What the heck is going on?  I don't mean what "they" are telling us on every news channel with thier own slant but what is going on ....really? Maybe the crisis is worse than the news indicates. Or, maybe it isn't nearly as bad as they say. Whether the news is right or not, the real question is: What are you (we) going to do about it? The emphasis is on "ME/YOU!" Depending on what's "between our ears - our BRAIN," it's is either a horrible time to be in Real Estate, or it's a great time. The bottom line is - whether it is horrible or great is...ULTIMATELY up to us, individually, not the news. In every crisis, there is OPPORTUNITY waiting to be born. Despite the negative news, the world isn't going to stop spinning. The sun is going to rise in the East tomorrow, and another day "will" u...

THE SMART WAY TO LOOK AT HOME IMPROVEMENTS                  What home improvements really pay off when the time comes to sell your house?           That's an important question for any homeowner contemplating moving or remodeling.  And the only possible answer is a somewhat complicated one.           That answer starts with the fact that really major improvements - room additions, total replacements of kitchens and baths, etc., -- rarely pay off fully in the near term.  It ends with the fact that small and relatively inexpensive changes can pay off in a big way in making your home attractive to buyers if your decision is to move now. It's a simple fact, consistently confirmed across America over a very long period of time, that even the most appropriate major improvements are unlikely t...

Below is the 3rd Quarter Real Estate activity (6/15/2008-9/16/2008) as reported through Garden State Multiple Listing Service. The information includes list and sale prices of single family homes in Wanaque Township including (Southern) Haskell, Wanaque. I found it very interesting that there was not one expired listing in the 1st 16 days of September. I guess our wonderful town is doing pretty darn good in this "down" market.     Address List Price Style RM BR TBT Gar BSMT Sold Price DOM 22 GROVE ST*  $244,900 Colonial  6  2  1.1  0  Yes  $ 22  4 HENRY PL*  $249,700 Bungalow, Ranch  6  2  1  0  Yes  $ 38  6 ROGER AVE*  $287,000 Cape Cod, Cottage  6  2  1  0  Yes  $ 110  54 BERGEN AVENUE  $289,900 Cape Cod  6  4  1  0  Yes  $ 199  29 Morningside Pl.  $299,900 Colonial  6  3  1  0  Yes  ...

The History of the Parish Saint Francis of Assisi Church and grammar school are located in the Haskell section of Wanaque. Here is a brief history as written on the web site:         Saint Francis of Assisi Parish is a wonderful blend of hundreds of families. We share an active parish life: we worship together; our children attend our school; we reach out to each other and to our community through our many ministries, organizations, and activities. While many of our families have belonged to the parish for several generations, others are relatively new. Our parish family continues to grow. How did our parish get its name? When was our parish formed?  Who answered the call to form the mission, and then the parish, of Saint Francis of Assisi? Who were the families who made up the mission, ...

I felt the urge to share this somewhat of an epiphany I experienced yesterday. I recieved a follow-up service call from my car dealership where I bought my Dodge Charger this past April (Candy Apple red...loving it!). The gentlemen in the service department have always been very easy to deal with and make it extremely convenient to get my car serviced as scheduled. As a matter of fact, I dropped it off for service when I went on a long week-end get-away to sunny Hallandale Beach, Florida and not only did I get a ride back to my house but they had my car in my driveway when I returned...Now that's service!I did fill out the short survey when I recieved it to praise them and report my satisfaction and always try to express my appreciation while I am there.Yesterday however, I recieved a c...

HASSLE-FREE HOMEBUYINGPerhaps you'd like to take advantage of today's great buyer's market in housing but feel a little intimidated by everything that's involved.          You know the routine: finding the right locale and the right house; negotiating an agreement; putting together a down payment; and selecting the best mortgage available.          There are two things you can do to make every step run smoothly.  The first is to select a really professional agent who knows the real estate business, knows your local market, has both a solid reputation for integrity and a solid record of success, and clearly is eager to respond to your needs.          The second is to make you agent your teammate in the literal sense of the word, using teamwork to be sure that the house you ultimately buy...

