Can I Deduct Losses on Investment Property? This question came up recently in a conversation.  So I started asking CPA's who answered the question and sent me to the IRS website.  What I found follows. The general rule is that you can’t deduct a loss on the sale of your personal residence. If the house is “an asset that was purchased for investment purposes only, with the intention of incurring a profit and not used for personal purposes, then the loss would be deductible as a capital loss,” says Brittney Saks, who heads the U.S. Personal Financial Services Practice at PricewaterhouseCoopers. On the short sale list we have 5 price reductions, 1 new listing, 3 new escrows, 1 back on market and 1 sale to report. The home at 542 Spencer Way listed for $649,000 sold for $600,000 02/16/2012.  The new listing at 803 Rosewood (Incline Creek Estates) is a real deal at $825,000. On the REO list we have 1 new escrow, 1 price reduction and 1 sale to report. The home at 966 Little Burro Ct. listed at $550,000 sold for $537,000 01/31/2012. If you have not heard, the Obama administration introduced a congressional request to extend the Make Home Affordable Act waiver of IRS taxes on forgiven debt for owner occupied short sales to January 1, 2015.   Not much in the way of changes from last week’s update.   On the short sale list there was one price reduction and one sold to report.  The home at 915 Fairview listed at $650,000 sold 01/26/2012 for $650,000.   On the REO list we also have just one price reduction to report and one sold.  The condo at 872 Tanager #12 listed at $79,900 sold for $69,900 01/20/2012.   We finally have  snow. We have needed it and people are in the area. What’s Ahead for Home Prices in 2012 The median home price in the U.S. has plunged nearly 40% in a little over five years, but the worst is definitely over: The market has finally wrung out the last excess valuations born of the housing bubble.
