As the city of Rio Rancho continues to grow, it is essential that there should be enough water for all the homes and businesses we have now and much more so, for our future. New home construction keeps flourishing in Rio Rancho and slowly but surely new businesses are arriving too. Rio Rancho recently added a beautiful Lowes home improvement store to the Loma Colorado area and we also have a new WalMart in Bernalillo by Enchanted Hills. The “City of Vision” is going to need water to keep up with its future demands. Looks like there’s water in “them thar hills”! Check out the link below from the Rio Rancho Observer for more info about a deepwater aquifer that may answer Rio Rancho’s water needs. Here are the stories for the Journal and the Observer... http://www.abqjournal.com/news/stat...

From: www.WelcomeHomeABQ.com  Considering its beginnings, Rio Rancho has come a long way.  At one time considered a land scam, Rio Rancho Estates has really done well for itself. Buildings in Rio Rancho are generally less than 40 years old - an anomaly in New Mexico with rich culture and a long history. The people who live in Rio Rancho have chosen to live here and in the last few years Rio Rancho, dubbed "The City of Vision", has seen phenomenal growth. Between 1961 (the year I was born) and 1977, AMREP sold more than 75,000 lots in "Rio Rancho Estates" to thousands of people in other parts of the country. In 1970, Rio Rancho welcomed their 500th family's move to town, and built the Rio Rancho Golf and Country Club. In the early '80's, they recognized the need for employers and establis...

A 115 acre area of Unit 13 has received approval of a residential neighborhood plan called Cuesta Al Este. The site is south of the Rio Rancho City Centre in an area that has many development projects in the works. The plan consists of 491 home sites surrounding centralized neighborhood park and a network of walking trails. The plan also shows a neighborhood clubhouse, open space set asides, and a dog park. There is no indication of the timeframe for the build out of this project. News : Cuesta Al Este Master Plan approved by city council - Rio Rancho Observer: "The Rio Rancho city council approved the Cuesta Al Este Master Plan and amended the Preferred Growth Scenario Map, which is under the umbrella of the City of Rio Rancho’s Vision 2020 Integrated Comprehensive Plan." We recently listed a home in the Vista Entrada Neighborhood of Rio Rancho. The Vista Entrada Subdivision is adjacent to a 69 Acre site that is being developed as a mixed use complex named La Plazuela de Sandoval. Since some of the details are hard to find I have put together the following summary of the Master Plan (based on all the information I have). The site is located at the Northwest corner of NM 528 and Idalia Roads. The site will have a new North South route off Idalia that will serve as an additional entry/exit to the Enchanted Hills Neighborhood to the north. Also Oersted Road will extend to the east into the plan area. Currently the site is home of the $9.3 million Sandoval County Judicial Complex that opened in August 2005. The 45,699 sq/ft complex is home to the Sandoval Co...

We've been fortunate to work with several clients lately who have made purchases in the Loma Colorado neighborhood by Pulte Homes.  This neighborhood is very busy building and selling homes, for a variety of reasons.  The location in Rio Rancho is great.  It's right by the Aquatic Center, Blades Indoor Ice and Soccer Arenas, Rio Rancho High School, Loma Colorado Library, and the High Resort Sports Complex with baseball and soccer fields, and a skateboard park.  It's also very close to Target, Albertson's and other shops and restaurants. Another great thing about Loma Colorado is that all of the homes are built as models so you can walk through the homes to see which you prefer (I think there are 20 different homes/floor plans).  There is definitely a floor plan to match most needs.   I ...

This road would be great for North Rio Rancho residents that need to travel to the East mountains. Also, it will be a way for people that live in the East mountains to travel to Rio Rancho and the Northern Albuquerque area (say... to come to an event at the Santa Ana star center). I Hope the County and the BLM get it figured out quickly. Here is the story... ABQjournal West_News: Brakes Put on Placitas Road: "Sandoval County staff will postpone any plans for a new road to serve the Placitas area until, at the earliest, the Bureau of Land Management completes its land-use planning for the area, according to Sandoval County spokesman Gayland Bryant." We are thrilled to see how the new mayor of Rio Rancho has really hit the ground running. Over the past few years there has been quite a bit of turmoil in the city management and it's nice to see Mayor Swisstack pushing to get things going again. I feel that in the past year the city has been in a lull but with the new administration in place things should really start picking up with the many projects that need to get done. It's going to be difficult for the city to put together cohesive master plans because of the antiquated planting. But so far I give the mayor kudos for setting positive tone and really trying to move the city forward. Tego Here's a summary from the Observer article... The Observer Online: "Mayor Tom Swisstack gives credit to the people of Rio Rancho for its growth....

We have updated our Rio Rancho Units map and added the line between the incorporated part of the City of Rio Rancho and the un-incorporated part that is administered by Sandoval County.  The Zoning rules are different between the city and county so it's important to know where the lot is when buying Rio Rancho Land. Rio Rancho, NM prides itself on being a "City of Vision" for many reasons! The fastest growing city in New Mexico, and among the fastest growing in the entire country, Rio Rancho offers a unique blend of cultural resources, stat-of-the-art facilities, strong employment base, a thriving school system, and a strong and affordable real estate market. Rio Rancho is a new city, with the first homes being built there in the 1960's. By 1980, when the city chose to incorporate, the population was about 10,000; by 1990 it had reached 35,000, and the estimated population in 2006 was over 71,000. Rio Rancho's population growth has been fueled reasonably priced housing and athe attraction of large and prosperous businesses, including Intel (which employs more than 4,000 people), J. Rio Rancho Declared a "Declining Market" If you know anyone whose home is for sale in the 87124 and 87144 Zip Codes in Rio Rancho or in 87113 (Vista del Norte ONLY) in Albuquerque, have them check with their Mortgage Professional IMMEDIATELY.On a development by development basis and/or a home by home basis (if on the market a long period of time), homes in our area FOR THE FIRST TIME now reflect what has happened in many areas around the country - Declining Market Designation.A home with such a designation will require 5% MORE DOWN PAYMENT than a home without such designation. A Buyer assuming they can purchase for 5% down will now discover that particular house requires 10% - and the appraised value carries no weight. If anyone you know has a home on the market in these areas, have them...
