Keep reading as there is an answer to your blank screen! Yes, it’s true that record levels of home price appreciation have spurred significant equity gains for homeowners over the past few years. As Diana Olick, Real Estate Correspondent at CNBC, says:“The stunning jump in home values over the course of the Covid-19 pandemic has given U.S. homeowners record amounts of housing wealth.”That’s great for your home’s value over the last couple of years, but what if you’ve lived in your home for longer than that? You may be wondering how much equity you truly have. And what happens, when our local real estate market shifts? The National Association of Realtors (NAR) has done a study to calculate the typical equity gains over longer spans of time. The data they compiled could be enough to motiv...

Both things do make you wonder it it makes sense to sell your house. Here are three of the top questions you may be asking – and some facts that helps answer them – so you can make a more informed decision. 1. Should I Wait To Sell? The graph below helps put the inventory growth into perspective. Using data from the National Association of Realtors (NAR), it shows just how far off we are from flipping to a buyers’ market: While buyers have regained some negotiation power as invento...

Even though the top 2022 housing market headlines predicted a crash or a housing bubble burst for 2022, I think this terrier has the right idea about bubbles...they are poofy! Without dismissing buyer and seller fears fueled by media, here are some important realities and facts from housing economists, who are typically pessimistic, to seriously consider. This is not 2009 or a housing bubble 2.0.  A market correction is not the same as a crash or bubble burst. Historically LOW home inventory or 3,000,000 million homes short of meeting buyer demand according to Freddie Mac estimates Buyer demand is still consistent and adjusting due to rapid increase in mortgage interest rates and nearly doubling of them since January 2022.  Mortgage rates are substantially different today. This terrier ...

In 2022, being prepared for a wildfire is year-round in Santa Fe NM is beyond important, especially when your neighbor is the Santa Fe National Forest! This image from the spring of 2022 is of the Sangre de Cristo Mountain Range and Hermit Peak/Calf Canyon fire.  This view is from my neighborhood, the Vista Encantada S/D. Although this fire was not in Santa Fe County or the City of Santa Fe, the fact it happened changed the risk factors for a wildfire in many Santa Fe neighborhoods. This has changed both the availability and cost of home hazard insurance. Unfortunately, having a conversation about the wildfire risk in a particular neighborhood was not on the minds of many buyers, sellers or their Realtors and Brokers in the past Hot Market. Why?Until this past spring, being a fire-adapt...

Buyers, you may remember the famous line in the Dirty Harry movie when Clint Eastwood has just had a shootout with bank robbers and is standing in front of the lone surviving thief who is considering going for his gun. Harry with his gun pointed at the bad guy says to him ""Did he fire six shots or only five? Well, to tell you the truth, in all this excitement, I kinda lost track myself. But being this is a 44 Magnum, the most powerful handgun in the world and would blow your head clean off, you've gotta ask yourself one question: Do I feel lucky? Well, do ya?" Ok what are some facts? Our economy has had a long recovery from the great recession, due in most part to the housing crisis of 2007-2009.  Then, the Pandemic hit in 2020 which tanked the worldwide economy but the surprise to hom...

New Mexico's Governor Michele Lujan Grisham started observing Indigenous Peoples' Day in 2019 proclaiming it an official State holiday. Today is the 4th official state holiday marking Indigenous Peoples' Day, recognizing indigenous people as the first inhabitants of the Americas, including what became the lands of the United States of America. This day celebrates the strength and spirit of New Mexico's original inhabitants who continue to thrive and live in our 19 Pueblos and 1 Navajo Reservation and 2 Apache Reservations. They survived despite all the actions and atrocities that took place to assimilate them since Columbus arrived.  Today, New Mexico's culture, tradition and economy continues to benefit from their presence. On this day, New Mexico pays tribute to their lands, their comm...

Meet Awesome Cloud. In Santa Fe, NM when clouds come over the mountains, they have a different story to tell. This cloud appeared over the Sangre de Cristo Mountain range on a day in late July. It was not a typical cloud by any means. It was a cloud created by the movement of the Hermits Peak & Calf Canyon fire still burning far to the east of Santa Fe. Two weeks ago, fire crews were still cleaning up the land and northern New Mexico communities damaged and in some places destroyed. Three days ago, the U.S. Senate passed a spending bill that included 2.5B for the Hermits Peak & Calf Canyon Fire victims. Hopefully it will quickly pass the House of Representatives so President Biden will sign it into law. Over 300,000 acres were burned when the U.S. Forest Service began a prescribed burn ...

The Santa Fe City and County home inventory remains LOW at 373 properties but with a slight increase from 317 properties a year ago. The median sales prices between Sept 23 - Sept 29, 2021 is what it is at $680,000 from ($575,000) a year ago but with a drop of only 31 home sales (from 47) from a year ago in both the city and county. There is still steady buyer demand due to our Santa Fe, New Mexico destination. At the same time, you will see fluctuation and changes within the Seller market due to Low Inventory and now rising mortgage rates. Next is the by area detail snapshot with number of homes sold and median price.[Note Black color means Increase and Red color means decrease from a year ago.] Northeast City - 1 sold -    $1,100,000 median price  Southeast City - 5 sold -   $680,000 ...

Meet "Arroyo" and Arroyo Barranca! In Santa Fe, New Mexico an "Arroyo" is a dry rivulet or small stream. Most of the year our Arroyos are dry, except during Monsoons of July to August, our rainy season, when the water transforms them into a running drainage channels.  Santa Fe's nearly 20 arroyos have fed the Santa Fe river for over 400 years to keep it flowing. The Santa Fe Watershed is beyond important to Santa Fe's water heath. This short video from the Santa Fe Watershed Association will give you an overview and show you how you can help keep our rain water here and let it filter into our aquifers.   The map below shows you the Arroyo Barranca location. It is approximately 2 miles, running north to south through almost the center of the northside foothills of the private Vista Encand...

Our Lady of Guadalupe is a powerful symbol of faith and Mexican and Mexican American identity and heritage in Santa Fe today. Often her image outside of the Catholic faith is connected to motherhood, social justice and feminism and the poor. In Santa Fe, her image is everywhere and on everything and holds a special significance going back to 1531 when the Virgin Mary was said to have appeared to an indigenous Mexican, in the last of her several apparitions. This framed image has been in my home her for several decades. I acquired her after I photographed a wedding (pre-real estate) when we arrived in Santa Fe  from Capitol Hill in DC. This past year, I decided to take her out into the community that respects and celebrates her presence...and to see what happens next. Here she is as about...

There’s no denying the housing market is undergoing a SHIFT this season as buyer demand slows and the number of homes for sale grows. Actually this gives you some unique benefits when you sell. Here’s a look at the key opportunities you have if you list your house this fall.Opportunity #1: You Have More Options for Your MoveOne of the biggest stories today is the growing supply of homes for sale. Housing inventory has been increasing since the start of the year, primarily because higher mortgage rates helped cool off the peak frenzy of buyer demand. But what you may not realize is, that actually could benefit you.If you’re selling your house to make a move, it means you’ll have more options for your own home search. That gives you an even better chance to find a home that checks all of ...
