FICO Score and what you should know. There are alot of factors that your credit score gets based on but the top six killers are: 1. High balance.  -  "Johnson estimates that you lose 1 point for every percent of your credit limit that you use. I might be one of the few people who dreads Springtime.  Its not for any other reason but for the effect that it has on selling Real Estate.  Its bad - really!I have had sellers tell me that they want to wait until the springtime to list their home.  Now, don't get me wrong - I do understand their reasons - I don't think they understand mine.  1.)  Noses and Roses - Never fails - during the Spring months open houses should be called Nosy Neighbors.  Thats really all it is.  You have the neighbors out doing their own house work around their home - that they are not selling - they will stop gardening, washing the cars or windows to just "stop in and take a look".2.) Communions, Confirmations and Graduations - Ugh!  Way to much going on.  Serious buyers are NOT looking at houses when there...

Carnival turns 36 and I am hosting the party.  I almost feel like I am about to have hundreds if not thousands enter into my living room, I would ask you all to take off your shoes, but I think that might be a bit rude.  (just don't touch my breakables). When buying a cooperative apartment the buyers need to be aware that most corporations require a prospective purchaser to submit an application and this application could, or I should say WILL consist of the buyer submitting documents that contain personal and confidential information concerning the buyers employment history and finances.  Most likely the board will require a personal interview with the prospective buyer as well as all the people that will be residing in the apartment.  Trust me - this process is hard for any buyer and the scrutiny that a buyer under goes has been compared to having your finger nails pulled out one by one.  Ok, THAT might be a bit dramatic - but I kept you interested, didn't I?   When dealing with prospective buyers of a co-op, as the listing agent/sell...

Today as I went through my feedreader and I got hit with three articles about how well the NY market is doing incomparison to other States.  In article by the Real Deal "NY stays a float while the rest of the US Sinks"  the article states: "Spring has started out reasonably well," said Wendy Maitland, a senior vice president at the Corcoran Group. "I don't think it's a buyer's market at all.
