Thank to the Reno/Sparks Association of Realtors for the updates home sale statistics for February 2014. You can view the full report by clicking the picture to the right and below is a brief explanation of the main data. Median sales price jumped up to $235,000. A 6.8% jump from January 2014 and up 23.6% from Feb. 2013. This is the highest amount since the bubble. The biggest jump came from regular sales at 8.1%, REO/bank owned fell 2.1%, and short sales went up 1.7%. Remember, normal market appreciation is 3-5% per year. Units sold was up 7.1% from last month which is typical because we're leaving the slower cold month market. Reno Real Estate Market in February 2014 Spring is in the air.  The sun is just now beginning to peek its shiny face out from behind the clouds.  The Reno real estate market in February 2014 saw a slight change from the previous month. While the number of active Reno listings has remained similar to those in January, the mix of homes on the Reno real estate market in February 2014 has made an interesting shift.  For example, short sales now make up 30% of the Reno real estate market...a 6% decrease over the previous month.  Also, Reno homes for sale in the $400,000-$500,000 and $600,000-$700,000 price range have seen double digit increases (20% and 24%, respectively).  This seems to indicate that Reno Sellers are confident enough in the market that they believe their homes are now worth...

Since June of 2013, we have seen a leveling in Reno-Sparks homes median price that has continued into January 2014.   Summary A month-over-month decrease in median home prices in Reno-Sparks is following the settling trend we have seen for the past eight months. Reno-Sparks Median Home Sales Price January 2014 median price was down -4.3% to $220,000 compared to $230,000 in December 2013 and up 21.3% compared to $181,300 in January 2013. Median price is defined as the mid-point, where, for the time period identified, the price for one-half of the sales are higher and one-half are lower. Reno-Sparks Homes Sold January, 2014 homes sold was down -29.8% to 346 compared to 493 in December, 2013 and down -3.9% compared to 360 in January 2013. There is a deadline approaching. March 1st is the deadline for Nevada Business licenses. I have heard that the Secretary of State is going to take the license holder information from the Real Estate Division and cross reference it against thier business license records and those who are in non compliance will be forwarded to the State Attorney Generals Office to face penalties. These can be as high at $10,000. Wow looks like it could get serious. A recent talk given by NVAR Counsel confirmed this. I wonder once these are filed how many local Jurisdictions have access to this info and will start looking to those doing business in their jurisdiction to come on down and get a license. Thanks to Ticor Title and Erin Schiller for the foreclosure statistics from January 2014. You can read the full report and commentary by clicking the picture to the right. Below is a brief snippet. Notice of Defaults (start of foreclosure) were up 3 compared to last month. No major change as SB321 is still keeping foreclosures down. Notice of Sales (house sent to courthouse auction) were up 58 to 190 which is somewhat of a jump but many of these are being postponed due to short sales and loan mods. Trustee Deeds (the house sold at the courthouse) were two up from December but still lower than what we've seen in the previous months. Below is a brief overview... The median sales price rose to $229,500. $4,600 above November and up 23.1% from December 2012. Units sold was up 1.9% from November and down 1.6% from December 2012. Average days on market was up 7.1% from November and down 1.6% from December 2012. Regular sales average 83 days on market before closing. The average sold price per sqft. fell a little to $128 per sqft. If you've been watching properties you'll notice that many properties are using price reductions to sell. Thanks to Ticor Title for the December 2013 foreclosure statistics. The full report (including market stats) can be viewed by clicking the picture to the right. Below is a brief overview... Notices of Default (start of foreclosure) fell to 32. Notices of Sale (heading to auction at the courthouse) went up a little to 132. Trustees Deeds (sold at the courthouse or back to the bank) fell by 1 to 73. New REO listing fell in half to 15. Summary: More months of no inventory and a lack of good options for home buyers.
