Activerain Camp in New York was awesome. What a beautiful day (January 12, 2010) in New York City. The brisk temperature went unnoticed thanks to the hustle bustle and excitement in the air. I departed from the Park and Ride on Route 23 in Wayne New Jersey. Fortunately the bus 324 runs about every 10 minutes at the Wayne Park and Ride and the charge for parking is nominal. In less than 40 minutes I was in the city.  From the bus terminal in NY it was a short walk to the event " Active Rain Camp at the Marriott in Times Square  New York City". With every step I took I could feel increased excitement to know that I had the opportunity to see, meet and listen to some of the most innovated successful people in real estate and pillars of the Active Rain Community. Some of these people are: •...

Just to mention one of the many charitable activities of our schools.  (These are lessons in caring and giving at our Wayne schools.) When is the best time to take outdoor photos? Have you seen exterior shots of properties and wonder why they are even posted on the MLS. Shadows are everywhere or in some areas the sun is bright and you don't know what you are looking at? There is a trick to taking these outdoor photos. Some professionals call it "The Golden Hour". First make sure it is a clear day. Then time your exterior photo shoot for an hour or two before sunset. The indirect sunlight will give your property listing softness so you can see the features clearer. Try it! This is very simple but it may make a big difference in your exterior photos. It is easier to buy what you can see and ... vice versa.

At Wednesday's town council meeting new regulation was approved governing the erecting of wind turbines in Wayne New Jersey. The new ruling will allow turbines only in industrial zones These areas are situated in the southern end of the Township. Is Real estate a good investment?   In today's economic situation the old rules of play are no longer in place. Some business are not doing as well as in past years. People are concerned about the future,  their jobs and those with job security are to be envied by all. Nonetheless, most people are positive and look forward to creating a comfortable nest egg for the retirement years.   How will I build a good retirement income? This process of building a retirement nest egg is done over a period of time, with attention to economic factors, diversification and close study of the financial return of investments.   Should I invest in real estate for retirement? I have heard many financial planners state that diversification will provide a safety net in your portfolio to cushion the ups and ...

Real Estate for Retirement Investing, Ask the experts.   I would like to advise you to consult a retirement investment professional before making a retirement decision.  In my opinion these financial retirement experts appear to be losing proficiency in their subject, especially if we look at our dwindling retirement accounts.    I am not an expert in retirement investing! I am a licensed Wayne New Jersey real estate professional with 20 years of experience. I am fluent in Spanish, graduated college in Spain and have a real estate brokers license. As a mother of four I advocate that Wayne New jersey offers a great school system.   Would you like to know my best retirement advice? In my first years of real estate I attended many educational workshops, one particular speaker gave the audi...

Home Improvement LoanTwo special loans administered through the Federal Housing Administration (FHA) are the Title I and Section 203(k) programs. A Title I loan allows you to borrow up to $25,000 for improvements to a single-family home. These are fixed-rate loans that FHA insures against the risk of default. Loans must be made by an approved Title I lender. The 203(k) program is not as well known, but if you are looking to purchase a fixer-upper, it is a terrific opportunity. It allows home owners to receive a single, long-term, fixed or adjustable rate loan that covers both the acquisition and rehabilitation of the property. To obtain a loan under the 203(k) program, you must use an FHA-approved lending institution. Most mortgage lenders are approved to make loans through this program...
