Ever wanted to be the trend-setter for a term? Not necessarily the creator of the thing itself but the term associated with it? Introducing Mike Kotler - Neologist of the term "NEHO" an abbreviation of Northeast HobokenJust like Seattle has SODO, New York has SOHO, LA has EaHO, Hoboken now has NEHOBut why, and what is it? NEHO, short for Northeast Hoboken, designates a distinctive neighborhood within the northeastern part of Hoboken. Originating from the innovative thinking of Hoboken Realtor Michael Kotler, NEHO serves as a convenient label for a collection of condominium buildings that garner strong interest from potential residents. Unlike most of the country, Hudson County NJ has not been a white hot seller's market throughout the pandemic. The weakened demand to be in New York City has trickled over to us across the river. Things are picking up, though. According to hudsonrivercondos.com market report, in March, condo inventory in both Hoboken and Jersey City was down and the pace of sales increased. The absorption rate was sharply lower in Jersey City and slightly lower in Hoboken. Condos in Jersey City even commanded 100% of the asking price on average. So, although our market is not on fire. Things are certainly heating up!

Over the past 15 - 20 years, Downtown Jersey City has seen a boom in luxury condominium construction. With the rise of many new buildings came a subsequent rise in condo prices.   Is a 20% down payment the standard for first time home buyers in Union City NJ?A 20% down payment is anything but standard. Making a smaller down payment does involve some form of mortgage insurance (MI) but not with some program. This is a fee that may be paid to limit the lender's risk when there is a lower down payment when buying your mortgage insurance (MI).Our loans are available with as little as 3.5% down payment. The cost of the mortgage insurance maybe paid by the bank depending on the borrower's credit score and location. Borrowers with lower credit scores may be better off with an FHA loan. The disadvantage is that the borrower cannot cancel the MI for an FHA loan. The only way to get out of it is by refinancing into a conventional loan.It is never a good idea to take up t...

{This post was written by Miranda Barell, Giordano Group staff member}Best Place to get ice cream; Torico in Jersey City or Angel's Recipe Ice Cream Roll in Hoboken? This battle of ice cream places is based on 6 factors: presentation of ice cream, wait time in line, friendliness of staff, overall atmosphere, options and taste.   Torico Torico was established in 1968, and has been on First and Erie St in Jersey City ever since. It is a staple to the Jersey City community. As a Jersey City resident, I've visited Torico many, many times. For this post, I visited Torico on a Wednesday evening just after 8pm with my husband.  The Order: Chocolate Peanut Butter Ice Cream in a waffle cone, and my husband had Lemon Sorbet in a cup.  Presentation: Torico serves homemade ice cream, which is promin...
