The lst Snow arrived in Santa Fe yesterday, October 24,2022 on the crest of the Sangre de Cristo Mountain range seen here from a vantage point on Old Taos Highway overlooking the Vista Encantada subdivision. Beautiful, isn't it! The Santa Fe City and County home inventory remains LOW at 373 properties but with a slight increase from 317 properties a year ago. The median sales prices between Sept 23 - Sept 29, 2021 is what it is at $680,000 from ($575,000) a year ago but with a drop of only 31 home sales (from 47) from a year ago in both the city and county. There is still steady buyer demand due to our Santa Fe, New Mexico destination. At the same time, you will see fluctuation and changes within the Seller market due to Low Inventory and now rising mortgage rates. Our Lady of Guadalupe is a powerful symbol of faith and Mexican and Mexican American identity and heritage in Santa Fe today. Often her image outside of the Catholic faith is connected to motherhood, social justice and feminism and the poor. In Santa Fe, her image is everywhere and on everything and holds a special significance going back to 1531 when the Virgin Mary was said to have appeared to an indigenous Mexican, in the last of her several apparitions.This framed image has been in my home her for several decades. It does snow in Santa Fe is the answer I frequently give to buyers seeking to relocate to the Southwest. This is often a surprise to people in the northeast who dream of never shoveling snow again. Sometimes in Santa Fe when the sun rises in the East, mother nature adds a gift of color to the sky in the West. Here is what happened this morning when I went out to get the paper. Yes, looking up and looking WEST of Santa Fe towards the Jemez Mountains! One of habits my Dad taught me when I was growing up was to look up. In part, I think it was to make sure I knew where I was going. I grew up in Connecticut in a small city and then an even smaller town. In both places, lots of buildings and trees got in the way of seeing the sky forever. Back in those days, I only really saw a forever sky was when I went to the beach. A Blessing is more than a kind word in Santa Fe... and today in a Walgreens store, a blessing became a gift.Here is the rest of the story. Turn on your imagination and join me in this experience. Imagine being in the check out line of your local Walgreens. The line is small. There is one customer, a woman, in front of me and another behind me, a gentleman. No one is speaking. The woman is rummaging through her purse to find something. A crisp $20 dollar bill quietly falls on the floor. I quickly said, "Ma'am, you just dropped a twenty dollar bill." She looked surprised, bent over and picked it up.  News flash...it is snowing in Santa Fe! You may wonder why this is news. Here is why. Santa Fe has been my home for over 25 years and this winter began without snow and even cold temperatures. The deer in my northside foothill neighborhood never left for the Sangre de Cristo Mountains. My lilacs began to sprout new growth. Robins appeared two weeks ago and other birds began building spring nests in my portal. All this happened in Santa Fe in the months of December 2017 and January 2018. And every day I wondered when Jim Rohn's line "winter follows fall" would finally be a reality!Today snowflakes arrived unexpectedly. This post is about another example of how my adoption of test marketing for sellers is making a difference in both the time and speed of their property sale. Although this property is a home and guest house, the value was tied to how Meow Wolf and its exposure to surrounding neighborhoods is exposing future visitors to properties and locations away from the typical request for close to the "Santa Fe Plaza" area.  The marketing campaign positioned the property in the Meow Wolf neighborhood and focused on test marketing ads for a coming soon property on my Facebook Business page  and Twitter page to create interest and buzz. News Flash ~ Winter follows Spring in Santa Fe New Mexico on April 1st, 2017. Much to the surprise of lilacs, jonquils, tulips, cherry blossoms, daffodils, lizards, rabbits and ground squirrels; rain turned into snow as the blue sky disappeared for most of the day. This could be another reason why Santa Fe is named the "City Different" in more than real estate.