How Much House Can You Really Afford? Chances are, you've heard it before: Start your search for your next home with a clear idea of how much you can afford to spend. But how do you figure that out? Here are some guidelines:   I learned in the very beginning of my wonderful Real Estate career to use the 28/36 method of qualifying buyers. The monthly payment cannot exceed 28% of your monthly income, and the total of all debt payments is limited to 36% of income. Not everyone can afford the largest home they qualify for. You need to look carefully at your expenses and lifestyle to see whether you can and are willing to pay the maximum month after month. Families with high medical expenses, auto repair bills or educational costs, for example, may decide to take out a smaller mortgage rather...

Maybe you're moving to a larger home to accommodate a growing family, relocating for a new career opportunity, or purchasing a townhouse for retirement.  Whatever the reason for the move, you'll need to take the necessary steps to sell your home for the best possible price, within a reasonable amount of time.  Where do you begin?            If you're like most people, you'll start by seeking assistance from a professional.  A local real estate sales associate, who knows your neighborhood, can help you determine a fair market price.  The sales associate should also recommend the extent to which you should make repairs or improvements to your house.            In order to select a real estate professional who's right for you, ask family, friends and neighbors for referrals.  At...

I doubt I will ever proclaim to be anywhere near computer savvy enough to be called a techy (sp?) but once in awhile I think I come up with something useful but not well known out there in this quickly expanding world of computer technology.I'm not sure this even falls into that category. Although our office, Century 21 Crest Real Estate was one of the first to have a web site and I have been fortunate enough to have a very computer literate manager (AKA wonderful sister, Marie Episale) who constantly keeps on keeping us on, I am still very much novice at all of this.I was IM ing (yes, I know how to do that even I don't know how to write it out ) with my 11 year old niece this morning and she wrote this to me..Hey Aunt Tere, do you know how to do this? ¿ or ° or any of these...  ¤ ¶  º ...

Happy March...I love March! Its probably my favorite month of the year. I grew up in Haskell (Wanaque), I live in Kinnelon, and my office, Century 21 Crest Real Estate is in Pompton Plains. All are located in North Jersey where we have quite the reputation for cold winter weather. In my opinion, in this area, we get to experience the most wonderful changes in all of the four seasons. Beautiful white fluffy snow falling while sitting in front of a warm and comforting fireplace in the winter. Endless views of beautiful mountains and lakes and the wonderful aroma of spring. Great everything in the summer! And the most amazing colors of change during the days of autumn.March to me is like a Wednesday is to those of you who have heard of the term "hump day". On the other side of it (the month...

I don't know about everyone else but every once in awhile I seem to avoid either my desk at the office or my desk at home. It usually coincides with the fact that the accumulation of relentless paperwork that I acquire on a daily basis gets shoved from one small pile into another larger one until I have so many piles that when I decide I MUST organize and I don't know where to start IE: CMA reports, copies of listings, mortgage propaganda, inter office memos, old files..............HELP! I have decided to commit myself to learning better filing skills using Outlook or Top Producer or both for contact information, but as I was searching for some tips via the Internet, I came across the following which I thought was also valuable information for de-cluttering in general.P.S. I would app...

HASKELL located on the Borough of WANAQUE has a beautiful new "Main Street". The new attraction on Ringwood Avenue is Haskell Towne Centre, a three-story commercial and office complex that seemed to rise in just one summer where a row of deteriorating storefronts was demolished.Like many communities in the region including Little Falls and Pompton Lakes, Wanaque is looking to market a distinctive "downtown" look to revitalize the business community and entice locals, commuters and passers-by to stop and shop locally. The block long building just north of the Doty Road intersection is one of the best things that has happened to Wanaque.Among tenants already occupying are A&P Wine & Spirits; a Krauszer's convenience store; a Dollar Store; a medical group; a physical therapist; a health cl...

In a previous article I wrote about my consistent first time home buyer experiences as a full-time agent at Century 21 Crest Real Estate since 1987. One of the things I mentioned that is covered during our initial meeting to discuss the home buying process is the importance of narrowing down towns, amenities and house style. I would like to address the house styles.    Styles of houses vary across the country.  From the New England Cape Cod to the Victorians of San Francisco, the choices are almost endless.  Knowing which style you prefer is one of the basic elements in your hunt for the perfect home.          Following is a quick guide to help you recognize and use the professional terms for many of the most prevalent house styles:•·        Ranch:  these long, low houses rank among the...
