Lincoln County, NM Real Estate News

With Independence Day around the corner, fireworks are being used across the country by all types of people. Whether it is against the law or not, hundreds of thousands of people across the nation will be purchasing fireworks from their sources. My suggestion would be (do not) purchase fireworks and go to a place where professionals shoot them off or watch them on television, fireworks can cause serious injuries.  Not only can fireworks cause serious injuries but fireworks can cause forest fires and you know the story of Smokey Bear (Hot Foot Teddy)? Smokey Bear is a true story from Lincoln New Mexico of a baby bear that was found during a forest fire, and his paws were burned. Some fire fighters helped bring Hot Foot Teddy back to health after treating his injuries and the rest is His...

Computer Chips Extraterrestrials Real Estate Industry Robert Vegas Bob Swetz     On July 4th 1947 in Corona New Mexico (60 miles north west of Roswell) several UFO's Crashed. With recent rains inundating New Mexico, Ruidoso recieved a good soaking for the 2nd week in September. Annual rainfall now totals about 16 inches, and at least 6 inches fell this past week, depending on location in Lincoln County. The Ruidoso River in the Upper Canyon has flowed very heavy as a result of rains on the mountains west of town. We are fortunate that so far the bridges have held, and the river has not left it's banks. Many locals remember the big floods of 2008, where several bridges in Ruidoso were destroyed, and some homes in the Upper Canyon were damaged. Here is a recent photo of the Upper Canyon - Ruidoso River flow, from bridge 2, located along Main Rd.     The Youtube video footage of the Rio Ruidoso is shown here.   For property listings in the Upper Canyon, visit R...

The forested trails around Ruidoso are many. Although, some of the Lincoln National Forest and White Mountain Wilderness trails were damaged in last year's Little Bear Fire, there are many trails that were not. I have recently began a photo blog with more details on some of the area trails. The Grindstone Canyon Trail now measures over 4 miles, but continues to expand the system of additional trails in the area. This trail is very close to town, and other outdoor activities, including the Ruidoso River Trail and the Inn of the Mountain Gods Resort. Please visit my latest updates on the Grindstone Canyon Trail, and other scenic images around Ruidoso.

Using Color to Stage a Home Sellers are getting more involved in staging their homes than ever before. Buyers in Ruidoso see model homes, DIY shows and more and expect every home they tour to be just as grand. But it takes work and sometimes money to stage a home properly. Starting with a black canvas is easy but working with what you have can be difficult. It may come down to a simple color change though to really make all the difference in the world. Here are some tips when it comes to color and painting. You don't want to scare buyers away but you also don't want them to be bored when walking through the home. You have probably heard the word neutral thrown around a lot when staging but this doesn't mean drab. The best way to get a sense of what your competition is doing is simply to...

SEO Client: "I want to ramp up the SEO this year and willing to put in huge, exorbitant bucks to make it happen"   Isn't that something every SEO professional wants to hear... but it really isn't about throwing as much money at the issue as you want and hope it does it all for you. This was my response to him.     Hi Scott.    There are a hundred different SEO marketing companies you can pour your money into but they all basically do what we do.  There are a few different directions we can go here. You COULD use Pay-Per-Click for SEO. That's where you pick a keyword and Google will throw your site up on top of the search engines for that keyword as long as you keep paying.     If it's a popular keyword they may charge up to $3 per click. You set a certain amount of budget for that servi...

We are beginning to see some positive signs in our local real estate market. The sharp declines that occurred in 2008 and 2009, are beginning to trend upwards. Activity is up as buyers continue to look for bargains, and take advantage of the high inventory of available homes for sale. Home buyer tax credits may have had some impact, but not as much as they have in areas that have more first time, and primary home buyers. The following press release was recently issued by the Ruidoso/Lincoln County Association of REALTORS. ———————————————————————————————————————- 1ST QUARTER 2010 HOME SALES INCREASE IN CITY AND COUNTY OF LINCOLN AS MEDIAN HOME PRICES RISE (Ruidoso, NM – April 9, 2010) The sky is not falling and home sales are on the rise. The market is stabilizing and total sales of real...

There has been a lot of interest in log cabins this winter in Ruidoso. The snow and ski conditions have made many people think about owning a log cabin in Ruidoso, and how nice it would be to sit and watch the snow fall with a fire burning in a big rock fireplace. Currently, there are just over 20 log homes or cabins for sale in the area. Prices range from just over $200K to $1.5M. the median price is $485K, with median square foot price at $199 / sq. ft. Keep in mind that there are a number of small rustic cabins for sale, which may have “log siding”. This is not true log construction, but has the look of logs, and may be priced much lower than larger homes made from real logs. Visit these links to view currently available log homes, and lower priced cabins: Log Homes for sale in the R...
