In my latest video you can see the BILLIONS in Las Vegas Construction going on right now and more coming soon, both on and off the Las Vegas Strip. Everything from new resorts, arenas, sports venues, technology and businesses to diversify the economy and add new jobs. The amount of new projects extends throughout the valley is already amazing, and there is more starting or proposed to be coming soon. While I couldn't possibly cover it all, you will get o see a variety of some of the major developments taking shape. Of course, while it's been great for the construction industry and vendors, there's somewhat of a downside to having all this happening.  It's had an effect on new home builds, and when you see all that is taking shape you'll begin to understand why.   So hop in, for a video ...

Old Vegas Bob might finally be headed home to Las Vegas Ever since the real estate market crash in 2006 - 2007 I have struggled on keeping a steady job in Las Vegas Nevada working as a glazier (glass installer). In 2014 I had to move to the Bay Area in northern California to work construction. Finally now after all these years Las Vegas has finally picked up in construction. Sure Las Vegas has had construction during the years between, but not enough to employ me or my younger brother that also works as a glazier. It has been very frustrating working in Las Vegas in construction for 14 years and then having to move to California because of some crash in the economy. My brother and I are really looking forward to getting back to Las Vegas and it has been more difficult for my brother bec...

Business Opportunity For Robert Vegas Bob Swetz While visiting in Las Vegas weekend over the Fourth of July Vegas Bob had breakfast with one of his business associates. Is was brought up that one of the largest contractors of new homes and small commercial work wants my business associate and I to do all the glass work.Vegas Bob's partner mentioned that I could make 2-3 times more money working in Vegas vs the Bay Area, choose my own hours and visit Alaska anytime I want.So Vegas Bob has some serious thinking to do in the next several months and could possibly be on his way back to working and living in Las Vegas Nevada.

Finding mold in your property can be a serious issue due to the dangers of the different types of mold that exist. As a property owner, you are responsible to fix the issue and if you are renting out the property, you are responsbible to make accomodations so that your tenants are able to leave the premises if need be. Every state has different laws in place to protect tenants and property managers. In Nevada, a landlord has a least two days to fix or try to fix an issue. The time starts as soon as the tenant informs the landlord, in writing, that they found a problem. A mold issue falls under habitability issues which falls under the owners responsibility. Habitability issues also include, plumbing, leaking roofs and bed bugs. Tenant Responsibility The first step to take if any type of...

Las Vegas High-Rise Condo's seem to have gained a lot of popularity once again.  As the strip grows and more venues and attractions are built creating a constant flow of events at the T-Mobile area and soon the football stadium, the interest in highrise living seems to be increasingly growing.  The availability of financing high-rise condo's was slim to none for several years due to a variety of factors. Now, with lenders back in the space providing the availability of financing in many of the Las Vegas Strip high-rise condo's once again perhaps could be another big reason for increasing popularity and demand. While not all lenders are able to finance high-rise condos, and not all high-rise condos are able to be financed, for the most part, there is sufficient availability that is worth ...

Las Vegas, as we know, was the foreclosure capital of America during the recession. Job losses soared as borrowers throughout the valley fell behind on their mortgage and lost their home to lenders. But in a break from recent history, Las Vegas is showing signs that its mortgage woes, at least in one way, are not as bad as they are nationally. Locally, 4.3 percent of borrowers were at least 30 days late on their payments in February, compared to 4.8 percent nationally. It was the seventh consecutive month that Las Vegas’ mortgage-delinquency rate was lower than the U.S. average, according to figures from housing tracker CoreLogic. Even if homeowners have financial problems, he added, the market is strong enough so they can sell their house, letting them avoid foreclosure. Still, Las V...

Banks are slamming the brakes on foreclosures in Las Vegas, and at first glance, the numbers are encouraging, even amazing. Some 30 homes a month were hit with default notices in both August and July, compared to a monthly average of around 380 in the six months prior. At the same time, creditors scheduled upcoming auctions for around 75 homes in July and 85 in August. Before that, they were scheduling an average of 235 auctions a month this year, according to housing tracker Attom Data Solutions.Does all of this mean that Southern Nevada — the epicenter of America’s foreclosure crisis after the economy crashed — has (finally!) shed its repo woes? That the blue-taped foreclosure notices are, once and for all, disappearing from neighbors’ doors and windows? My advice: Don’t get too excited....
