Inventories continue to tighten, giving "legs" to the sellers’ market. After the recent pop up in interest rates, over-selective buyers saw erosion in their buying power. The number of properties sold in 2012 substantially exceeded the prior year in most towns. Homes Sales 2011 v 2012 In and Around Westfield The average selling price remained steady with only slight increases or decreases except for Watchung which posted nearly a 16% increase. Of note, Millburn is the only town with an average price over $1 million, and its average was 9% higher. Waterford posted the largest decline in average selling price, and enjoyed the biggest change in volume, four times as many units were sold in 2012.
