Redevelopment Plans Take Front and Center in Washington Twp. and West Windsor Twp. Council Elections  On May 8, two nonpartisan council elections were decided in Mercer municipalities with major redevelopment issues-Washington and West Windsor townships. In Washington Township, the election was regarded as a referendum on the current administration with the overwhelming victory of incumbent David Boyne (790 votes), Chris Ciaccio (845 votes), and Timothy McGough (765 votes). All three candidates had been supported by Mayor David Fried, and will now serve a four-year term beginning July 1.   I am a huge baseball fan. Both of my boys play baseball on various teams. My high school son on his school team plus American legion ball in the summer. My older boy pitches for his college team along with a summer college team. So whenever I hear a good baseball joke I love to pass it on. Just heard this one this week, hope you like it !!! Two 90-year-old men, Moe and Joe, have been friends all of their lives.  When it's clear that Joe is dying, Moe visits him every day. One day Moe says, "Joe, we both loved baseball all our lives, and we played minor league ball together for so many years. Please do me one favor. When you get to Heaven, somehow you must let me know if there's base- ball up there."  Joe looks up at Moe from his death bed," Moe, you've been my best friend for many years....

New Commercial Development Becomes a Possibility on South Side of Town Center in Washington Township  On April 10, Washington Township Mayor David Fried announced that the Township has signed a letter of intent to purchase a 72-acre parcel of land known as Kushner tract on the south side of Town Center. The deal could eliminate 267 previously approved housing units from being built on that property, allowing township officials to eventually rezone the property for commercial uses or age-restricted housing. The Kushner tract - the largest of the three projects that make up the long-delayed south side of Town Center - is currently approved for 83 single-family homes, 72 townhouses, 38 duplexes, 46 condominiums and 28 apartments.     Ok, Ok we all no that the market has changed, but the sky isn't falling either. The marketplace has already made MOST of it's adjustments and the agents,  for the most part,  have adjusted. The buyers have adjusted more, hence some real low-ball offers. But have the sellers fully adjusted to the new reality of the marketplace ?       I always like to look at the numbers of the marketplace because they don't lie. When speaking with owners it's imperative to always bring up the changing D.O.M .  Most seller's  will  ,of course say ,"what's that?'      DOM of course is "days on market"  Today listings are no longer on fire as they were from March 2003 until about February 2006...  I just recently did an updated study of days on market (DOM) for my town of Robbinsville ,NJ. These statis...

IntroductionThis brochure was developed to assist taxpayers in properly preparing for tax appeal hearings. The brochure includes general information derived from the New Jersey laws which govern tax appeals: Administrative Code Title 18:12 and New Jersey Statutes Title 54:3 et seq and 54:3 et seq.The Mercer County Board of Taxation recognizes the appeal process is a complex procedure. This brochure was developed as an aid to the property owner, but it should not be considered as an all inclusive guide. Most importantly, it is essential a taxpayer understand and MUST prove an assessment is unreasonable, compared to a market value standard.Your current assessment is by law assumed to be correct! You must overcome this presumption of correctness to gain an assessment reduction. What is the...
