The absorption rate for Las Vegas Valley Area Short Sales has swung from a stable market back to a buyer's market. Inventory has DECREASED -130 units.  Under Contract has DECREASED by -481 units.    Sold units have INCREASED by +1006 units. Yes, it has happened again! I am seeing this happen more with my Las Vegas Short Sales. Every Las Vegas Short Sale is different but I strive to get my clients the best possible solution for their situation when doing a short sale. Sometimes the seller may have to make a cash contribution or do a promissory note to make the deal work. This is not the first time I've received a Las Vegas Short Sale Approval where the Lender Waives Deficiency Right. Recently we received Wells Fargo Short Sale approval with the lender waiving the right to pursue a deficiency judgment.
