The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement. Inventory has INCREASED by +436 units.  Under Contract has DECREASED by -255 units.    Solds have INCREASED by +71 units. Home sales in El Capitan Ranch, a community in northwest Las Vegas, NV rebounded nicely in the 4th quarter of 2007. Twelve homes closed, doubling the results from the previous quarter. The rally helped limit the annual decline in activity to 13%. A total of 39 homes were sold in 2007, compared to 45 in 2006. The existing resale inventory of 27 homes, (plus 2 with accepted offers) represents a move toward a balanced market. Homes in El Capitan Ranch are close to the I-215 Beltway, and the recreational options of Red Rock and Mount Charleston. Home sales in El Capitan Ranch, a community in northwest Las Vegas, NV fell by about 50% in the 3rd quarter of 2007. Just six homes closed in the period, after 11 homes sold in the second quarter and 10 in the first. While closings were down, existing resale inventory also reduced to 32 homes, plus 7 with accepted offers. This still favors buyers, so sellers need to price competitively and market aggressively in order to generate showings and attract offers.
