Every January I start receiving calls from tenants looking to book a property for a weekend in March. The reason? Slippery Band at The Ocean Drive. Slippery Band plays an annual show at The OD, you can catch them THIS Saturday, March 15th at 9 pm. I recently caught up with Chris Noon of Stone Groove Productions and Slippery Band, who was nice enough to answer a few questions. 1. Tell me a little about your company Stone Groove Productions. Stone Groove is a music management company founded in 1993 & based in the Philly area representing bands & musicians - both original music & nightclub/cover bands. Our goal is to build long careers and relationships with the artists we represent - our motto is "musicians for musicians". 2. You also manage & perform with Slippery Band. How would you de...

Jen A. Miller, author and blogger, recently interviewed me for the "Down The Shore With" series on her blog. You can read it here.Jen previously interviewed Zoey Castelino, an author, blogger and Sea Isle native that I'm a big fan of. It was an honor to be asked, I think I may have said "Yes!" while pumping my fist in the air when I received Jen's email. She's also interviewed many other authors with NJ related books, a photographer, and local business owners so I'm in great company. It was a lot of fun, and we got to cover some interesting things about Sea Isle and the real estate market. You may remember Jen's name from this post. Her book is now available for pre-order, and amazon is offering a 5% discount on pre-orders, as if you needed another reason to buy it.Special thanks to Jen fo...

We've taken a few calls from rental property owners about the letters they've received from the city informing them that their property is scheduled for an inspection. I contacted the construction office to determine exactly what the inspections will entail. The state requires that the city inspect rental properties every few years to determine that the home is safe to rent. The inspections will be done by the building inspector, who will pick up your property key from your rental agent on the day before inspection. The building inspector will be inspecting as many properties as humanly possible prior to the beginning of the rental season. The questionnaire that owners filled out when applying for their rental mercantile license will be used as the basis for the inspection. If you would l...

There are a lot of factors that tenants consider when renting a home, including amenities, location, bed sizes, property layout, and other intangible qualities, such as the feeling they get when they enter the home. As a homeowner, it's impossible to win over every family every time they're looking for a summer rental. We do hear from tenants, over and over again, that there is one factor that helps them choose the home they want to rent, and it's something that every single homeowner has control over.Cleanliness. It's really that simple.Taking the time to make sure the home is clean, both during the off-season when tenants are looking for rentals and during the rental season, is the most effective way to get AND keep your tenants. In a future blog we'll talk about tips to clean your home...
