We've all read about the growing number of foreclosed properties out there. According to the Mortgage Bankers Association (MBA), one in 10 borrowers is seriously delinquent on their mortgage, up from one in 16 borrowers a year ago, and one in 33 two years ago. Increasingly, I'm being asked whether or not all these distressed properties are having a negative impact upon existing home values here in Westfield and our surrounding Union County towns. Seller's Market Returns to Westfield NJ Real Estate Scene Buyers are encountering short market times, multiple offers and no overabundance of selection of homes in Westfield NJ's brisk house market. Buyers of new construction, resale homes, affordable homes, relocation homes, starter homes, luxury homes are all a little surprised to discover they are not alone when they settle on the most attractively presented, most sensibly priced homes in this desirable town. Since the first of the year, 59 contracts have been signed on an inventory of just 120 homes.  A sales pace of 30 per month means we have a 4 month supply (or absorption rate, in industry jargon. Our latest figures for the Westfield NJ Real Estate Market report are in. It looks like inventories went way up in the first part of 2009, but leveled out again towards the end of the year. Prices were down between 10 and 25 percent depending upon the neighborhood, but homes in the first time buyer range actually showed signs of going up in price towards the end of the year. I have spoken to several potential sellers in the past few weeks and all of them share one thing in common. They are not happy with the price they can get for their house compared to what they could get just 5 or 6 short months ago. Here in the Cranford, Westfield, Union County NJ area, we saw a 10-15% price drop in a VERY Short period of time from the 4th quarter last year through 1st quarter this year. For sellers who were counting on $500k for their listing before the holidays, when they find out they can get 450k now, it really throws a kink in their plans. There is GOOD NEWS!!! What I have tried to explain to all of them is that if they are also buying in the same area, the seller they are buying from is taking the same hit, or even more of a dollar amount hit if its a higher price...

  Happily, Real Estate activity in Westfield has not screeched to a halt, as shown by the 38 contracts signed since the 1st of the year.  Selling at the current pace, and if no more homes are listed, Westfield would sell out in 8.9 months (absorption rate).  That is down from 12 months last fall, though it took some considerable price positioning to get there, as the chart also shows. Westfield is faring pretty well, because. . .people want to live here! What separates the dozens of houses sold from the multitude of "on-the-markets?"  What makes a seller sincere right now?  The successes are prepared, presented and priced in a truly businesslike way. Here are the raw numbers for Westfield NJ for the 2 month period from December 1 through January 31. Later this week, I will be posting the 4th quarter numbers and comparing that quarter to the 3rd quarter and the 4th quarter from a year ago, so you can see where are market is, and maybe even where it is going. Here is the data for those 2 months: Closed Sales: 19 (this is very low compared to past months) Avg. Sales Price: $785,842 Avg. Final List Price: $828,421 List to Sale Price Ratio: 94.8% (this is as low as I've seen this number in a while, indicating a very sharp decline in home prices in the 4th quarter, like I shared in prior blogs) Avg. Here are the raw numbers for Westfield, NJ Real Estate for the Month Ending October 31, 2008. Average Sales Price: $659,488 Average Days on Market: 48 Average List to Sale Price Ratio: 97% Closed Transactions: 21 The sales activity declined sharply from prior months, as the financial news in September caused buyer activity to also decline sharply due to uncertainty, and a further tightening of the credit market. There were still a good number of closings for the fall, but I anticipate this 4th quarter total to be much less than a year ago. Check back for year over year comparisons, as well as quarterly comparisons, so we can see where we are in the market trends.
