Eloise Gift http://www. Eloise Gift.com Your Gift for real estateToday, June 8, 2007, the Southwest Multiple Listing Service, the local MLS system of the greater Albuquerque Area of New Mexico, http://www.abqrealtors.com/industry/, increased its offerings with 219 newly listed residential properties and 22 previously taken off the market that were put back, thus making the total number of residential properties listed today 241.Today, also, 86 properties were put in pending (taken off the market because someone contracted to buy them). An additional 50 properties are listed as sold. (These ended their escrow period successfully, definitely have new owners, and are off the market.)If we assume that all the pendings will close, we may say that a total of 130 properties went off the market...

Eloise Gift http://www.eloiseGift.com Your Gift for real estateIronstone Bank's grand opening at 4701 Lang NE, Journal Center, was an elegant affair in an elegant building that allowed for the easy flow of guests back and forth from the east to the west wing of the building. The hosts were very gracious in meeting and intermingling with their guests and I had the opportunity of talking with several members of the Ironstone Bank community who were easily identifiable by the pins they wore. I also chatted with several guests who seemed as excited as I was to be in the building. It turns out, I was not the only one who watched the building go up with great curiosity. I anticipated it to be an elegant  private residence. Several people told me they anticipated a small hotel. Here, in ABQ, bu...

Eloise Gift http://www.eloisegift.com Your Gift for real estateCan you recognize a green house when you see one? I barely made it to the custom homes tour last weekend. In fact, I was only able to visit two that were complete and not still under construction. One of those two was green, the other not. The green home was in the process of being certified to the "Gold" (highest) level of Build Green New Mexico. Nothing in its appearance indicated that it made efficient use of building resources, was energy and water efficient, had high indoor air quality rating, and was designed to have minimum impact on global warming.  It was a small two-bedroom house on an infill lot. It shared a driveway with other homes, was sited to optimize the use of solar power and had limited turf area to minimi...

It's always a great challenge to find a good "kids' horse"  that will be safe for small children or beginner riders, without being a complete dead-head who won't leave the barn! It's even more of a challenge due to the fact that so many folks out there have such a ...unique idea of what constitutes a good beginner's horse! I vividly remember the time, over fifteen years ago, when we had first bought our little acreage in Bosque Farms, New Mexico, and were looking for a good, solid, "bomb-proof" horse to teach our four small daughters, ages 3-8, how to ride. I looked all over the Albuquerque area. I called on ad after ad, to no avail. Finally, I decided to run my own ad:"Wanted: Bomb-proof Kids' Horse for small children."And the phone started ringing! And ringing! And ringing:"Hello, Ma'...

Albuquerque's unique new real estate development, Mesa Del Sol, expects to offer homes in its first residential neighborhood beginning in the summer of 2008, with the first new residents moving into homes emphasizing green and sustainable features, by fall, 2008.Mesa del Sol is a new kind of real estate model, different from anything Albuquerque has seen in the past. Expecting ultimately to include over 37,000 homes, the developers of Mesa del Sol plan to take to the idea of "mixed use" to a higher level, blending residential with retail, commercial and open space uses. They plan a mixture within each of these elements, so that residential design at Mesa del Sol will feature an unusually large variety of home and architetrual styles. Eloise Gift http://eloise/ Gift.com Yur Gift for real estate On Monday (May 21, 2007) the local Albuquerque Journal newspaper gave extensive coverage to SunCal of California and their plans to develop a part of their newly acquired extensive holdings west of the city of Albuquerque. They are commited to new urbanism that support retail and residential properties constructed for sustainability. Today's editorial, (May 23, 2007) in the same paper, reflects the conclusions of my earlier post on SunCal, SunCal's Westside. The company's admirable goals for new urbanism and doing things differently, if carried out according to plan would support and enhance quality of lifeprojects inthe greater Albuquerque area and raise the development performance bar for all future developers in our state. ...

Eloise Gift http://eloisegift.com/ Your Gift for real estate.  In a post on green buildings a few weeks ago, http://activerain.com/blogsview/55744/Taking-up-the-Green, I commented on a building still under construction not far from another near Journal Center, identified as a green. Even though still under construction, it was very elegant and I hoped that it, too, would be a green. I guessed it might be residential. Since then, it was announced that the identified green building won the highest level of certification in Leadership Energy and Environmental Design (LEED) from the United States Green Building Council (USGBC). Albuquerque Office Building wins LEED Gold. What of the mystery building, the elegant one I admired? It has been completed right down to the landscaping. I have not h...

Eloise Gift http://eloisegift.com/ Your Gift for real estateThe greater Albuquerque real estate market inventory continues to rise; a clear indication that the market is slowing. Currently over 6,000 residential properties are on sale. The number of new listings is surpassing the number of sales. April, 2006 had 1,869 new listings. April 2007 saw the amount increased to 2,491. At the same time, closed sales decreased by 5%. In March 2007 964 homes sold compared to 910 in April 2007. Another indicator of a slowing market is the average number of days that a property stays on the market before it is sold. Days on market increased from 71 days in April 2006 to 78 days in April 2007. Even so, the news is not all bad. The number of days on the market did decrease from March 2007 to April 2007...
