     2011 Incline Village/Crystal Bay Market Report Single family home sales are down approximately 16.5% from 2010 to 2011 with only 96 sales reported by the MLS in 2011. Condominium sales are down approximately 6.25% from 2010 to 2011 with only 135 sales reported by the MLS in 2011. 2011 was mirroring 2010 sales through the first three quarters with a sharp drop off in sales in the last quarter leaving 2011 behind 2010 figures.   Since most of our buyers are discretionary buyers, the grid-lock in Washington in the last quarter delayed many purchasing decisions by buyers.   This may continue to be a significant factor in 2012 sales.  The median sold price for single family homes dropped approximately 8.1% from 2010 to 2011 with the MLS reporting a median sold price of $771,500 in 2011....

As tax refunds are prepared, Village League reminds residents to file W-9 forms   INCLINE VILLAGE, Nev. — Last week, Washoe County Treasurer Tammi Davis told the Washoe County Commission that refund checks will start to be issued to Incline Village/Crystal Bay taxpayers by the end of August.An important part of the refund process, however, according to the Village League to Save Incline Assets, is the fact Washoe County is required by the IRS to receive a completed W-9 form from each taxpayer before the interest portion of their payment is issued.Property owners can submit W-9 forms in advance to speed the process, according to the Village League, by downloading a W-9 form here: http://www.irs.gov/pub/irs-pdf/fw9.pdf.Each W-9 must be submitted with a signature or APN (parcel) identifica...

  The market data charts for Incline Village-Crystal Bay Nevada YTD period ending November 30th each year from 2004 to 2011 reflect the following.    The median sold price charts indicates stabilization of values in 2010 and 2011 with only marginal decreases in median sold prices in 2011.   We should finish up the year down about 10% in the number of sales from 2010.         Incline Village Multiple listing Service Data   From a high of 212 homes sales in 2005 to just 92 home sales in 2011, the number of sales has decreased approximately 56.6%.   Comparing the same time period in 2010 versus 2011, home sales are down approximately 12.4% in 2011   Likewise, condominium and Planned Unit Development sales are down approximately 66.2% from the high of 358 sales in 2004 to just 121 sales in...

There does not seem to be much of an end in sight for distressed properties and Foreclosures in our market, although our Real Estate Market in Incline Village is not REO (Real Estate Owned or Bank Owned) driven.  We have our fair share of distressed properties and that does not seem to be declining, especially in light of the Real Estate Market today, but the number of REO properties on the market...Read more...
