE LUXURY HOME SALES DOWN FROM LAST YEAR Luxury home sales in Brookville and Upper Brookville are slightly off from last year's number.  For the first 7 months of the year, there are only 7 homes sold in Brookville compared to 14 last year.  The market in Upper Brookville fared better percentage wise.  In Upper Brookville, there were 5 homes sold last year and there were 4 homes sold this year.   That's a decrease of 20% whereas in Brookville, the decrease was 50%.  Prices are also much lower this year.  Last year, Farm Ranches in Brookville were selling for $1,600,000 whereas this year, they only went for $1,500,000.  Colonials last year were selling in the price ranges of $2,400,000 to $3,400,000, whereas this year two Colonials sold for $1,825,000 and $1,...

The roses were first established as part of the Derby celebration when they were presented to all the ladies attending a fashionable Louisville Derby party.  The roses were such a sensation, that the president of Churchill Downs, Col. Lewis Clark, adopted the rose as the race's official flower.  The rose garland now synonymous with the Kentucky Derby first appeared in the 1896 when the winner, Ben Brush, received a floral arrangement of white and pink roses. In 1904 the red rose became the official flower of the Kentucky Derby.  The tradition was strengthened when, in 1925, New York sports columnist Bill Corum, later the president of Churchill Downs, dubbed the Kentucky Derby the "Run for the Roses".  The garland as it exists today was first introduced in 1932 for the 58th running wo...

Can you grow roses without the harsh chemical?  Yes, you can.  I attended a lecture series at the New York Botanical Garden last Friday and Saturday with focus on sustainable rose garden.  It is a pioneering endeavor sponsored by the Manhattan Rose Society and the New York Metro Rose Council.  The highlight of the event is the Great Rosarian Award given to a person who has made a tremendous contribution to the world of roses.  This year the recipient of the award is William J. Radler, the hybridizer of the famous "Knock Out" roses.Knock Out rose is the most popular landscape rose in the country now and is spreading around the world.  These roses are disease resistant and a couple of them are drought resistant as well.  There are gardens in Japan and as far away as Australia where Knock ...
