Scotch Plains, NJ Market UpdateFebruary,  2014 The year started off strong for the real esate market in Scotch Plains, NJ.  New listings were up 50% in January over December, 2013.  While this is not uncommon as the cyclical nature of home sales usually has new listings slow down during the December holiday season. More telling however, is that the available inventory is down slightly both from December and year-over-year.  Additionally, the absorption rate (how long it would take for all of the inventory to sell if nothing new came on the market) is down from January, 2013 and stable from last month, at 3.8 months.  A six-months supply is deemed a "normal" market, and 3.8 months does lean toward a Seller's Market. This indication is further bourne out by the median sales price of home...
