It's not about Quanity. It's all about the quality of the inspection. At a recent realtor meeting with Desert Sun Home inspections in Carlsbad New Mexico. The comment was brought up about how many inspections I had been doing for them. I was asked if I was not getting the inspections because of the way I would write up the reports. When they were asked to explain what they meant by saying that here was their response. "I have seen a couple of your reports, they tend to be a little overboard." Explain please. "The buyers on the home at %$#@% were not happy with the missing electrical outlets that were not on the home." "So when the sellers were asked to make it right, they refused to budge. The buyers then walked." "Your inspection cost me a sale." "I told the realtor I was sorry about t...

Being on top of things litteraly. Home Inspection from a roof top. The post from the other day was a wild look at what was actually touted as a roof that was upgraded in 2010. You can follow the link if you missed it. http://actvra.in/42Qk The Yesterday I did get a call from a local Realtor with a national brand Realty office here in Carlsbad. She called to ask If I could do a home inspection for her client. The buyer is not in town yet but wants to get a home inspection as soon as possible. She told me that she was surfing the web and ran accross my post about the roof. Then she saw the post I did yesterday about being the only Certified Home inspector in Eddy County New Mexico. See the post here.http://actvra.in/42PC She went on to tell me that she should have been using my services a...

Upgraded roofing in 2010? Does that mean a new roof? No just venting! On most homes there is a MLS sheet in the home when I get there. I usually read the info on the home to see if the listing agent is on top of their game when touting certain things about the homes improvements. At Desert Sun Home Inspections in Carlsbad, New Mexico. In this case the MLS sheet say's the homes roofing was upgraded in 2010. But in reality, only the venting was upgraded in 2010. Before the home had just Two end gable vents. Not very good for venting the attic. Especially here in New Mexico and the heat we get. But even the simple task of adding additional venting to a roof is a difficult task for the Uncle Bob crew. Leaving the flashings exposed is not a good thing. And then not even attempting to seal th...

When the home is headed South. Home inspections in Carlsbad, New Mexico. Every buyer should know that even with a newer home there may be issues. But with older homes there "will be issues". At Desert Sun Home inspections in Carlsbad, New Mexico. We strive to give the best home inspection report and advice for a buyer of a home whether it's a newer home or a older home. Each get the same attention to detail as each other. This home built in the 1950's was in so so shape when I inspected the home. It is a foreclosed home, and the bank is very eager to sell the home. The buyer wants the home to use a s a rental for a couple of years then put the home back on the market if the home prices improve. On this home we have an issue of the homes monolith slab wanting to go on vacation. This slab...

You get what you pay for. The difference when getting home Inspections. When getting a home inspection you want to get the best home inspection possible for your client. This is the thinking of Desert Sun Home inspections in Carlsbad, New Mexico. As many of you know I have been haveing a lot of difficulty getting onto the Carlsbad Realtors inspector lists. They seem to never call for a home inspection. On a recent visit to the local "BIG CHAIN OFFICE" the broker told me this. "Since you dropped your inspection fee's for the Carlsbad areas, %$#@#$ also dropped their fee's. They offer a pest inspection and if you get a pest inspection then they will take $50.00 off the inspection fee". What are they thinking? They being the Cake inspector! I told the realtor this, "You get what you pay fo...

Home inspections and the confused Realtor. Carlsbad home inspections. At Desert Sun Home inspections in Carlsbad, New Mexico. I try an be as specific as I can when I inspect a home. I try to leave little doubt where a issue is located. I even say in my narrative when talking about say the "Attic area", In the Northwest corner of the attic there is a duct that has come loose and needs to be re attached and re sealed. How simple is that one. Not only the location but the picture tells the story. On a recent home inspection here in Carlsbad, New Mexico. I inspected a home with a brick veneer on the front of the home only. The rest of the home was stucco. So any pictures with the brick in them would be from the front of the home right? Here is a e-mail I got from the buyers agent. Clint, In...

Ramblings of a home inspector. Every now and then when I am feeling tired. It seems I have all kinds of rambling thoughts. I don't know why but here are a few of those thought's that you might find enjoyable. Why is it when your driving on the highway, no matter how fast your going you get passed by someone. Most likely in a Mini van or Suv. What has happened to customer service? It seems there is less and less of it these days. The businesses need to understand that the money they get comes form the public. They need to put customer service back into their frame of thinking. When looking at buying a new truck the other day, I was online and filled out a app for a new truck with the same lender I had the truck financed with. It said I was approved for the next loan. Then yesterday I r...

Pre listing home inspection. Now the seller is really confused. At Desert Sun Home Inspections in Carlsbad, New Mexico. We help our clients find the best solutions for their issues they have with the home at a "Pre listing Home inspection". I go over the issues with them and offer guidence for them about the items they need to get repaired or replaced. So Many times I hers. "But it's been like that for fifty years". "Makes no sense I need to replace or fix something that still works" "The buyers will just have to live with it like that" "This is a really nice Baby doll home, what do you mean it has issues" O.K. No matter what the issues are, it seem's the sellers have an excuse for the issues. But they called me. I have told them in the past and probably will again that I am just the me...

