A new trend in Santa Fe real estate today is all about making existing homes more green and building green homes. What is a green home? In general, a green home is environmental friendly in its design and energy efficient in its use of natural resources. A green home begins with the intention of reducing a home’s impact on our environment and on our health. Homes in America now are responsible for 22% of the total energy consumption as well as 21% of total carbon dioxide (CO2) emissions. By taking advantage of passive solar construction, green building technologies, built with local materials, photovoltaic renewable energy systems, environmental friendly or xeriscape landscaping to reduce water use and green renovation improvements; your home’s use of energy can make in reducing the ca...

Do you ever turn a corner and see something new? Santa Fe from behind the camera is all about what I often see next. This climbing natural wonder caught my eye as I rounded a corner behind Rio Chama on my early morning walk. The restaurant was still asleep and the parking lot empty as I took a walk downtown near our round State Capitol. This gentle Wisteria vine now with leaves wide awake and gently leaning against an adobe wall whispered “make my picture” and tell my story. Many of you may know this perennial climbing vine. It has traveled and taken root in many communities in America. What you may not know is its roots are native to China. How and when its seeds arrived in Santa Fe might just be another story. If you love Santa Fe, just favorite my blog and stay tuned to what I see n...

Hello! Residential land is selling in Santa Fe, New Mexico! Here is one more example. This residential building lot at 1409 Hickox St is now SOLD. We represented the Seller of this bank owned lot located within 2.5 miles of Santa Fe’s Historic Plaza and within 500 feet of the original Camino Real Trail. The asking price was $75,000 and there was bank land sale financing available with incredible terms: 20 percent down, 5 year balloon and a no build requirement. This dirt was deal and a smart buyer did the math and jumped off the fence. Now, it is not too late for you if you are looking to buy land in Santa Fe and perhaps buy and hold. Financing does give you this rare opportunity to make this strategy a reality. We have several other bank owned lots all with the same financing terms. He...

What on earth is "talking" Santa Fe? This is a very short list of many of the main words that today make up our local lingo which is sometimes called "talking" Santa Fe. Many of them were words I began to learn when I first passed through Santa Fe in 1968 and then finally settled here in the early 1990’s. Others are the ones “you” frequently ask me about all the time when we begin the process of helping you relocate to Santa Fe to make your lifestyle change.Acequia - A hand-made irrigation ditch for water maintained by a local community association organized to share the water and distribute it to its members. Spring cleanings of the ditch are major community events.Adobe - Hand-made sun-dried clay or mud in the form of bricks for use as a building material; a style of home as in pueblo...

For most people, a rose is a rose is a rose, except in Santa Fe. Here we have a park of roses officially named the Cornell Rose Garden but called “Rose” park by the locals. It is an extraordinary peaceful place to be to not only smell the roses but to soak up the beauty of nature. It truly is worth getting of your car to wander amongst the flowers and sit down and listen to the birds. This is what I did this morning on my way to walk in a different neighborhood. You might be wondering about the rest of the story. This is a City of Santa Fe park. It was dedicated to Harvey Hiram Cornell, a landscape architect who lived between 1893 and 1962.Today, it is both an inspiration and relaxing venue to sit and enjoy being surrounded by a garden of roses. The Park is public and open 24/7 with par...

It was only due to the vision and quick thinking of those pre-Statehood Santa Feans that railroad tracks first arrived in Santa Fe in February of 1880! New Mexico was still a “territory” back then and it was through the collective efforts of our territorial citizens who made certain our mountain community would not be without tracks and train service. They made it happen the old-fashion way by subsidizing the effort themselves. There was no federal stimulus package or state government economic development plan to make this a reality. Santa Fe was only a territory of the United States! The train and the tracks arrived only through local efforts. Why? Every community wanted to be connected to the best, new transportation technology in the 1880’s... including our territorial city of Santa...

This is a real estate story about how to sell a short sale FAST!  First, let me start at the beginning. Imagine it is 2008 and you are a home seller in Santa Fe, New Mexico attempting to sell your home before the housing market collapsed (that was in 2009). Your lender tells you that your home is underwater and you have no clue what that means since Santa Fe is not known for flooding. What do you do? You ask some friends and they tell you to call Emily Medvec. My phone rings and you tell me you have to sell your home before the bank forecloses on you. I learn you got so scared you moved, the home was empty and a friend could give me the key. The bottom line was there was no time. First, I did all the normal things: market analysis, listing agreement, obtained a release to “talk” to the...

