We met Connie as our realtor through a work relocation package. Connie's willingness and patience to find and show us horse properties, no matter what time or day, was unsurpassed. When our "perfect property" came along after 8 months as a FSBO, Connie was there immediately to help us through the whole sale. From all the major paperwork transactions to stopping in to say Hi and to see how everything was going after closing, Connie made the whole process of buying a home a pleasant experience. We would highly recommend her to anyone that will be buying or selling a property. --Bob and Kathy Dear Zane, I would like to thank you for the great work that you did in helping me find a home in Las Cruces . In this time of troubled housing markets, you made what could have been a very nerve ra...

"Old Fashioned Service with Today's Technology" "Old Fashioned Service with Today's Technology" is much more than a slogan.  In the coming issues we will visit the different aspects of Old Fashioned Service and how it is related to real estate.   Honesty:  fairness and straight forwardness of conduct Courtesy of Merriam-Webster Online Dictionary.     Unfortunately, honesty takes a back seat to money when some realtors are involved. Connie and Zane strive to hold themselves to a much higher level.  "If we say we are going to do something, we do it," emphasizes Zane.  Many realtors will promise a higher price to prospects so that they may get a listing. Instead, Zane and Connie work vigorously to make sure the listing price is the most accurate valuation sellers can expect to obtain. And ...

A Little About Connie Born in Kittery, Maine, I lived in various parts of the state until 1977 when my mother and I move to Anchorage, Alaska. There I worked at a variety of jobs until 1981 when I joined the Anchorage Police Department. Most of my 20 years of service was spent with the Emergency Communications Center, the last 10 years as a Supervisor. I was an Accredited Training Instructor and taught in the Police Dispatch Academy as well as the Field Training Program. I served as the President of the State Chapters of the National Emergency Number Association and the Accredited Public Safety Communications Officers. This is also where I met my husband Keith. We were married in 1996. Keith encouraged me to go to Real Estate school in 1997. This was 4 years before I retired from the P...

Growing up on a farm outside of Las Cruces, I have to admit that I yearned to leave the first chance I could.  Having spent years in various parts of the United States, many touched a nerve but none captured my soul like the Desert Southwest.  Tucson is my home now and I love "The Old Pueblo" however my soul remains in The Mesilla Valley.  Appreciating Las Cruces and its people for what it was, is and can be, is very satisfying.                My family has owned this farm north of Fairacres since 1932. Bordered on the east by the Rio Grande River, the western side is bounded by mesa and BLM land.                                Last September our family threw a 75th Anniversary Party for Simpson Farm.  The idea was to pay homage to the farming heritage of Las Cruces in addition to ...

Buying a Home Whether you are buying an existing home or building a new one, the first thing that you need to do is check your own credit report. Credit Bureaus are notorious for placing the wrong information in your file. Wrong information can mean the difference between qualifying or being disqualified for a home purchase. Every person is entitled to one free credit report each year.Lenders use three major Credit Reporting Agencies to make their decisions. The three major reporting agencies are Experian, Transunion and Equifax. The easiest one stop shop to obtain all three reports is annualcreditreport.com. There is a link on the left bottom of my page that will take you to their website. Once you have received reports from all three agencies look over each report carefully. You wil...

This photo is the perfect example of that! This is GARBAGE!  And it's wonderful!I ran into an acquaintance who hasn't seen me for more than six months.  She looked sort of sorrowful as she asked "Oh.  How have you been doing in this awful market?  I know it must be a struggle.  Everything I read is SO bad!" "I am SO glad to be in the lending business right now!" I replied.  "You know what they say about making lemonade if all you have is lemons?  That's what it's like right now.  And the lemonade that I have is selling.  People must be real thirsty."  Every time I close a loan, people are happy.  Agents, title officers, my appraiser, not to mention the buyer and the seller.  I'm doing important work, and my clients appreciate it.This roadrunner stands sentinel along a stretch of I-10 co...

I have been working with a buyer who is set on finding a home with a view of our BEAUTIFUL Organ Mountains.  I can't blame her.  One of the highlights of living in Las Cruces is watching the Organs daily.  This mountain range is so unique and alive.  My most favorite look of the Organs is when the sun is setting in the West and reflecting it's reds and oranges off of the front of the mountain (which sit in the East).  They seem to just glow. The other look that I just love to see is when the full moon rises over the Organs.  They can look so perfect and be so bold and sharp that it seems if you were to reach out you could knock them over as if they were the sceanary on stage in a play. I love the organs!  I love their ever changing look!  I love that you can see them from almost anywher...

The Real Estate Market is prime for home buyers to take advantage of low interest rates and huge inventory, but where are they?  What is it that they are hearing that has kept them from purchasing?  I want to change the message they are receiveing whatever that message may be.This is the perfect time to buy a new home or make an investment in real estate.  There is a huge inventory of homes here in the Las Cruces market (and I would guess elsewhere too, but I only know my market).  For instance, if you want a home in the $100-200,000 price range, you have 671 homes from which to choose.  Move to the $200-300,000 price range and there are 580.  That is a lot of choices folks.  And we aren't talking all resale, some are brand new, never lived in, with all the latest bells and whistles.  T...

In the past 7 days, Las Cruces has seen 121 new properties listed, 50 sold, 84 price changes and 27 expireds.  The market is obviously a bit slower than this time last year, but should pick up as we head into the early summer.

The huge annexation that will possibly double or triple the local population of Las Cruces, NM will be put to vote by the City Council at 1pm on May 21.  This has been a very controversial issue and the council chambers are expected to be overflowing.

During the past seven days Dona Ana county has seen 112 new properties come on the market, 110 price changes, 62 properties sold, and 29 expired. This means that the market is not quite as good as it was a year ago. We have been seeing it pick up as spring approaches, and houses are still appreciating, albeit at a much slower rate then the past 2-3 years. Now could be the best time to buy as sellers will negotiate a bit on the price and maybe give some concessions towards closing costs. Las Cruces in general has always been a strong market so we have not had any of the big seller's concessions that make it to the news. Best of luck in all your real estate transactions!

I am partially repeating yesterdays information because localism did not recognize it as a market analysis. I have added information about the current state of the market (January & February 2007) and included links to the Las Cruces Chamber of Commerce and the Mesilla Valley Economic Development Alliance.  The attached .pdf document is an analysis that I have prepared  showing the data for the 2006 Real Estate Market for Las Cruces, NM, and then compares that data against previous years. It contains the sales data and average and median price data overall, and also sales data by price ranges and determines consumption rates of the inventory of active listings as of 12/31/2006.   CLICK HERE TO SEE THE ENTIRE DOCUMENT.What you will find is despite a slow down in the number of homes sold ...
