What is the view of your office?  The office that I used to have from my previous job was in a basement.  No daylight, no fresh air, but it was huge.  So my current office is such a treat.  My office gets plenty of sunlight, descent size, some mountain view, and has a rock wall nearby.  This rock wall is home to many creatures.  Just to name a few, I often see rabbits, quails, blue jays, lizards, and squirrels. It will get real hot here in Reno beginning Thursday night (August 1) and remain hot for a full 10 days.  I am not talking about the weather.  I'm talking about one of the biggest events to be held in Reno each year. The annual Hot August Nights event began 22 years ago in celebration of the rock-n-roll era (the 50's and 60's) and has developed into one of the biggest classic car shows in the world. It is estimated that over 800,000 will attend the 10 day event with over 5,000 cars registered as official participants. Another 5,000 classic cars will be seen in town, although not as official participants. Profits from many of the Hot August Nights events are donated to local charities. Hot August Nights is a "sold out" event each year. Almost every hotel and motel in the Reno-Sparks area...

Ninety days have passed since I took a snapshot of the Pendings on our MLS. Readers may recall I followed up with a check of the status of these "pendings" at 30 days and again at 60 days. So how have the pendings fared after ninety days?  As has been the case with the 30- and 60-day observations, those pending listings with a status of "Active-Pending-Loan" continue to exhibit the highest probability of closing - with 88 % having closed within ninety days.  On the other end of the spectrum, those pending listings that had a status of "Active-Pending-Short Sale" had the least probability of closing - with only a little over a third (36%) having had closed, even after three months.  It should also be noted that after 90 days, 38% of those pending short sales had dropped out of escrow; ei...

Foreclosure is a hot topic in our area. Nevada is one of the leading states that are suffering from this epidemic.  Reno (Washoe County only 4% foreclosure rate) is not suffering as Las Vegas (Clark County 88% foreclosure rate).  Our foreclosures are selling within 90 days.  Some even receive multiple offers. When I say foreclosed homes, I am referring to real estate owned and bank owned foreclosed homes. The Reno City Council recently approved funding for improvements in the city's currently existing recreational facilities.  This includes improvements in tennis courts, public pools, recreation centers, parks and public golf courses that will take place over the next two years.  Most of this money will go towards repairing or replacing roofs, updating plumbing and electrical and upgrading the fire safety systems.  Some of the money in this $7.5 million package is earmarked for making more noticeable improvements to users, such as improving the exterior as well as making the interiors more comfortable and aesthetically pleasing.  The council is still working toward a longer-range plan of constructing additional recreational facilities to accommodate the growing Reno community by working ...

Don't you want something creative for your flyers and print ads?  I just learned something new today.  My nephew introduced me to this new website, and I thought to share it with you.  It is http://www.dafont.com/ You can download fonts for FREE.  It has a real handy preview feature.  You can type a word and preview it in different styles prior to downloading.  The possibilities are endless. Well...at least June's median sold price drop was not as dramatic as May's, but we're still looking at a new low... $254,000.  On the plus side, units sold for June was way up.  With 387 residential properties sold in June, that's an increase of nearly 13% over May's number of Solds.  In fact, it's even higher than June 2007's 378 units sold. The Feds have taken over IndyMac, one of the largest providers of mortgage loans. IndyMac provided loans to the in between borrower. A borrower, who was not considered prime but was not a sub-prime borrower either. For you the consumer this means that if you are not a prime borrower finding a loan product to match your financial situation will be a little more difficult. The mortgage credit crunch will be a little tighter. There are still loan products available and still financial institutions that will step into the gap to provide these types of loans but they will be fewer and farther between. What is going on with Centex? With a Photo of Reno, NV   Cyan by Centex now has their flood certificate. This community is no longer in the Flood Zone A.  Construction time however is somewhat slow. A real estate professional in our office has clients who are still waiting for their home to be built.  They have been since January! Here's another interesting rumor. Someone told me that Centex has sold all of their undeveloped land in Nevada.  I heard that they are planning on finishing up on all of their communities and leave Nevada for good.  They are not planning to invest in Nevada anymore. Wednesday, June 18, The Planning Commission denied Flying J's application for a master plan amendment to the McQueen Neighborhood Plan to rezone a parcel located at I-80 and Robb Drive from Single Family Residential (large lot residential) to Special Planning Area. I am not denying that the truckers need a place to stop, eat, sleep, etc. I just don't think Reno needs to have 4 truck stops. Currently there is Boomtown, Sierra Sids and the Alamo Truck Stop within a 15 mile radius. Reno does not need another and especially not in a residential area.
