What do you say to your client when they learn that the house down the street just went under contract to a buyer who had also looked at their home? Sometimes sellers forget that a number of weeks/months ago, when the Listing Agreement was signed, you advised them to respect the information that was presented as part of the Comparative Market Analysis(CMA) and price their home accordingly. And sometimes sellers forget that they decided to ignore the recent sales information and opted to offer their home at the price that their next door neighbor got back in 2007 - "not for nothin' but I have an inground pool" so I should be able to sell my house for more. Sure location and amenities all have a price tag but the main thing that contributes to the sale of a home, in any market, is the pri...

The saga has finally ended. The SAFE Loan Originators National mortgage exam is finally behind me. After having to re-study twice as a result of two test cancellations due to snow, it is over. I went to the Pearson testing center in Princeton NJ. As an FYI, you can get there early and just begin your test. No need to wait until your scheduled appointment time. Now, on to all of the state exams for every state in which I want to be licensed. For those who have not taken the national test, focus on part 1 and 4 in your study guides. If you are moving onto the state exams, these may actually be a lot harder. I saw a practice exam that was absolutely ridiculous. Best of luck to the rest of you who still have to take the exam. Named after a New Zealand expression that translates to "daring and brave," Black Grace continues to unfold founder and director Neil Ieremia's dynamic, bold vision, blending athleticism with innovation onstage. The company's McCarter Theatre program will include the signature work Minoi, showcasing Samoan slap dancing and singing; Surface, which traces the masculine traditions of the Samoan culture; and a new work entitled Gathering Chords. There seems to be a growth in the House Sitter profession in light of the length of time it takes to sell property these days.  The media is circulating stories about squatters and/or homeless people setting up residence in vacant houses as well as vacant Staged homes being burglarized. House sitting is an interesting and troublesome concept from the Real Estate Agent's perspective because (1) at what point should an Agent bring up the subject of using a House Sitter; (2) how should an Agent or homeowner go about finding a reputable House Sitter; (3) what will the Agent's liability be in participating in the selection of a House Sitter; and (4) who should prepare the House Sitting agreement?