In Santa Fe, a Ristra rules! And in the same way eating Chile can become addictive, so does having a Chile Ristra hanging on the portal (porch) of Santa Fe home. Ristra is the process of stringing chile peppers together and then hung outside the home on every available wall to finish drying. The tradition began with the farmers harvesting the chile in the fields and then bringing them home to string and dry. Today, a red chile ristra outside your door is sign of good luck and a ready supply of chile for your next cooking adventure. And in the same way eating Chile can become addictive due to their endorphin release and catalyst for pleasure, so can living in Santa Fe. If you are tired of just visiting Santa Fe and ready to experience our addictive lifestyle all the time, then let’s get...

There are moments when Santa Fe expresses itself beyond being the City Different. These outtakes from our traditional Pet Parade is one of the events. In fact, everyone seems to mark their calendars and start talking about Fiesta months ahead and as soon as the snow begins to melt.Perhaps because the weather accelerated from a mild winter to a late spring, I am always back walking on our Historic Plaza. And then I remember... Desfile de los Ninos and our amazing Pet Parade. You see, Santa Feans love their Historic Plaza and given truly any opportunity in the past 402 years parades will quickly become a tradition. The celebration of Fiesta is one of those amazing smartphone moments (formerly Kodak) moments when it seems all Santa Feans come together with their pets and parade together t...

Are you curious about what on earth “The Cat Dragged In” to Santa Fe, NM?You can find out by going to one of Santa Fe’s hottest ReSale stores – “Look At What The Cat Dragged In” run by theSanta Fe Animal Shelter and Humane Society. This store is becoming one of Santa Fe’s hottest resale destinations to both donate and shop and network by “shopping” for animal care. Imagine shopping to help save animals and discovering many real treasures at the same time. I can’t begin to tell you about all of my finds. However, one of my favorite discoveries was a Kodak circa 1935 Six-16 Folding Camera! Given that Kodak is not bankrupt and Instagram just sold of $1,000,000.000 (1Bn) - it is clear photography has changed in my lifetime. And most likely my vintage camera has some new value! Next time yo...

Here is a weather quiz from Santa Fe. Why is there no snow in my driveway? What a difference weather can make on expectations, plans and real estate. Here is what happened. Yesterday, it began to snow in Santa Fe following a day of nearly 81 degrees. It was a very unexpected wet heavy snow. It was still snowing at 10 PM last night when I brushed the snow off my about to be lilac blossoms to save their delicate branches. I woke up early this morning to clear my car and driveway for another real estate adventure. To my surprise, I discovered this scene waiting for me. Why do you think there is no snow in my driveway or on my dirt road this morning? Let’s see if you have any ideas? Here is a clue. I did not clear the driveway. I will be back after our Santa Fe Properties office meeting ...

What a difference a day makes... in real estate and in Santa Fe weather. On Sunday, April 1st, 2012, I wore sandals and spend the day behind the camera making images of our remarkable early spring in Santa Fe, New Mexico. Today, on Monday, April 2, 2012, a day later or as the song “What A Difference A Day Makes” made famous by Dinah Washington says twenty-four little hours, it is snowing! What a difference a day made and instead of it being “you” as the story goes in the song, it is Mother Nature. She clearly has her own schedule and if winter wants to follow spring, it is clearly her call. As for my singing the blues about the weather, not a chance. I love Santa Fe and all her seasons whenever they happen. We are known as the City Different for a reason. As for tomorrow, I expect to s...

Being behind the camera whether it is a smart phone, iPad or digital camera is often where I begin my day. My daylight savings time day began with another opportunity to see a new Santa Fe snow painting. Lately, our winter has been arriving in the dark and leaving us with snow painting surprises in the morning. This tree caught me eye because of the happy tweeting bird sounds from within her snow covered branches. And of course, the moment before I clicked the shutter, they flew off leaving this glorious snow painted pinon (the name for our Santa Fe pine trees) behind. After all some birds are shy!Santa Fe is in the high desert of the southwest. This means we live at 7500 feet and are blessed with four seasons. Like the landscape, we are learn to adapt just to be in the truly magical ...

I think snow paints when she falls. Which is why I love Santa Fe's seasons. It is March in Santa Fe and winter decided to pay us a visit in the night like a gypsy.By dark, it looked like a mini-blizzard with all kinds of warnings about winter. Now, winter has come to Santa Fe for centuries and frankly I fail to understand why anyone has to be warned. It is as if snow is an enemy or something. For our community, snow is a blessing because it is water. At the same time, when daylight arrives and the snow has settled, the landscape in my Northside Vista Encandata neighborhood is transformed into another one-of-a-kind moment. I made this image around 8:30 this morning facing east looking towards the Sangre de Cristo mountain range. It was still snowing in the mountains when I clicked th...
