I just listed great new Albuquerque home for sale that has one thing going for it that every listing should - great location! Richland Hills is a popular neighborhood in NW Albuquerque just over the river with homes built by one of Albuquerque's better home builders of the 1990's: Sivage Thomas. The only problem with those old Sivage Thomas homes is that they were using flooring and countertop colors that were outdated back in the mid to late 90's. Imagine how they look today! Unless, of course, they have been updated! Luckily for the next homeowner, 4405 Mountvale Ave NW has been totally updated.See more 87114 Homes for Sale. Richland Hills NW Albuquerque Neighborhood Richland Hills is a popular neighborhood of mostly brick homes in NW Albuquerque. The brick homes plus the neatly manicured yards and grassy lawns give the neighborhood a nice crisp and clean look that sticks out in the desert.    Richland Hills is a smaller neighborhood, but it does have its own nice size park. Many residents also use the playground at Petroglyph Elementary. Petroglyph national park is also very close by where many residents go to walk and view the rock art. In addition to Petroglyph Elementary School, children in the area attend James Monroe Middle School and Cibola High School (View the APS school boundary map).  Nearly all the homes in Richland Hills were built by Sivage Thomas, a popular and well regarded builder in NW Alb...

Richland Hills is a popular neighborhood located in Northwest Albuquerque at the intersection of Paseo del Norte and Golf Course Blvds. The majority of the homes in Richland Hills were built in the 1990's by popular builder Sivage Thomas. The homes feature elegant floorplans with vaulted ceilings and lots of windows to let in natural light. Sivage Thomas was a popular builder in Albuquerque until 2003, when they were bought by Pulte Homes.   Here are the Richland Hills home sales stats for 2010:   Homes Listed 8 Homes Sold 5 Cancelled/Expired 3     Ave Sq Feet Price Per Square Feet Ave Days on Market Ave Sales Price Sold Homes 2,078 $115 44 $240,200 Cancelled/Expired 2,439 $122 130 $294,967   It's pretty clear that the Richland Hills homes that did not sell were overpriced. If you need ...

Here is my latest Richland Hills Real Estate Report. Richland Hills subdivision was developed by Sivage Thomas in the mid 1990's. The homes are larger, mostly brick, and many have lush midwestern-like landscaping. Although the neighborhood is approximately 15 years old, but it is aging well with most homes being in very good condition with nicely maintained landscaping. Richland Hills is located very near Paseo del Norte for an easy commute to Kirtland AFB, downtown Albuquerque and Intel in Rio Rancho and is located near local businesses, restaurants and shopping. Everyone should consider buying in Richland Hills, especially if they are relocating to Albuquerque from the midwest. There has not been much activity since my last report. There have been only two closed sales and there are...
