Santa Claus will be visiting Buckland Station at Fort Churchill State Historic Park December 17th and 18th! Everyone is invited to attend and have pictures taken with Santa.  Pictures will be taken by local photographer and Fort Churchill Artist in Residence, Richard Massey.  Children waiting in line for pictures will be able to make a small Christmas ornament to take home. Saturday and Sunday, December 17th and 18th from 10 a.m. to 2 p.m. Buckland Station is nine miles south of Silver Springs on Highway 95A.  Buckland Station is the large, two-story white building on the left, about half mile south of the railroad tracks.   The Nevada Department of Transportation (NDOT) will conduct a public information meeting to provide information and receive input on the USA Parkway Project, a proposed north-south transportation link between Interstate 80 (I-80) and U.S. Route 50 (US 50) in Storey and Lyon Counties. The purpose of the proposed Project is to provide an addtional connection between I-80 and US 50 in order to enhance accessibility and mobility between Lyon and Storey counties. The project would also provide transportation infrastructure to support existing and planned land uses and economic development in Lyon and Storey counties. I recently completed and earned the Short Sales and Foreclosures Resource designation.  I think the points concerning the home inspection are worth posting: As per contract.  If the contract calls for the home inspection to be done in five business days after the contract has been executed, the five days would start from the time of signing by the buyer and seller not from the time of the lender approval. The buyer would not be able to negotiate any costs or repairs if the home inspection was completed after lender's approval.  The lender's approval is based on a definite dollar amount to be realized at the closing and they do not allow for further negotiations. Silver Springs is the place to live if you want wide open spaces, views, recreational activities and living next to the wild Mustangs of Nevada. In the photo, the filly is watching the adults wade through the water, I guess she is not too sure about puddles yet? August resale of homes in Silver Springs is nothing to wade in the water about, but it's not drying up yet! There were no stick built homes sold in the month of August.   Silver Springs is still avoiding the massive foreclosures and short sales that are happening in neighboring communities.  Hopefully, Silver Springs can dodge the bullet!   July had two sales in the stick built homes.  One was a bank-owned that was listed for $123,000 and sold for $113,000.  The other was a regular owner/investor sale, listed at $182,000 and sold for $175,000 (my listing).   Five manufactured homes were sold and all of them were bank-owned: List price high  $101,900    low  $42,000, average  $70,820 Sold price high  $105,000  low    $42,000 Average $67,000 Average days on market were 180   August begins with 61 manufactured listings: 10 bank-owned, list price high $126,000  low  $45,000  average  $73,850   5 short sales, list price high $145,000  low  $43,900  average ...

Bank-owned #1 listed for $112,500 sold for $112,500 Bank-owned #2 listed for $138,900 sold for $130,000   One regular seller sale, listed for $249,000 and sold for $244,000   Manufactured homes had 3 sales, 1 regular, 1 bank-owned and 1 court ordered. The recession, state budget woes and rising unemployment continue to be the headlines.  Real estate is struggling, we all know that. This is the MLS data for the month of April in Silver Springs, Nevada. There were only two sales, both bank owned and both manufactured homes: #1  List price $91,000 sold for $80,000  1420 Fir Ave. #2  List price $59,900 sold for $58,000 1905 E. 4th St. For May we start off with 72 listings, 51 are manufactured homes and 5 are bank-owned, 2 short sales and 1 subject to court approval. Of the 21 stick built homes, 5 are bank-owned and 2 are short sales. The high list price for all listings is $309,500 and the low is $40,000 with and average of $142,705. Silver Springs, Nevada is a very small town, usually overlooked, but I think it has a bright future.  Rural, lots of land available and right in the middle of Fallon, Fernley, Carson City and the new highway coming right towards it. For March of 2009: 2 stick built homes were sold, #1 list price $99,900, sold for $97,000 @$74.39 sq.ft.