The weather is undressing me. Home issues that are unreal. The weather is undessing me! This is what the home would have said if I would have had a conversation with the home. If only homes could talk. They would tell a story that would in many cases blow the mind of the listener. At Desert Sun Home Inspections in Carlsbad, New Mexico. We get our share of homes that need a lot of special attention when inspecting the home. In some cases, we know it right from the start. As soon as we drive up and even before we get out to start a home inspection. We can see issues. Here we have a home that has literally been partially undressed by the weather. We get high winds here in New Mexico. Sometimes they can reach up to 60 miles per hour. Without a storm pushing the winds. This is why it's criti...

Why would you do this? What some people thinking when working on homes? At Desert Sun Home Inspections in Carlsbad, New Mexico. I run into all kinds of stuff I call "The Oddities". I don't have a clue as to what the owner, repairman, Uncle Bob or any one else for that matter was thinking when they do things that just make no sense at all. This is the kind of stuff that just makes me want to slap the heck out of the person who did the work. Remember, if you don't know what you are doing then don't do it. On a recent home inspection in Carlsbad, Yes I did say Carlsbad. As many of you know I have been really trying to get a foothold in the Carlsbad Home Inspection markets with little or no success. But I did get a call from a Big Named Realtors office here in Carlsbad. The needed a multi u...

When is "Upgraded really upgraded"? Is there a standard to follow. On a recent home inspection on a couple smaller rental units. Desert Sun Home Inspections in Carlsbad, New Mexico found that the electrical had been upgraded to each of the rental properties. So the question remains.... When is "Upgraded really upgraded"? Is there a standard to follow. The (NEC) National Electrical Code say's that if a home has upgraded electrical service, and upgrading of the homes electrical service is more than one third of the home. Then the entire home has to be upgraded to meet the current code of the day as set forth in the most recent NEC code book. This sounds pretty simple right? It is clear and concise when stating what has to be done when upgrading a homes electrical. This means the upgrade w...

A new roof is a good thing right? But what about the decking? At Desert Sun Home inspections in Carlsbad, New Mexico. There are all kinds of sellers and buyers. When a home say's and is listed with a "NEW ROOF" was the new roof installed correctly? Was the decking repaired if any was needed? Was the boots changed when the new roof was installed? All of these issues need to be inspected when a new roof gets installed. That's where a "Trust but verify inspection" comes in. Even if you trust your contractor, these jobs need to be inspected by a certified inspector. Not Uncle Bob nor anybody who thinks they know what they are looking at. Not even another friend of the family who has experience in the roofing business. They may think something is O.K. simply because that's the way they do th...

Electrical upgrade. Finish the job, and finish it right. Many issues. Many times when electricians upgrade homes in the Three Counties that Desert Sun Home Inspections Services. I usually find some sort of issue. I really like to see it when a home has had an electrical upgrade. That means the home owner was wanting to improve the homes safety and really cares about the home. But in many, many cases the upgrade was never completed, and in many cases the upgrade was never completed correctly. This means the upgrade was never permitted and inspected. So who is getting screwed by the electricians who did the work on the home? The home owner. That's who. How many times has anyone went back to the upgraded home and tested every thing for proper operation, after the electrician say's the work...

Appraiser had issues with home. Home Inspection requested. When the appraiser got done with appraising the home for the buyers. He had issues with the cracks in the ceiling and a couple in the interior walls. I then got a call from the lender requesting a structural inspection of the home. At Desert Sun Home Inspections in Carlsbad, New Mexico. We perform all types of inspections. This request was not out of the normal scope of what we do. I told the lender send me the info on the buyer and home and I would get it done or them. When i got to the home I was surprised it was a Geo Desic home. I didn't even know this home was in the Carlsbad area. But then I don't know every single home in Eddy county either. When I got started on the inspection I saw a few issues from the get go. The roof...

When you flip a home. Don't forget to flip the hinges as well. There are a lot of builders and handy men out there that they think they can flip a home in today's economy and make a quick buck. At Desert Sun Home Inspections in Carlsbad, New Mexico. This is only one of many reasons we inspect homes. I don't know when I inspect a home of it is a flipper home or not. The buyers don't mention it. They just want an inspection for the home. Here we have a bedroom door that was re installed after the carpet was installed. See anything wrong? We have a door with the hinges installed the wrong way. The door is dragging badly on the carpet that was installed. And the door was installed backwards. Three issues with one door. Here we have a look at the plumbing the flippers thought they were upgra...

In 2011 a home was built and sold. Issues? Why remains the question. At Desert Sun Home Inspections in Carlsbad New Mexico. I am finding more and more of the homes built from 2010 to present with issues. Not just any issues. But the issues that makes the buyer beware kinda issues. On this home there were several electrical issues. The issues that should have been caught by the electrical inspector when inspected for the final inspection. Double taps in main panel. See the way the wiring is shot with paint and sprayed with the texture used for the sidewalls? This means there is nothing on the brakers. And that means the breakers were not installed when the final inspection was signed off for the final inspection. The local electrical inspector did not do his job. Remember this post where...

Sometimes it's the little things. Home inspections in Carlsbad, N. M. At Desert Sun Home inspections in Carlsbad, New Mexico. We write up the defects in a home inspection and let the buyer decide what is going to be an issues and what's not going to be an issue. Sometimes it's the smallest things that brings out the buyers attention to detail. Let's say a dryer vent is missing. Will this be a big deal for the buyer? Maybe, maybe not. But in this case it was. Not only was the hood missing, but the pipe flange was not there either. And talk about being filled with lint. Here we have a "double tapped breaker". Not a really big deal seems how the electrician had room to install another breaker so they didn't have to double tap. But to the buyer, They wanted this repair taken care of before ...
