Ok so here it is the most up to date stats on our market. We looked at the activity from 1/1/2010 to 5/3/2010, and did the same for a year ago. Both time-frames are the same except 1 year apart. Ok, so what do you think? Are the numbers higher or lower? Well read on to find out. There are currently 495 homes listed for sale. 86 Properties are under contract. 103 Have SOLD. Now 1 year ago 107 homes were sold up to this point. We are currently experiencing about a 5 to 1 ratio of listings to sales. Not too bad. You could be next with the right marketing and exposure. HUD has updated their list of homes available to purchase. You can view the current inventory of available HUD homes in the Southern NJ counties of Camden, Atlantic, Burlington, Gloucester, and Cumberland**. These properties are bank/lender foreclosures that HUD has acquired; HUD does NOT foreclose on properties. Please note that the priority of Owner Occupant means that the properties are not yet available to investors but are only available to purchasers planning on occupying the property (signed affidavit will be required). When the priority shows All Bidders, the properties are available to owner occupant purchasers and investors. All bidders need to be pre-approved if mortgage financing is to be used. FHA financing is usually the best for home buyers. Call me if you need a referral...

Whether you are buying a new home or selling your current home, you need to have a real estate professional that knows the market. Forget about the "legends" that are only looking to get you to sign a listing agreement so that they can put their sign on your property. After that, you'll probably never hear from them. They don't care, they work the numbers game...if they get enough listings some of them will sell and then they'll make money. If yours doesn't sell. so what. They have others that will. The "legends" are those that would have you believe that they are the ONLY ones that actually know what is going on in the market. That all other agents are just in their way. That the whole purpose of your home's listing is for them to look good. Don't waste your time with them. They only k...

Thanks to President Obama's ambitious plan to improve the housing market, being on the list of foreclosures in Sicklerville doesn't necessarily mean that foreclosure is inevitable.  You have options, and the President's loan modification program makes keeping your home even more possible.   Overview of the Plan The President's plan to reduce foreclosures in Sicklerville is based on the thought that struggling homeowners wouldn't sell their houses if they could only make the monthly payments.  Due to this belief, participating lenders are required to reduce monthly payments for homeowners who qualify until they're no more than 38% of the homeowner's monthly gross income.  After that, the government lends a helping hand.  Between the lender and the government, the mortgage payments would ...

Boats, jet skis, ATVs and recreational vehicles are exciting modes of transportation. They provide a great means of escape on weekends and vacations, but ownership of these comes with some risks. While all recreational-type vehicles can be protected by the same basic coverages, each one has its own special requirements and restrictions. Basic Coverages At a minimum, boats, jet skis, ATVs and recreational vehicles need "liability" and "comprehensive" insurance coverage. Liability protects you if your vehicle injures someone or damages someone else's property, and comprehensive insurance protects your property in case of vandalism, damage or destruction caused by theft or fire. Depending on the age and value of your investment, you may want to purchase collision insurance, which provides...

If you're looking for the right price to list your Sicklerville home for sale, you may need to call on a real estate professional.  Pricing your home to sell in this buyer's market is part research and part experience. You don't want to overprice your Sicklerville home for sale because you don't want it to sit on the market week after week.  A home that is priced too high for the area will not attract as many buyers as a more reasonably priced home.  If you price your home below market value, you're likely to receive several offers that will drive the sale price up, so you don't have to worry about getting less money for your home than it's worth. A good way to get an idea of the current value of your home is to get the sale prices of homes that have recently sold in your area.  Your re...

Have you ever walked into one of the Sicklerville homes for sale (or any home for sale) and looked down to see stained carpet or flooring?  It brings a little thought of "ew" sometimes, doesn't it?  Imagine if you were a buyer looking at the same floor.  Home Sellers take heed: The right type of flooring and flooring that is well taken care of, can make a big difference to buyers.  If your floor brings on the "ew" thought, here are a few fixes to help make sure your home sells:  Does your home have hardwood floors? You're in luck.  Buyers love hardwood floors and some will actually pay extra to get them.  In fact, it could be that final selling point.  If your hardwood floors are covered by carpet, painted over or showing anything but the natural wood grain, it's time for an overhaul.  ...

There's a lot of competition in the current market for Sicklerville homes for sale.  If you're thinking about adding your home to the list, this checklist is for you.  #1.  Set your goals.  What do you expect from your sale?  Do you just want to get rid of the home, or do you want the highest price possible?  Will you be ready if a buyer wants to close quickly?  The answers to these questions factor into how much time it takes for a house to come off the market.  #2.  Decide whether to use an agent or not.  Although many Sicklerville homes for sale go faster and at better prices with a real estate agent, it's still possible to get a decent price doing it yourself.  If you decide to use an agent, get recommendations from family members and friends who had a good experience with their Rea...

If you're looking to get a good deal by buying one of the Sicklerville foreclosures, keep in mind that many of the homeowners not only didn't have money for the mortgage, they probably didn't have money for the upkeep of the house either.  If you've found a home you're interested in, here's a short checklist to follow even before you decide to contact a home inspector.   Structure For some Sicklerville foreclosures, structure is a definite issue.  Pay close attention to the following, as they may indicate more severe problems:  Are the interior walls in good condition?  Any cracks and stains? Are the floors in good condition?  What are they made of?  Some floors are made of substandard materials, unsafe for more than casual use.Is the roof in good repair or are there missing/curled up sh...

For Sale By Owner is just as it sounds, a homeowner trying to sell their home without the assistance of a REALTOR. Can you do this, sure! Do they actually get their house sold, sure! Is it typical? No. About 80% of FSBO's end up listing their homes with a Professional REALTOR anyway. And here's why. Home owners do not have the time to make appointments during the day or during normal business hours. How does the home owner know if the potential buyers can qualify to purchase their home? Home owners are not normally aware of the legal documentation that nees to accompany a sales contract. How does one pick a Title Company, and who is suppose to pay their fees? What recourse does the home owner have if the buyer backs out of the contract? Can the home owner sell their home for market pric...

One thing that I did not mention during the reviewing the offers portion of the series is the issue of inspections.  When I am representing a seller of a short sale, I typically advise them to allow inspections, but for them to be for information purposes only for the buyer.  I do not want my seller to be obligated to make any repairs whether they are at the buyers request or the lenders.  This is because most of the time, my clients are already having a financial hardship, and it doesn't make sense for them to have to come up with cash to sell their home. It is very important to make sure that all of this is discussed up front with the buyers, this will prevent most problems that may arise.  Of course there is always the possibility that something serious will be uncovered, and the sal...
