Yesterday, one of my associates brought in a direct mail piece sent by one of the competing brokers in my marketplace. This particular broker is a very small franchise office (less than 10 associates) within one of the big name brands. On the mailer, the broker made the following statement "When it is time to sell, do not pay 5 to 6% of your homes value when you can receive the same high level professional service from a name you can trust for only 3 ½%." They went on to list the services included in their "premier full service plan" and even offered an unconditional service guarantee to prospective clients. An interesting business proposition... I read a short post today from Sham and the thought was to go after listings, be proactive.  In my opinion Pro-Active IS the way to go.  I teach this to new agents and if you look around your market, most agents are re-active...  Look throughout your own office, most people are complaining about the market, most are getting second jobs or getting out of real estate all together.  In this Shifting Market reactive people tend to be scared...  scared people tend to freeze up or make decisions based on fear and fear is NEVER a good place to be in to make decisions for your business.   Looks like the month of July, 2008 shows a sustained recovery for the Princeton Junction real estate market. As you can see from the table below, the average sale price is up over the previous 2 months, the average days on the market is steady with the previous month and bettern than 2 months ago, and the number of months to sell off the current inventory at this pace is a remarkably low 4 months! That's way lower than the state average of 10.5 months!  This is exciting news for the Princeton area and proves that West Windsor continues to lead the real estate recovery in New Jersey!
