I've been showing houses to a number of buyers lately and a frequent comment I hear is surprise at the number of vacant homes we encounter during our viewings. I've discussed this subject on the blog in the past so I thought an update to my "vacancy" table was in order.  See the vacancy rates for each of the Reno-Sparks MLS areas here.

Lately I've been bombarded with emails and flyers from developers and other agents touting the higher commissions they are now offering to buyer's agents.  Bring them a buyer, and I'll receive a 4%...5%...6%, or higher commission.  I've even encountered a Seller offering 10% to the Buyer's broker.  I suppose the thought is that higher commissions will result in quicker sales.  But do these higher commissions actually result in a faster sale for the Seller?  See my analysis of the Reno-Sparks recent sales data here.

Ok, so the dog that I found at my recent REO listing (read story in previous blog) was never claimed at Washoe County Regional Animal Services.  They have to make sure the owner has time to claim her.....why though I ask as there is no reason since she didn't have any food or water when I found her.  I asked the director of the Nevada Humane Society (which is a no-kill shelter) to take the dog after she comes out of her redemption period. She agreed and will be brought over.  Now I ask, who has room for this girl in their home?

I am very grateful for every business that I get and commit myself in helping my clients.        I sometimes wonder why we are so terrified of being sad or lonely or both.  Many people,  well-meaning I am sure, but due to ignorance or just not having the time to really listen would often dismiss someone who is sad or lonely as 'needing help'.  Now, dare I suggest, what if Sadness is good for us? This dog might need a home, please contact me if you can adopt her!Ok, so last Friday I get a new REO listing.  I asked my wife if should would come with me, and in exchange I will buy her lunch.  So after a nice lunch, we are off to investigate the occupancy status of my new REO.  It amazes me on how to find your REO on any given street, just look for the dead grass with junk, that is usally a dead give away!  And, sure enough, when we pull up, it has dead grass and junk.  We go to the front door, looks vacant and viola there is a power termination notice on the front door and a fedex package from a bank, dated in August.  Front door is locked.  Hmmm, let's try the garage, and yes it is open.  So I go in.......into the kitchen, stuff on the counter, nothing in the fridge, a dog bed in ...

Each quarter our broker distributes housing metrics and charts for us agents to use as we see fit (pricing presentations, buyer consultations, etc.).  Third quarter numbers presented no real surprises.  Residential sales are down year-over-year in terms of units sold (16% decrease), $ volume (19% decrease), median price (7% decrease) and average price (4% decrease).  However, the median condo price has actually increased 18% y-o-y.  See the numbers here.

September's numbers show some dramatic changes.  The first is the relatively few number of Solds for the month.  258 Solds represents a 25% decrease from last month; a 33% decrease from September of last year; and a 57% decrease from September of 2005.  To look at the impact of this number another way: There are roughly 2,500 active real estate agents in the RSAR (Reno Sparks Association of Realtors).  September's 258 sales equates to one sale for every ten Realtors.  The last time less than three hundred homes sold in a single month period in Reno-Sparks was January of 2000.  read more

With close to 6,000 resale (not counting new subdivision) homes on the market ~ I would say DEFINITELY YES!.  Whether it's a condo or a home.  Buyers are getting very picky.  I currently have a buyer who has seen close to 30 houses.  She is credit approve and very motivated.  We view five homes every week.  She likes a certain floor-plan of a model.  There were eight homes of such floor-plan within one mile radius of the neighborhood that she likes.  Eight! That is a lot!  The one that she picked and decided to submit an offer is the one that was professionally staged.  Out of the eight homes it was competitively priced and showed well.  She was emotionally attached to the home.  We stayed longer in this particular home because she was able to imagine her own furniture in the home and h...

Many of the sellers who bought just 2 years ago are between a rock and a hard place.  If they must sell now they are probalby going to get less than their home cost them 2 years ago.  Especially the folks who took out arm loans with a 2- 3 year cycle --they are looking forward to higher house payments.  The people who took out a home equity line on top of their mortgage are in for hard times too if they must sell.  I caution sellers to make a deal with the lenders before getting into foreclosure to save their credit.  Also in this market its good to keep all your options open including the benefits of lease options to purchase.  Finding a buyer can be hard in this market so that offering a lease option to purchase is a great idea to keep the home bringing income in.  This way the home i...
