The West Windsor real estate statistics show significant 26% decline in the number of houses listed for June 2008 and 12% decline for the first six months 2008, compared to the same periods in 2007. Sellers of West Windsor homes have been reluctant to put their houses on the market in the wave of the national reports of depressed home prices, credit problems and other economic troubles. Median Prices for Houses Sold in West Windsor NJ, Princeton Township, Princeton Borough, Hopewell Township, Hopewell Borough, Pennington, and Montgomery Township in 2004-20007.The media and the press over the past year have been providing the gloom and doom information about the real estate. Some acknowledge that real estate is local, yet still aggregate it to the national level, which to buyers and sellers in West Windsor has little relevance. What is important for the home buyers and sellers in West Windsor is to understand that real estate is hyper local. Average Price Of Houses and Condos Sold in 2004 – 2007The prices of homes in the West Windsor NJ real estate market is an important issue for the homeowners. It is even more so on the minds of many now, given the economic uncertainties of the effects of the sub prime mortgage fall out and the possible recession. The price of the homes sold is one of the indicators of the real estate market.West Windsor for the period of 2004 - 2007 had a 14% increase in the average sale price. The largest increase occurred in 2005, followed by a smaller increase in 2006, when other towns had already started showing price declines. West Windsor Planning Board Approves New Jewish Community Center  The West Windsor Planning Board approved the construction of a New Jewish Community Center on an 82-acre tract off Clarksville Road. The new community center will include offices, a day camp, multiple athletic fields and facilities, a health and fitness center, 270 parking spaces for visitors and members, and all the other amenities of a full-service, non-denominational community facility.The plan calls for a main 77,000-square-foot building located on the central area of the property, with a smaller 7,000-square-foot building and numerous athletic fields located to the rear. West Windsor Redevelopment Project Update  The West Windsor Township Council and Planning Board held a joint public meeting on September 19 to discuss the redevelopment plan for the 350-acre area surrounding the Princeton Junction Train Station. The meeting, which was the first joint session since last June, showed that the two bodies are still very far apart in their vision for the project. The majority of the Township Council supports a redevelopment plan that includes only additional parking, a Main Street along Route 571, and traffic improvements. They believe any further plans, including a transit village, should be studied at a later date. Future of West Windsor Transit Village Appears Uncertain  At a joint meeting of the West Windsor Council and Planning Board on June 4, Hillier Architecture, the firm hired by the Township to plan a transit village at the Princeton Junction Train Station, said it is considering resigning from the planning process because of the increasingly contentious political climate in West Windsor. The May 8 election produced a new council majority of Councilmen Charles Morgan and William Anklowitz and Councilman-elect George Borek. The winning slate made their opposition to Hillier's plan for 1,000 residential units front and center in their campaign, and its voters responded. Well, it is beginning. Governor Corzine has not even signed the 20 percent tax benefit for homeowners and already a municipality has proposed to raise its property taxes 7.5 percent to $.29 cents per $100 assessed property value. That works out so that a home assessed at $574,800 would pay an extra $115: $1667. Where have these township people been? The Governor is has legislation on his desk that will force municipalities to only raise taxes by no more than four percent. Why create a budget that ignores that? This is the first work session for township officials so perhaps this is the wish list stage for them and serious trimming will occur after other meetings.
