Dear Mr. and Mrs. SellerYour home looks lovely on the Internet. The curb appeal was divine. Unfortunately, my buyer never got to see your home. We did spend several minutes attempting to access your house. My buyer, a big strong guy, even tried to open the lock on your $699,000 home but couldn't because it doesn't function. Lowe's sells them for as low as $13.97. They have one that looks like yours for $119.00. Small price to get your home sold! Keep in mind we don't need to come back to your home since there are currently over 6800 homes on the market in Albuquerque. This was your first impression and frankly, it was lacking. If you are thinking of putting your Albuquerque home on the market, give me a call. I will even send you a coupon for 10% off at Lowe's to buy a new lockset for y...

Is your local real estate market one that's "Cool for Sellers" or is it a "Red-Hot Buyers' Market"?If you're like most homeowners, you're probably wondering, "just how is the market holding up for houses like mine?" You may even have diligently read all sorts of market data about sales and prices being down (or up) in your city. The trouble is, statistics about your city will tell you very little about the market as it applies to your specific property! Here's why:Everything in real estate always come down to three main issues:LocationLocation, andLocation (aw, you guessed it!)This "truism" is as true as ever, and "location" does NOT mean your city. It is much more specific than that. It refers to your immediate neighborhood, and adjacent properties, services, and amenities. Within the ...

Top Real Estate Markets Appreciating Rapidly Albuquerque makes the list again. From our perspective, it seems that the Albuquerque Real Estate market is slow. But compared to other parts of the country, we are doing well. We have lots of home for sale in Albuquerque and Rio Rancho, but they are selling (if priced right), and homes and land continue to appreciate. http://www.welcomehomeabq.com/

According to yesterday's Albuquerque Journal, historic homes in downtown Albuquerque are a really hot new market. The area bounded by Central and Mountain to the north and south, and by 6th St. and 19th St. on the east and west, features an eclectic mix of pueblo-style homes, brick and ston cottages, and even some new construction. And this is one of Albuquerque's hottest real estate markets. There are five registered historical districts, tow of which require city historical reviews before owners make any exterior modifications. Properties here range from real fixer-uppers to lovingly restored creampuffs, and residents love the variety of architecture, the shade trees, and the ability to walk to jobs, restaurants, and nightlife. Most of these historic properties were built between 1910 ...

Market absorption rate is a good way to get a feel for how hot the real estate market is in your area. Absorption rate basically represents the time it would take to sell all the existing inventory of homes in a certain market at the rate they currently are selling, if no additional properties came on the market in the mean time.Richard Dolbeare recently created a great blog post that visually demonstrated absorption rate in his Hawaii market with a color-coded chart that really grabbed me as a way of showing very graphically what is goin on in a given market. Using his tip, I've created a graphic presentation of what is currently going on with the market in some of our Albuquerque horse-friendly areas, by analyzing the current absorption rates in Albuquerque's North Valley areas, Corr...

We celebrated the 4th of July in Albuquerque at the "Freedom Fourth" bash at the Balloon Fiesta Park. After a heavy storm that brought hail, we were able to get out. The city had a free Park & Ride that made shuttling back and forth a breeze. We got to the park in time to hear our own Mayor Martin Chavez take to the stage and play for two songs. Over 65,000 people showed in spite of the weather to see the fireworks and rock out with Joan Jett and the Blackhearts. I have to say the city's Cultural Services Department did a great job with this event. It was only one dollar admission, free bus service, and free bottled water. All in all, it was a great time.  The photos aren't that great since I was unable to hold the camera steady enough for nighttime. The firework photos where taken wit...
