As fall settles over the high desert, Santa Fe's real estate market in Q3 2025 (July-September) reflects a maturing correction from the pandemic-fueled frenzy of prior years. With inventory climbing and days on market extending, the landscape favors discerning buyers while rewarding strategic sellers. Drawing from local October 2025 Santa Fe New Mexico MLS data and with expert analyses, here's a concise snapshot for Santa Fe city and county, covering single-family homes, condos/townhomes, and vacant land.Overall, the market is tilting toward buyers, with new listings up 4.9% year-over-year in July and active inventory hovering around 2,000-2,027 properties across residential types. Median selling prices for homes held steady in the mid-$600,000s to low $700,000s, but absorption rates dr...

More homes for sale. Slower sales. And a market that’s quietly resetting. Here’s my take on what’s really happening as summer ends—and what it means for your next move.👇🌀Every month, I study both the national and local housing data to understand where we are in this evolving market. The August numbers from Realtor.com really stood out to me — not just for what they said, but for what they signaled.🏠Here’s what I learned: the summer housing momentum that gave buyers more options is starting to lose steam. Across the country, the number of homes for sale continued to grow for the 22nd straight month — more than 20% higher than a year ago. But at the same time, new listings slowed for the fourth month in a row. That tells me two things: More homeowners are staying put, waiting for clarity o...

Today the Santa Fe Association of Realtors MLS shows about 2,027 active listings for homes, condos, and townhomes. Yet beneath the surface sits a “hidden” pool of properties—commonly called shadow inventory—that hasn’t yet hit the MLS. Imagine what could happen to home prices when it does come on the market. Current data shows 82 properties in pre-foreclosure and 132 bank-owned homes not on the market. That’s 214 additional properties that could flow into active listings without warning.I track these numbers daily so my clients can make decisions with clarity and confidence rather than reacting to headlines. That’s how we outthink uncertainty and turn it into an advantage for your next move or investment. This matters because supply and demand set the tone for pricing. When new inventory...

This one was not inspected!  create delete By Fred Hernden, CMIHome Inspector with Superior Home Inspections - Greater Albuquerque Area InterNACHI 10041206 May 26, 2017 06:54 AMReport The other day I did an inspection on a house that was only two years old. I like those... they usually have very little to no issues. And, that was the case here too! I was starting to wonder if I was going to find anything! That is, until I got into the attic areas. There were two attic areas, one was a small area just above the master bedroom and bathroom, and the other was on the second story. So everything was under the second story roof but the master and bathroom. Well, the upstairs attic areas was fine, looked good, blown in cellulose that calculated out to be R30. Good! The first story attic area a...

NOTE - This is a re-post of an article I published back in 2016. It was picked up by several websites and distributed around including to Linkedin. I haven't posted here in several years, but have a TON of blogs to check out! ARTICLE: Are elements in your garage posing a fire risk or other dangers to your home and family? My rule of thumb has always been, if you want to park one car in the garage, you need a two-car garage, and two cars needs a three-car garage. Junk, errr... I mean "stuff" is almost always prevalent in most garages. Regardless of how you use your garage, if you use it for items like paint, gas for the lawn equipment, small propane tanks for your barbecue, cleaning solutions, paper or clothes, if a fire starts in your garage, you don't want it to spread to the attached...

A homeowner's decision to sell their home begins with a lot of  concerns often causing a homeowner to stress and certainly procrastinate. You may begin by thinking selling "AS IS" is faster, easier and can avoid other issues that accompnay seeling a home. From a seller's standpoint, "as is" means the buyer will purchase the home in its current condition without asking for any repairs.  While it is convenient for the seller to take this approach, the normal trade out is the property will not result in the highest possible sales price.Regardless of how the home is sold, the New Mexico home seller is required to disclose all defects which include repair history, condition of systems and appliances, water damage, pest infestation, radon, and other things that affect the value and livability...

Yes, spring has arrived in Santa Fe NM with gorgeouos blue skies!  Along with our Spring winds come the buyers. But with recent shifts in real estate financing, this year’s spring housing market may be different from the frenzy of the past several years. However, due to low inventory, you may be blessed with competitive offers. In order to sell your house quickly, without hassles, and for the most money, be sure to follow these four simple tips: 1. Make Sure You Give Buyers Access One of the biggest mistakes you can make as a seller is limiting the days and times when buyers have access to view your home. In any market, if you want to maximize the sale of your house, you can’t limit potential buyers’ access to view it. If it’s not accessible, it could cost you by sitting on the market ...

Today's housing market in Santa Fe, New Mexico is absolutely nothing like it was 15 years ago --- both in Santa Fe and nationwise. There’s no doubt today’s housing market is very different than the frenzied buying and selling of real esatate in the pandemiic housing boom. In the second half of 2022, there was a dramatic shift in real estate, and it caused many people to make comparisons to the 2008 housing crisis. While there may be a few similarities, when looking at key variables now compared to the last housing cycle, there are significant differences. In the latest Real Estate Forecast Summit, Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), drew the comparisons below between today’s housing market and the previous cycle: Looking at the those facts, it’s ...
